Village by the Sea in Wells Maine is ideally located between Boston and Portland, and an easy trip from anywhere! We are the perfect location to enjoy Wells and the neighboring towns of Kennebunkport and Ogunquit. Take I-95 North from Massachusetts, continue 18 miles through New Hampshire and into Maine.
We offer four levels of one and two bedroom suites from the most modern and updated units to the comfort and convenience of our standard units (economy, comfort, deluxe, and premium).* All of our units are very spacious. Our one-bedroom units are approximately 900 square feet, while our two-bedroom units measure in at 1,260 square feet, offering plenty of room for friends and family.
All of one bedroom units have a separate single bedroom, two bathrooms, a full kitchen and living room, and many include a pull-out sofa. They do not have a washer and dryer, but a coin-operated laundry is available. The building that holds our one-bedroom units is located on a hill; therefore, all one-bedroom units are located down one flight of stairs and feature a walk-out patio.
For an exact rate on a specific unit please go to our on line booking system, check what's available for the dates you are interested in and review the photos of the unit you would like. Rates are unit-specific and based on room type (comfort, deluxe, premium), view (partial or full), day of week (weekday or weekend), and time frame (reservation dates).
Unit features one bedroom, two baths, full kitchen, living room, and patio. These units are located down one flight of stairs on a basement grade with walk out patio. Terms and conditions in the town of Wells, we are only permitted to rent units for a total of 28 consecutive nights (call for details).

Love staying in the 2 bedroom condo's in the Winter for a Mom/sisters getaway. Each unit is owned by a private owner, so each condo's decor and bedding could be different. It's great to have a kitchen for breakfast in the morning, or coffee and a trip to some wonderful breakfast restaurants, as well as fantastic restaurants for dinner, but you can always cook in the unit, there is a small market in Ogunquit or a Hannaford supermarket in York, ME.
We love being close to the water and strolling thru the many shops..there is a trolley that goes through most of the town, in summer for sure, not sure

Love renting a 2 bedroom condo, with just about everything you could possibly need, no restaurant on the premise, but we like to save a little and eat some meals in and some in the great restaurants from Ogunquit to Kennebunkport. Prices are reasonable, we were able to get one night free staying Thursday to Sunday. Located right on Rte 1, close to everything you might want.
Because of handicap issue we were able to get a unit on the ground level.
It was just a perfect little getaway!

Decor looked like yard sale leftovers. Unit needed repair and updating. Furniture was very used and table was very sticky. One tv didn't work. We paid a lot for this unit and will not go there again. They should not consider themselves a "luxury" resort. The pic of dried flowers in bedroom sums it up.

We came for the weekend and got a two bedroom condo. We've stayed at VBTS many times over the years and will continue to do so. The condos are so very spacious and we enjoy sitting on the balcony even if there isn't much of a view. The only real negative was the very, very dirty carpeting. It is the very first impression you get as you enter and I would think VBTS would want guests not to be disappointed upon entering.

Nice place to stay. Room was big and very clean. Reception hall was nice too. Came up here for a wedding - and the outdoors area where they held the ceremony was gorgeous with all the flowers and greenery. Overall enjoyed the stay.

Stay everytime we come. It is clean and kept up nicely with in room washer and dryer making vacation with children much easier. The only concern I have had is the floors in the units are not clean I suggest you wear shoes or slippers at all times and would be concerned for infants who crawl. That being said I do highly recommend staying here. Will definitely come back pools (indoor/outdoor) are very nice and staff always helpful and friendly.

We spent the week and have been coming here a few summers.over the years. The size of the units is terrific, we stayed in a two bed two bath. It is perfect for families with kids. The decor is dated in many units but we dont mind since we love the space and the full kitchen!

We really appreciate the indoor and outdoor pools so we can swim even if the weather is bad.
The service is terrific and the staff is really helpful.
Wifi is good but Specturm cable can be hit or miss in the rooms. We were not.able to get one of the bedroom units to work.
Location is great, close to grocery stores as well

Used the event facilities for a few company events and I have found the staff to be noticeably exceptional in the way they work with customers. Each time everything has been organized and smooth and everyone was helpful with a smile. They make everything from a training meeting to a company party a great experience for us.

This was the absolute best vacation of my life. I've been to 43 states, and now Maine is my favorite state in the U.S.

The location was perfect. I saw a beach city covered with rainbow flags and beautiful people. There was a restaurant a couple miles away that sat on the first cliff beach that I've ever seen (tiller at Cliff house hotel)

There was much more that made this the perfect spot to go.

Curtains would be a dope upgrade though! Black outs for sure.

I don't know how this place doesn't have 5 stars. Honestly the happiest memories of my childhood took place here and it's a place I'm going to take my family every summer when I have one. This place is gorgeous, I love how each suite is different so every year you stay there it's something new. I love everything about it here and would recommend to anyone to choose this as your stay. It's beautiful. And if you believe in vibes, the vibe here is a dream. Seriously the happiest times of my entire life. Thank you!

Carpets are dirty
No sheets on the pull out sofa bed where our granddaughter is sleeping.

Big clean rooms. Only complaint was the indoor pool. The hot tub had what seemed like an excessive amount of chlorine in it. "Burn your nose"excessive.

My stay here was Memorial weekend. This was my second stay, and last. Don't let the nicely groomed exterior of this Resort fool you. When you go in to the condo buildings you will be surprised and not in a good way. The pictures they share must be of one condo. They don't all look like this. When we got in the condo it smelled cigarettes. The kitchen counter was old and recked. Were holes in the living room wall. The furniture was 1980's. The tv box kept overheating after 1 minute. The walls hadn't been painted since 1980. Bath ceiling leaked. Asked to be moved they said they

We spent a weekend with friends in a 2 bedroom. We thought check out was too early -- 10:00. The place was not a hotel but individually owned and decorated apartments. We had lots of space and a balcony that overlooked the salt marsh. There was a full kitchen and we ate in two meals per day.

Update: our Summer 2017 stay was as awesome as always! Forgot to mention in my previous review to always try to get a corner unit. We have a fine one, 2nd floor, this time and it has obviously been renovated recently. New flooring, interior doors, cabinets, appliances and plumbing fixtures! WOW! No detail has been overlooked. The balcony outside even has what appears to be new flooring. The new interior doors and flooring seem to have been chosen with sound proofing in mind. We have never been stuck with a "bad "unit here and I just wanted to mention these obvious upgrades in light of

Very clean and a good value, but the facility is very old and very tired. Plastic chairs on the deck were very dirty, you would not want to sit on them. The bed was very comfortable. LOTS of room. With an major update, this would be a great place. Nice view.

Caution - hotel uses 10 day cancellation policy and are inflexible. We called 9 days prior to visit date due to an illness (my 76 year old mother) and was told flat out no to a refund. Do not book!

Update: the Hotel made an exception to their policy and refunded our deposit!

My big family had two adjacent suites and were shocked at the difference in quality between the two. One looked (and smelled) like a Murder She Wrote crime scene circa 1990; the other was pleasantly hokey and cheerful. The kids loved the pools and the location was very good, albeit extremely buggy during our visit.

Went here for our honeymoon, bring the kids all the time, and sometimes when my wife and I need to get away. The suites are spacious and beautiful, they are well-kept by the cleaning staff, and the view of the marshes is amazing, especially at sunset.

The 'game room' is a little skimpy in that they have a total of two games there and they used to have a lot more... not sure what happened. Oh well, not a big deal as I never spend much time there. The weight room facility is small, but it's never crowded and you can always get to the machines you want.

The pool is really nice.

My review finally got the Manager to talk to me. She was very nice, explained that they have many nice rooms and perhaps the expectations of my group was greater then they could deliver since all their rooms are owned by individuals and quality does vary room by room. I still don't understand why they could not just set us up with 3 nice rooms. That would have saved me paying for the 3 rooms and then repaying elsewhere.

Gut instinct - this hotel is run by racist. When we arrived in early October 2015 at this hotel, there was almost 100% vacancy. Traveling from CA, I had my Chinese wife

Have to agree with previous reviews. Stayed on the bottom floor and got no sleep. We could hear everything upstairs and every time someone comes in or out of the main door it slams.
Went to use the indoor pool which was very nice and after 10 minutes we where flooded with children. Apparently they also rent the pool out for birthday parties. Inconvenient for guests staying there.
Rooms are large and fully equipped but not worth the other hassles. Shout out to John in maintenance. He is very helpful and friendly.

Great potential. Courteous staff and spacious suites. My daughter loves having her own bathroom, although her pull out couch was very uncomfortable. Pools were fine and hot tub a hit. Our bed was quite comfy and having a king size was nice.

Negatives: We found it loud and we were given a lower level room which I did not like at all. The hallways are REALLY dingy and dark and narrow.

Overall a nice place but old and in need of a little TLC. Special shout out to one exceptional staff member - John who was working in the indoor pool, noticed my daughter did not have a towel and warmed fresh

I was very impressed with Village by the Sea. The rooms are fantastic. Especially for the price! We were on the top floor. The view was great. Loved watching the sun rise from the balcony. My friend who stayed with me is a photographer and she got some great shots. Will definitely be coming back here.

This place has a lot of potential. Stayed in a two bedroom suite with full kitchen and living room dining room and porch. Very nice set up. Indoor pool and outdoor pool as well. We were on the second floor and let me say the ceiling is paper thin. You hear creaking all night long when anyone moves above you. Extremely annoying!! The price is very reasonable but not worth the lack of sleep from the noise!! Must get a top floor room or forget this place.

LOVE LOVE LOVE this place. 3rd year going with our parents AND our small children. There are 2 pools - one indoor and one outdoor. My only complaint is that I wish the indoor pool was heated cause my kids love it but I always find it cold. It's a VERY quick drive to the beach - and PERFECT for going with kids. Full kitchen and washer/dryer so our clothes are clean before we leave to go home. Definitely check the pics as some of the decor is quirky- but it's a GREAT value

I love this place. This is an all suite property so it's like renting an apartment for your vacation. Each unit is owned privately so its a good idea to check out the pics first. I've been twice and both times the units were amazing. We just went in April and I reserved a unit on the 2nd floor. I looked at the pictures and realized that the furniture might be difficult for me due to arthritis. I called and asked if it would be possible to switch out to a similar unit. The lady I spoke to was incredibly accommodating and sweet. She not only switched me out, she upgraded me at no additional
