Pros: Very nice, clean apartments 10 minutes away from everything: A short walk to the bay and right next to downtown and the Bay Bridge. Safe neighborhood and mostly good neighbors. This is the most attractive place I lived in Pensacola, and the office staff are helpful and good about answering the door/phone.
Cons: THIN walls! My next door neighbor would argue and fight with her s/o and I could hear every word of the argument from my dining room table. Cops would be called regularly on them and another couple in our building; the office staff stated that was our problem to deal with. Also, maintenance

Apparently they allow people to let their pets potty where they please and not pick it up, mentioned it to them when I first moved in Jan, took the health dept. to force them to act. Absolutely disgusting. They do not respond to maintenance request without pressure of some kind. Incompetent best describes the staff.

My good friend lives here. Her AC has been out for about a month due to a leak in the system, and management has stated they will not repair her unit. They say they will periodically refill, but have only done so once, and AC lasted less than a day. Washing machines and dryers are also routinely down or will not dry clothes even with extra time purchased or running twice. This place does not care about its tenants enough to do proper maintenance.

Don't put yourself through the misery of living here. I've never been put through such an ordeal with a lease. If anything breaks, even if it was broken during normal use, they charge you to fix it. If there was something wrong with the apartment before you moved in, better believe you'll be getting the bill to fix it. I was already charged $1250 worth of rent because I "only" gave them 1 month of notice that I wasn't resigning the lease. Note, I didn't break the lease. The only thing I did was not resign because of the terrible experience I had living here.

The problem I have is the air coming from vent/Air condition vent..Its smell,my theory was whoever live here before me never change the filter or was just of a cheap filter from the office..Ive been buying my own filter' the most expensive to help to get rid of that muggy dust smell..I like this place but I'm not renewing my least because of that problem..first I have problem with downstair girl she smoke inside her place,the smoke carry through the vent upstair, that problem was solve...the air condition will never going to improve till they clean and change the whole unit..I don't recommend this

Lived here for almost 5 years. Started out OK until the last 2 years. Office staff does "surprise inspection on tenants of color. There is a term for that, I believe. As the office put it, they don't want to rent to "the Undesirables when describing a black tenant. Maintenance is clueless as you're better off fixing things yourself. Our a/c was out a whole 3 weeks and never fixed. Water bill and trash for a 600 sq ft apartment was $90 a month. Crazy. Old appliances, dirty carpets, dirty laundry area. Dog poo everywhere. Lying office staff that most of them quit. I would not recommend this place
