This delivery system provides reliable, round-the-clock online access to all governing documents, such as resale packages, and other data for lenders, title/escrow companies, real estate agents and homeowners is need of information.
To earn the PCAM(R) designation, Mr. Stains successfully completed a rigorous case study program. The PCAM(R) is the highest professional recognition available nationwide to managers who specialize in community association management.

Property Management People, Inc., (PMP) headquartered in Frederick with offices in Gaithersburg, Leesburg, Virginia and Kearneysville, West Virginia, specializes in the management of homeowner and community associations.
PMP has provided management services for several of my rental properties over the last several years. During that time, I have found that PMP is staffed by only the best professional and responsive property staff, who has managed my properties in an extraordinarily satisfactory and worry-free manner.
PMP's Rental Division manages over 400 single family homes, townhomes, condominiums and apartments. Rose Thomas started PMP 40 years ago, with a handful of clients, determined to be the best property management company in Frederick. And though we've grown a lot, PMP is still dedicated to giving every client the same excellent service.

This is the most horrible Company I have ever dealt with. I have been calling since 2019 for them to contact the county about dead branches on trees that are not on our property, but are on the counties property and tried to tell them that eventually damage would be done to our property if it wasn't taken care of they ignored us for over 2 and a half years and sure enough one of the branches fell and broke my solar bird bath that cost me $105 dollars and damaged our Azealia Bush as well. When I called I got the run around and was transferred to people who weren't in and when I tried to leave a

Wish I could rate a 0/5 stars. I highly suggest you do not rent from this company, I would also highly suggest to not allow this company to be in charge of your property. PMP is extremely unprofessional, has no sense of urgency, and truly makes it clear they do not care about their renters.

Absolutely horrible experience working with these people. Renters beware. They will take advantage of you as much as they possibly can. Renting a house should be a deal breaker if you have to work with PMP. Would give 0 stars if possible. Terrible company.

Beyond dissatisfied with our choice of developer, Marrick Homes. Adding insult to injury is the epitome of pathetic service— their appointed property management representation, PMP. Our *new* community boasts unflattering communal grounds overrun with weeds & litter. Additionally, While discovering failures in our own home, drainage issues, foundation issues, overrall poor construction.. we’ve encountered more inexplicable revelations in neighboring new homes. So many other choices with Property Management. Had to take a neighborhood vote to see if pool can open even though the county said all pools could open! Was charged homeowners fee for pool services despite being shut down all of 2020.

Do not hire these people to manage your property unless you love excessive fees. They will charge the standard monthly percentage, then charge 10% for repairs above $500. My fault for not catching it in the agreement, but I was furious at getting charged hundreds of dollars to coordinate a contractor after I paid them for years to do nothing but collect a rent check month after month. Greedy is an understatement.

You pretty much only get help and service from their hoa if you are in a newer community. We sold our home from a newer community and are now in an older community and ironically have the same property manager. She’s useless. I’ll be nice enough to not leave her name here but I think it speaks volumes that socioeconomics plays a huge role in who gets catered to and who doesn’t. We have constant issues in our neighborhood that we have reached out about. Not one single email was responded back. Instead we get useless letters in the mail that address no actual issues our neighborhood is currently

If I could leave a negative star review, I would. I'm renting a unit managed by PMP and they emailed us stating the residents before us hadn't been charged any sewer fees and they tacked it on our rent and expect us to pay it in full. Now they're dodging our calls and emails and won't return any communications. Everyone is on an eternal lunch break at their office, you'll never get hold of anyone.
PMP also has an extremely unsavory, and frankly seems illegal, method for security deposit. If you leave and your roommates stay, PMP won't give you any deposit money back, your roommates are expected

I have been very unimpressed with PMP. Each time I have had to reach out to them they have been unprofessional and unhelpful. I have only reached out to them to get them to correct mistakes they made. They misplaced a HOA payment I made and then sent me an invoice for a late fee, even though they received the payment from me on time. Another time they didn't send me my HOA bill for the year so I called to ask for it. They said I didn't get my bill because of a glitch in the system and they would email it to me. By the time I got the bill it was due in two days. Normally I wouldn't mind but they
