In addition, landlords are also required to provide a written adverse action notice outlined under RCW 59.18.257. Adverse action could be denial of the rental application, or approval of the rental application with conditions. If there is a water leak from a sink, toilet or washer hook up, turn the water valve counter clockwise to turn off the water until a contractor can come to prevent an additional damage. If you don't hear from a repair company please let us know! All of our vendors are third party companies, and to ensure timely service it is important that we are notified that no one has contacted you.

Let me just begin this by saying this company has been incredibly helpful through stressful and unprecedented time for me.
Even before them being incredibly kind and understanding as a tenant I’ve received prompt service consistently.
Any repairs required have been swift and I’ve had no worries contacting anyone for help.

Honestly I would give no stars if I could. I went to a showing, spent 10-15 minutes looking at the place didn't seem too bad so I applied. Got approved, before I even signed the lease they put all of the utilities in my name! And I did not even have heat or hot water! Upon further inspection, there was a ton of mold, along with many other issues. I would NOT recommend this place to rent through. They also did not want to give me any of my money back! She said "you were in there for 10-15 minutes and still decided to rent it so that's on you". They did not clean AT ALL. I brought

Do not work with this company, they will steal your deposit, they will not do any maintenance on your rental, no matter what breaks. The first time I rented from them I had a broken kitchen sink for a month while I tried to get them to send someone to fix it, then, foolish me I rented from them again. They chose to ignore that I gave notice of intent to vacate, tried to tell me I owed them more money, then told me I was all settled with them, waited five years, then sent me to collections. They barely respond or take their sweet time to send someone out when you need repairs done. That's if they send anyone at all. You get charged for normal wear and tear. They left us to install a replacement over the stove microwave because they had nobody to come take care if it. The staff is rude and treat tenants like a nuisance as if they can't be bothered. When we moved in the place was an absolute mess. The carpet was full of fleas and nobody knew when the last time was they changed or cleaned the carpet.

I've used Suburban Realty to manage my duplex, sell one of my properties and purchase my personal home. They are very knowledgeable and know what they are doing not only on the real estate transaction/legal side but also in property management. I have rented my property through Suburban Realty for the past 3 years. They found me a great tenant who stayed the entire time and had an interest in maintaining my yard. Take was important to me and they paid attention. My tenants also took good care of my home. So now that I am ready to sell the house I don't have much work to do. I rented a house managed by Suburban Realty for a year. During that the time they were courteous and did a good job. The House that we rented was not great, but we were in a time crunch and it fit our family size. They did neglect to mention that the house backs up to a Halfway House and did not press the owner to make necessary repairs; this is the reason that we decided not to sign a new lease. Two of the faucets in the bathrooms leaked and the owner admitted that he had a nephew who was not a plumber fix it. Long story, short they used cement in the fixtures so they could not be fixed. The

I had a GREAT experience with Suburban Realty. Any time I had an maintenance issue with anything, The maintenance man was out usually same day or next day. Example, My fridge went out and they came looked at it that day and had a new fridge in the same day. (and this was before the office staff change over and after the change over).
I was always on time with my rent (except once) in the year and 8 months that I rented with them. My last month with them My Rent was stolen. Because I was able to PROVE that I did pay it and worked with them, they worked with me and waved the late fee for me.

Everyone at Suburban Realty is very caring, passionate and professional. They helped me find a house within my budget. I have experience working with SR on both ends, both as a tenant and a prospect for my rental. Take the time to interview their maintenance workers before letting them service your property. If you are a tenant ask for background checks on anyone they send to your home before letting them in. Keep in mind that these workers have access to your home even when your not there. Not good...
