Guardian Property Management is an established, award-winning property management company. We provide extensive leasing services as well as property maintenance and repair throughout the greater Minneapolis and St. Paul metro area, including Albertville, Monticello and St. Cloud. We currently service more than 250 property owners with over 800 properties of all sizes from single-family homes to multi-unit apartment buildings.

We pride ourselves on building personal relationships with both property owners and residents while being responsive to their unique needs with our 24-hour availability. We understand that managing and leasing property is an investment for everyone involved, and we view our job as getting the most out of that investment.

Jennifer began her property management career in 1991 where she worked for a large management corporation. During her tenure there, she advanced to Director of Leasing where she oversaw 15 large properties and headed a team of 50+ leasing associates. In 2002, she started as an employee at Guardian Property Management (formerly the Poseidon Companies) and then purchased the company later that same year.

I tried to call and email this Dakota person and still have not received any call backs. I don't know if they can tell I'm not qualified by my voice-mail? I left several messages for Dakota and called the main phone number and was told that they will give Dakota a message. But I still have not heard back ever. I am very interested in renting your properties but I cannot get a hold of anyone relevant.

This is my third year renting living space managed my Guardian Property Management and I hadn't rented in many years, I have always owned so my expectations were low from experiences in my youth. I was wrong, Guardian Property Management has been nothing but outstanding and helpful. They helped me through a difficult situation and the staff is so friendly and kind. They tend to their renters needs and work with us if something goes wrong or we need something. My refrigerator died and they had a new one to me in no time, offered to pay for anything I needed to keep my items from spoiling and

I've been trying to reach a leasing agent to schedule a tour via zumper.com, text and call for the past four days, but I haven't heard back. I notified the leasing office about this issue and they told me to try harder contacting him... I was looking forward to setting up a tour after seeing great reviews about this management company...

We rented a house through Guardian for 3 years and it was a great experience. We always got great communication from them, whether it was them telling us something we needed to know or them responding to our questions or requests. They also have a good, easy to use website that allows you to quickly and easily pay rent. I would absolutely recommend renting a property managed by Guardian

We really appreciated the maintenance crew! Mark and Chad were so kind and worked hard to make our living experience the best they could. Mark worked with us on many occasions and he was extremely personable and went above and beyond his duties to help us with anything we needed fixed. Chad found where our leak was coming from and was very kind. Not sure what we would have done without those two! A+ service!

I've been with GPM since 2005 and I have always been very satisfied with their services. They always had my place rented, maintenance was prompt and affordable, and rent rolls submitted in a timely manner. All this accompanied with a professional and friendly manner. When stressful situations arose they were always handled with aplomb by GPM. There was one particular situation when they were extremely helpful and I have much gratitude and loyalty because of that. They go above and beyond the
job description.

I lived in a GPM property for 3 years. Staff were responsive. It was easy to request maintenance and pay my rent via the portal. I thought the property itself was well-kept and had nice appliances. The rent was reasonable and any yearly rent increase was also reasonable. I had a good experience.

Highly recommend Guardian Property Management as a current property owner. They have gone above and beyond to answer all of my questions about managing my former residence as a rental property.
The team offers clear communication at all levels, from administrative questions to those related to maintenance. When I had an issue with my water heater, they were willing to work with me on a maintenance schedule that kept the tenants comfortable, and worked with my budget.
The online owner's portal is easy to use, and offers all of the information I could possibly need regarding the status of my unit

This company always seems to amaze me!

I have been on the board of our association for 8 years and unfortunately have been through many different property managers.

Our association has used Guardian for about 4 years... It has truly been a blessing over the last 4 years to work with Guardian! Whenever a situation arrises they handle it before I can even blink an eye! The rest of the board seems to be just as amazed as I am.

They want you to review them first and they give you a $20 gift card for incentive but when you move out the company shows it true colors. We had to move out of our property because of safety which we were assured was safe. After the incident we talked with our neighbors who've lived there for awhile and they stated overwhelmingly that this property has always had problems. There is a safety clause in the contract but it was exceedingly difficult to use.

I will tell you to make sure to take pictures of everything pre move in because unfortunately they will nickel and dime you. We were charged

Their cleaning crew accidentally did a move-out-cleaning of my apartment while I was still renting there! They threw out/stole everyyyy single thing in my apartment! All because they "mixed up apartment numbers"
I arrived home and my apartment was completely empty and deep cleaned!!!some items that were stolen were very large in price/personal and they refused to ask the cleaning crew if they could possibly attempt to recover them.
I was reimbursed with a check after a very lengthy ordeal however, but HOW THE HELL DOES THAT HAPPEN?! I feel it's worth mentioning for you to all

I usually do not write reviews but I think it is my social responsibility to let ppl know how bad this company is. My sincerest advice to those who are trying to rent a place through them is that "DO NOT DO THIS MISTAKE".
I have been living on their maintained property for two years now, they are manipulative, ignorant & extremely unprofessional bunch of people. Their maintenance is atrocious. They have not fixed my refrigerator water cooling system since the day I have rented my property, upon constant service request they say that as long as I am getting cold water in the faucet

We inquired about renting a property listed and had the unpleasant experience of dealing with Billy Sommers.


We wanted to visit the property before making a decision on whether to rent there or not. Quite the reasonable & fair request one would think?

He suggested a time to do the showing, but unfortunately we weren't able to meet him at that particular time. When I tried to negotiate a different day and time, Mr. Sommers flippantly replies that he'll contact us only if he couldn't find anyone else to rent the place.

BEWARE!

This is not a good company to work with. I can't speak as a renter (though clearly many here can...yikes) but as an owner, they will grossly overcharge you for substandard work from 3rd party contractors. $1,500 for painting a room that the tenant painted, and covering up nail holes that the tenant also left? $3000 to dry out a carpet? $300 to replace a light fixture?

All other work and management fees are grossly inflated, and they will NOT contact you prior to work being done, they will charge it and deduct it from the monthly owner' draw.

Guardian Property is a great property management company to rent through. I've been renting a house through them for the last 9 months and have been very satisfied with my experience. It's easy to pay my rent through the website as I was able to set up automatic withdrawals. I know other people have had horror stories with landlords either constantly bugging them or are complete slumlords.
Goldilocks would find Guardian Prop just right. They are respectful of your privacy but are very responsive. The maintenance crew is fantastic! I've had a couple issues since I do rent an older

Think twice before renting from this company! They increase your rent each year and your lease requires 2 months notice, but then they jack up your rent $150 dollars but only notify you a month in advance so you end up having to pay their raised rates for a month when you move out! Pretty crooked in my opinion. I actually took care of the place for them, the previous renters trashed it!

My husband and I have rented from Guardian Property Management for about 7 years. We have NEVER had a problem from the moment we became renters of theirs. The maintenance department has responded promptly to all maintenance requests. Tim has primarily been the knight and shining armor swooping in and making all of the issues disappear. Recently, Dave has also been helping out in our home. Both of these gentleman have been more than eager to solve any and all problems that have surfaced and have the expertise to do so.
