Hi I'm Tim Rohrbeck, home inspector with Royal Inspection Services. My wife Elizabeth (Eli) and I have owned and operated our Home Inspection business in North County San Diego since 2001. Over that time, we have inspected over 4,000 properties throughout San Diego County. We perform every inspection as if it were our own purchase and provide our clients with detailed reports.
We always perform a thorough inspection and provide our clients with a detailed unbiased report of the condition of the home. The thorough and professional home inspection we conduct will help protect you and your family. The report we provide will also alert you of the age and condition of the systems and components of the home, giving you the information you need to make an educated home buying decision.
The quality and timeliness of the inspection work and subsequent report were first-rate. The inspection revealed numerous important issues that the seller was unaware of that could have complicated the sale of the house if not caught early. I highly recommend this company. Tim showed up on time, took his time inspecting everything, took lots of pictures and his report was very thorough and informative.

Inspections are scheduled on a first come first serve basis. We offer our services between Monday through Saturday, as long as there is sunlight for the outdoor inspection (normally 8am to 5 pm). Please allow a minimum of 1 days notice when requesting an inspection. We will contact you to confirm your request within 24 hours.

Tim of Royal Inspection Services did an very thorough inspection of a mobile home we were buying. This has been the second property Tim has inspected for us and he is always thoughtful, thorough, and provides ideas for solutions to any flaw he finds. I tend to be glum-faced after inspection reports, but Tim's service gives the quality reporting I need to make sure my home is safe and has few if any surprises.

My husband and I decided to use Tim for our home inspection since he was recommended by our friend Bill in Del Mar. I must admit that I should have done a lot more homework when we hired him for our home inspection. His prices are high and he was not thorough in his explanations. I already called my friend Bill to

Tim Rohrbeck conducted my home inspection for a property in Mira Mesa. I was really impressed with his thorough attention to detail. He spent more than two hours going through the house, roof, attic... literally every inch of the property.
