Tri-City Property Management has been providing excellent property management in the Fort Hood area: Harker Heights, Killeen, and Copperas Cove, since 1981. We work closely with our owners to achieve the best financial results possible from their property(s) while taking impeccable care of their home.

We want our owners to know their family home is in excellent hands. Our rental services are designed to help our tenants enjoy living in their Texas home stress-free. The Tri-City Property Management story began in 1981 when the founders, Ed and Sandy Ferril, determined that the large real estate companies in the area paid little or no attention to property management. Often these companies relegated property management to a small understaffed room in the back somewhere.
Finding the right tenants: Finding a tenant that is a good fit for your home can be challenging. We will run, credit checks, national criminal history with sex offender background checks and rental history verifications. Showing properties in person, we learn all the positives and negatives about a potential tenant upfront.
Rest easy with your home in Tri-City's hands! We specialize in residential property management and do not list or sell property through a brokerage. We have managed property in the Fort Hood area for over thirty years, making us one of the first companies in the area dedicated exclusively to residential property management.
Please keep the following in mind: As per your lease agreement, certain items qualify as a tenant responsibility. Items requested in this scenario should be remedied by the tenant; otherwise, the tenant will be responsible for any charges incurred. Please refer to lease agreement for specifics. Replacing batteries in items such as garage remote, smoke detector, thermostat, or any other item which uses batteries.

Do not rent from this company if you want your security deposit back. I have a long rental history and have never been charged more than the normal carpet cleaning fee. Here I was charged a full cleaning fee (even though we cleaned and checked off everything on their very long check list,) a grass cutting fee (even though we cut and edged the grass the day before we left,) a grassy seed fee (even though we left the house with more and better quality grass than when we moved in,) and the list goes on. If you’re a military family I would never recommend this place to any service member! Once this management had new managers it went down hill. They value the renter more than the owner. Never up keep your property and will charge you for there incompetence of maintaining documents you left for them to keep and act like they never received them. They are also bias and try to place there friends in rental properties and when you have to move back into your property because of retirement send you costly charges 6 months later because they value friendships not the home owner which is totally unprofessional

We used them for a property we owned. I would not recommend using them in the future for a few reasons. They were difficult to get ahold of if you ever had questions regarding invoices, they seem to use the most expensive vendors in the area -$400 dollars for mulch? And it's my belief they didn't really advertise the property when it was vacant outside of their website. If we could do it again we would do what we do now with our other properties which is advertise on military by owner/Zillow and self managed. For the amount of fee they charge you expect a more white glove approach.

I more had a question for anyone who rented from them in the past. When I called to inquire on a property, I was told they would take my non-refundable application fee and get my application over to the owner to decide if they want to rent to me.
I have never heard of a company operating like this, in my experience if I am income, credit and background qualified and have the money to put down, I have been able to rent the place I applied for. How has this impacted your rental experience with this company?

My family had an excellent experience with Tri-City, especially after some difficult experiences with other area property management companies. The Fort Hood area is an odd rental market, but this company makes it less frustrating. The properties are well-kept, and the agents are responsive and transparent, particularly Ellie! I'd highly recommend renting from this Tri-City.

Worst Property Management ever! My Family and I are military and lived in the Fort Hood area for two years. We were loyal customers, paid our rent every month on time. But when it was time to move out Tri City came for almost all our security deposit. My husband calls me OCD so we are a very clean family. We hired a cleaning company to clean our home twice a month and a carpet cleaning company to clean the carpet every six months. Because the last tenant before us had a huge dog lived in the home and I hated the way the home smelled when we moved in. (I'm allergic to dogs)

Best thing to do people is BUY your own home. All rental property places are going to nickel and dime you even if you're a great tenant. I was charged 100$ for a light bulb change when I moved out. Paid my rent on time never missed a beat. And make sure you get the house professionally cleaned or they'll charge you 400$ to clean it. I cleaned it myself left it spotless but it didn't come with a receipt so therefore it's not clean. They are nice people but will still take your money.

We used Tri-City to manage our property in Harker Heights. We were initially impressed with their presentation and helpfulness. However, after a short amount of time it became clear that Tri-City primarily focused on the needs of our tenant. We often felt that our needs as the owner (and the party paying for property management) were overlooked in favor of the tenant. We were not kept up to date on many things to include the tenant moving in early, billed for repairs that were not outlined in any paperwork (and should have been billed to the tenant), and did not receive a final move out inspection

Alright, enough of these bad reviews. They had me all freaked out for nothing! We officially moved out of our rental home, and let me tell you, it was painless. When we first moved in, we asked for the carpet to be cleaned again since it looked dirty, and asked for some paint spots to be touched up. Natalie confirmed that a carpet cleaning company would be hired. By the time we got there, the carpet still looked dirty, but it wasn't that big of a deal, we just vacuumed it ourselves. That's literally the only "bad" thing I can say.
The rest of our entire experience with Tri-City went so smoothly

Since 2009 I have leased two homes from Tri-City Property Management. Soon I will be signing a lease for my 3rd home with this company. Tri-City is amazing! They truly care about and take care of their tenants and the homes that they lease. Every single request that I have ever made has been handled quickly and professionally. My A/C went out on a very hot day in July at the last house that I leased from them, it was late on a Saturday night. I called the office and was forwarded to an after hours line. It started off good. We went to see 3 houses and ended up liking two of them. While at the third house my husband got asked about his credit score.. For starts we just moved so we had to buy a trailer to put our stuff in. This really made us upset and we won't be dealing with them again. If you don't have a 700 credit score don't even try!!

I've had Tri City managing my property for seven years and they have been amazing. Every request I have gets handled quickly and effectively, they do a great job picking tenants in accordance with your instructions, and they keep the tenants happy. They also work closely with local service providers (lawn, AC, repairs, etc.), so they have great results in keeping your house in the best condition while also keeping an eye on what tenants are up to. My husband is in the military,so we have had Tri-City for over 15 years.In that time dealing with them while conus or oconus they have been FANTASTIC ! Tri-City Property Management is the best rental agency in Central Texas! I am a home owner that used this company to rent out my house. Natalie Austin of Tri-City helped me choose a listing price that was fair and personally assisted in getting the right renters for us each time. I rented with Tri-City and loved every minute of it! The staff is extremely friendly and helpful. Whenever there were any issues they were handled quickly. I was truly sad when we had to rent elsewhere due to our rent continuously going up. If you are looking for a rental company I highly recommend Tri-City!
