In 1970, Jack H. and Verna Isbell were married, beginning a lifelong journey of adventures together. Their experiences while being a military couple gave them a unique perspective on life, and managing rental properties centered around their faith and family. In 2009, they began their company - Isbell Rentals - using Jack's retirement from the Army.
Here at Isbell Rentals, our business is real estate, but our strength is community. The efficient team at Isbell Property Rentals and Property Management is under the direction of Josh Isbell, and the following services are just part of what we do for our owners. Unlike other house and apartment property management companies, our services are not a "one-size-fits-all" package.
When you're sorting through a list of places for rent you may be considering not only the features of the home, but what your experience working with the property management company will be like. It should be easy and stress free to rent a house for years, sublease a duplex for a few months, or rent an apartment for a short term.
In order to move into any of our vacant properties, you must first submit an application (with a $40 application fee) for your desired property online (through our Rentals page). After we process your complete background and credit check, if your application is approved by both our property manager and broker, we can schedule your lease signing from there!
Whether you are new to the area or just looking for more information about property management and rental homes, our team would love to help! I am very please with Isbell Rentals in the way they helped me lease out my house. They answered all questions I had and helped me out in every step of the way. They did most of the work from getting inspections done, listing my property and ensuring the house was up to standard. I started working with them in December and will have a tenant move in already starting February. Sandy is very pleasant to work with and definitely worked towards renting our my house very quickly.

We were very frustrated finding a house to rent for us. Isbell rental was so very helpful. They made the application process easy and Sandy was amazing working with us. I had applied for a house and was first on the list but due to delayed rental verification on my part it was given to someone else. I broke down on the phone when I was told ( probably due to this pregnancy 😂).
Sandra and her team were able to find a new house in the same neighborhood within my price range within a few days. I was able to tour the house and sign the lease before it even hit the market. That was incredible customer service. They kept texting me back and forth after I move in to see how settled I was. They rock!!!

Isbell Rentals, LLC has been amazing for my company and I. We are investors from Arizona. The hardest part at the beginning was finding a good management company.
Sandra really helped us out in getting started. She spent so much time with me answering a ton of questions. She and her team moved quickly and got our house ready to rent and found a renter quickly! I would highly recommend working with them, they are professional, friendly and highly efficient!

Sandy is amazing! I spent an extensive amount of time researching management companies. I narrowed it down to two and chose Isbell quite honestly because of Sandy. So...first off yes, my first review on google is 100% true (they ask you to write a good review blah blah blah). The application process is super easy and they are all super friendly when getting you in. FAKE! First off, after moving in our home was filthy! I had to sweep and mop and clean the counters myself. There was also a bunch of repair stuff left behind in the garage including the front door which had been replaced that said "bit**" and "die" on it. I should have known there would be issues

I first rented with Isbell Properties for 3 years and ending up buying a house through them. After a year of living in my new home I came on orders and now I'm currently renting out my houses through them. They have helped me through my whole process. AMAZING staff! They are a company that are on top of things to provide the smoothest process for renting out. They manage the properties very well starting with the marketing, screening, lease agreements, ongoing maintenance and excellent in communicating any issues!

It has been approximately five years since I fired this company. They rented my house to one of their (presumably many) dirtbag relatives. This relative caused tens of thousands jn damage and Isbell failed and refused to remedy just about all of it. Instead they gave their relative most of his deposit back - though I suspect the relative never paid a deposit to begin with.
To this day, the fine sod lawn remains destroyed. The fence very damaged. One of the two oak trees their relative cut in half to "improve my view" succumbed to the damage and toppled over. A mature avocado tree

Rented from them house wasn't in good condition there was a lot of damages and not very clean. I had to literally clean dead cockroaches up before putting things away.(something I didn't notice because place was dark. The toilet literally rocked when I first sat down (didn't know that either). After renting from them and signing lease in hurry, because I had to go back outta state and clear Fort Riley. I didn't notice where they can just come in your house. They did this to me every 6 months. I put up a ring doorbell just to see how long they stayed the second time they did

UPDATE: I would still NOT recommend ANYBODY to this company. All Isbell Properties employees do is cover who Josh Isbell really is. I WAS very clear and do not ever tell me I gave you an attitude nor disrespected you at all ( which is a LIE) ALL because I gave the company a BAD REVIEW. Isbell Properties has many bad reviews but do not try to "COVER" this one up with MORE lies because you all want MORE business.

I'm only giving this place a 1 star because it's a requirement for yelp, but this company is very unprofessional and lazy. The staff lies often to shield their boss from the tenants and their issues. They impose move out requirements that they themselves do not uphold. When we moved into the property it was filthy and covered with pet dander but we spent so much to have it cleaned and exterminated when we moved out. The staff is constantly changing and there is no accountability of tenant issues. I would never recommend you rent from this establishment even if you are in desperate need

This team of realtors and property managers has done a great job at pricing and renting my homes. Whenever I have any need for selling my property, Josh will be given the job. I have known Josh for several months now and he helped to bail me out of a predicament I was put with several rentals I owned in the area. I definitely recommend his realistic attitude toward life, desire to build an honest business, work ethic, and the judgement he uses on the staff he hires. They check on the properties, have rented out several already, and continue to do an outstanding job of updating me whenever I call

FIRST, Before I signed the contract, I specifically said that I will let Isbell Properties decide what is the best realistic rate to rent my house. Yes, indeed realtor/manager, somebody from Isbell Properties need to be more, much more verbal (not silent) and specific in starting the actual rate amount instead of trying to rent property for price your client suggested. I didn't INSIST any rate, I personally not even sure what the rate is. I don't live in the area.
SECOND, you are mentioning DESIRED AMOUNT here again, I was never advised of any other

This is by far the worse property management in Killeen by a long shot! They are very disrespectful and cuss at their tenants for no reason (yes her name is Vernon) after almost 5 years of being in one of their properties they never acknowledged any of the work orders we had put in. One being a leaking roof from all the hail storms in 2014. They sent out one man a year after the hail storms and he nailed a few shingles (he was on the roof for less then a hour) we had lost some of our own belongings because of this poorly managed company. We moved out on June 30th with putting in $500 into the property

I put in a maintenance request on a Friday after hours regarding my AC not working properly. It wasn't an emergency. On Monday afternoon, they had HVAC out here looking at the AC unit and fixed it up. Thank you so much for caring for your tenants!! Isbell Properties has always been pleasant to work with and I'd recommend them to anyone!!!

I am surprised with all the negative reviews. They have been looking over my home in Killeen for over 5 years now. They actually saved me from a terrible manager (Remax in Cove). They even saved me thousands recently when they advised all owners to get their roofs checked out after a bad hail storm. I had so much damage that I needed to file a claim for a new roof. If they never told me I would have found out later and would have paid thousands. They always answer my emails promptly and I can not be happier with them. I dealt with three different managers in the area and Isbell are the best. They

Beware. Beware. Worst property management company I've employed. I reside in Virginia but own rental property in Killeen. Property went without tenants for months. Rude and condescending owners that will over-talk you. Over $5000 spent in repairs and maintenance to recover property from Isbell's poor management.
Would not provide documentation of purported repairs from their in-house maintenance team. Did not provide how security deposits were used to turn-around property when tenants vacated. Spent over $5000 in repairs and maintenance after changing property management companies
