It is important to understand that JWC does not own your rental property. JWC is a Property Management Company. We manage your rental property for the owner of the property. The owner of your rental property has hired us (JWC) to manage the property. When there is a maintenance or repair request by a tenant, JWC must consult the owner of the property before any action is taken to resolve the request.
The tenant must provide JWC with a written notice of surrender of the leased premises no less than 30 days prior to the expiration date of the lease. Failure to give the minimum 30 days written notice will make the tenant responsible for the payment in full of the following months rent under the terms of the lease.

Ive Been renting from JWC for 7 years .Rent goes up every year and if you try to go month to month after your lease is up they charge an additional 200 dollars each month, to force you to sign another lease or move out..

Im really shocked at a lot of these reviews. ive been renting from the for 2 years now. everyone in the office is great and very professional. they are very linient when it comes to payments due to like emergencies. the only problem i have, which is not a big deal to me is that they should come out and mow the lawn more often. i live in a 4plex btw, other than that, JWC is great and i highly reccomend for renting!

This is a very good real estate management company, probably the best I have had the opportunity to work with in the past 10 years.

As a landlord I appreciate they rapid response, how quickly they are able to rent properties and deal with maintenance concerns.

I see most negative reviews come from tenants that complain about different issues and sometimes don't understand how costly it is to maintain a property and fix all the damages that renters cause.

Of course, I can only see one side of the business (as a property owner). That said, I highly recommend this company to manage properties

So I have some friends who are renting through this company and are essentially being denied the ability to keep their dog, a german shepherd, as an Emotional Support Animal (ESA). That is extremely unacceptable, they are being discriminated against for their medical issues and are harassing them endlessly about a psychologist not being a real doctor though they had been practicing with licensure and certifications needed for Texas for at least the last 5 years. Again this is completely unacceptable and they should be scrutinized for the way they treat their customers.

I rent an apartment upstairs at 301 Liberty St Killeen Texas 76543.
I have a two years old daughter and 7 years old son.
I have a neighbor downstairs he complains and knocking my apartment door 9 times in 4 hours period because my daughter makes noise from 9 am to 1 pm. I go to bed at 8 pm but my neighbor downstairs stars hitting his ceiling at 7 pm. He complains with the noise but the noise he makes when he hit his ceiling that’s not gives him a HEADACHE. I am not impressed with JWC right now. One of my tenants has been owing me $50.00 for awhile now. JWC keeps saying they are in the process of getting the money, but nothing has happened. When I called JWC they said they cannot apply late fees because it is under a $100.00. Also when a tenant puts a work order in JWC doesn't even go to the property to check what is wrong before they submit work order. Also JWC picks the most expensive contractor. I usually find my own contractor. JWC is suppose to be on my side and manage my property and prevent the tenants from tearing up or damaging my property

My girlfriend lived in one of these rentals. I know to give this organization one star because of they way they treat their tenants once they are leaving. They force you to pay for a cleaning service and have proof that the service was done. And then, they charge you an extra $250 from your deposit for another cleaning service. Further, they charged $140 more dollars for a mowing and bush trimming service. I fail to see the necessity for this service during winter when the grass hardly grows and the bushes stay the same. I guarantee that service was not done and the charge was just an extra way

AWFUL EXPERIENCE. This "company" falsely charged for a lease being broken even though military deployment orders were sent as directed. They also charged for incorrect maintenance fees that were supposed to be taken care of during the time residing there, but no one ever showed up. We also have every single email saved including the pictures from maintenance requests, and responses from these employees. Since we didn't have a current address on file and my husband was deployed overseas, these FALSE charges were reported to a collection agency in turn was also reported to my husbands

TRUST THE REVIEWS! This is not a good place to rent from ! Information to the tenant is scarce and you only find out when you have a payment. This establishment is horrible for renters! Nothing is covered. You even have to pay for maintenance and services if they sent someone out. And it is not treated as priority to the renter. Property is rented as is, and they do not go through to make sure everything is working, so if later down the line you are encountered with a issue, just be prepared to come out of pocket.

I rented with JWC for 2 and a half years while in Killeen. I really didn't have any issues with the company or the staff. The work orders I did submit were followed up with in a fast manner depending on the severity of the problem. The only thing I didn't like was the 40 dollar fee to pay rent online and I'm pretty sure they were switching to mostly online payments. You would think with the amount of people that rent from them that online payment service would come down a little more. Other than that I didn't have any problems and would probably rent through them if I moved back to the area.

I have been renting from JWC for 14 years, lived in 4 places and at the end I have made everything completely clean, I have always got my deposit in full... this time I spent 2 weeks cleaning (after 4 & a half years) repainted, left extra light bulbs on the counter and a new filter, and they want to take $500 from my deposit. I would have said things were good but now they are lying about stuff to keep my deposit. The place was dirty when we moved in and they locked me out of the portal prior to turning in the keys and receipts. Sad day when they cheat the people who rented and we’re good tenants

My only payment option was a money order after my bank account was hacked. I called to find another online option because I am covid positive. I was told to come to the drive thru window for JWC but that I still need to go out in public and risk those around me at the store because there is no other option. This puts people around me at risk, as I am the only adult in our house. That didn't bother them a bit.

Jim Wright Company is a poor excuse for a "reputable rental company." As I add to the list of extensive bad reviews, I would take whatever rebuttal or response they have with a grain of salt. Our home owner was selling our property at the end of our lease and we opted out of purchasing the property/home. Upon moving out, we had our house professionally cleaned by the same individuals that clean for JWC. When it comes to maintenance request they are known for dragging there feet and prolonging the process. They’re homes a fairly okay but they have terrible customer service which is something I look at before spending my money jwc might not ever have me a client again do to the lack of empathy.

Worst company to work with. Sad this company owns majority of these rentals in this area. They made our experience to look for a home stressful for no reason. They are not organized at all from outdated websites, prices, information and old pictures that dont match their horrible homes in person. We are not desperate enough to move into their unfinished and late move in dates. Not Military friendly. If they'd focused more about managing a business than having white power pride then maybe they deserve this one star.

I could of been a potential customer. Called to check availability of a rental & right off the bat the lady in the other line was super rude and was like "well the house just became available today you don't need to set an appointment just pick up the key before 4pm" I did not feel comfortable with her tone, so I check their reviews to make sure I wasn't making a mistake trying to give them my business and my instincts were confirmed I will be taking my business elsewhere. This property management company is deplorable. With the exception of a few ladies, everyone is extremely rude (one actually THREW my money in my face and threatened to throw me out once ).

Not full disclose all Information about rental properties. Their "new" build have absolutely NO fiber optics or anyway to get internet or telephone line. I have to go to local Starbucks to use computer make important calls. Before renting any property make sure that you walk the property and make sure nothing is being hidden. I ended up selling my house and knew that I would be moving in 10 months because my husband pcs'd to North Carolina and I decided to stay in Killeen so that I could finish working as a teacher. Because we were going to have to rent 2 different places we decided to go as cheap as we could possibly go. I rented a place in downtown killeen for $625 a month. If you are an active duty Soldier DO NOT RENT FROM THESE PEOPLE.
1st of all they are rude. No greeting when you come in. You stand in line to talk to someone like you would at McDonalds. If you're of a....tanner color you will be judged and treated like trash.
They won't rent to you if the rental rate is higher then your BAH, or they'll try not to. The issue is you will NOT find anything decent with your BAH only. Horrible. I leased a house from these people a while back and they tried to deny my application because of my service dog. I explained to them the laws regarding service dogs and they tried telling me they didn't know them.
