Syrus Properties, Inc. is a full service property management company established by experienced real estate professionals who understand that effective management is the key to maximizing the value of any real estate investment. Syrus Properties is a full service property management company. To us that doesn't just mean overseeing the day to day operations of your property; it means committing to you as a partner in your investment. We take great care to safeguard the financial goals that you have for your real estate investment in addition to ensuring that your property is a respectable business contributing to the community.
For your convenience, we have several methods by which you may pay your rent. It is important to remember that rents are due on the 1st day of every month, but are not considered late until the 5th day of the month after 5 p.m. (regardless of whether the 5th falls on a weekend or holiday). We accept personal checks, money orders and cashier's checks made out to Syrus Properties, Inc. Please include your apartment number with your check.
We require that all routine maintenance or non-emergency repairs be submitted to us in writing. Explain the problem, the more details we have, the faster we can resolve the issue by sending out the right personnel with the right tools and parts. Maintenance Request Forms On Site: Many of our buildings have maintenance request forms on-site for you, they are usually located near the Rent Boxes or Mail Boxes.
Deposit receivables into a unique property business account (not pooled with other properties or clients as is common practice with many OTHER management companies). Pay utilities, mortagage, taxes, insurance, and any incidentals associated with the property. Prepare monthly reporting for the property owner detailing all transactions for the property.
Perform due diligence with commercial tenants to verify their insurance levels and insured named parties. Ensure that all servicing vendors have the insurance and bonding deemed acceptable by Syrus's standards for potential liabilities. It is a pleasure to have such a professional and "hands-on" property manager handling the building where our office is located.

Update as of 7/30/2021;

I gotta say, within 30 minutes of posting my initial review, Tracy and I were speaking on the phone, and she truly was apologetic. While not everything that happened was in their direct control (they can't control what happens in the US Mail), a lot of the other concerns/issues I had at my move-out were addressed and I do feel she really took ownership, promised to look into things, and contact me back (which she did).

And today I received my refund of my deposit, even though they had to cut a 2nd check as the original is still MIA.

If you are a property owner, do NOT hire Syrus to manage your property. Syrus owner Tracy Engelen is a miserable, money-grubbing human being. Not only is she extremely rude, she kept information from us and would not provide clear answers to our questions. We finally extracted ourselves but it was an ordeal. Save yourself some grief and stay away from this company.

Despite the reviews, I have something else to say. A+ for Astrid, rose, Alicia, and Mitch. Behind the scenes they are managing an unimaginable amount of properties which includes more than just renting. These individuals come to work everyday and deal with all sorts of things. The office is constantly moving at a fast pace and do what I believe to be great work with their current circumstances and leadership. These individuals will go above and beyond.

The owner.....well everything can't be perfect.

Just be nice when you call and email the above individuals, remember you're not the

I could go on and on with horror stories, but I will keep it short and sweet.
A good chunk of my deposit was kept, claiming things were dirty, when I had pictures of them being cleaned and agreements we had signed. I was told they would dispute with the cleaning company and get back to me. It has been over TEN MONTHS. No update.
***In response to Tracy's response (since I still can't get an email back) the packet with instructions for cleaning were followed explicitly, so the claims made were completely false. Ex: the oven being dirty, when I have a photo of it literally spotless, looks

Perplexed at unprofessionalism. I would never lease from them.

Person who showed me a property wouldn't wear a mask near me indoors or outdoors. They are unable to answer questions- is hot water gas or electric.

I liked the neighborhood of a property but withdrew application bc of their employees inability to answer questions, andshow the actual garage

Emails sent - asked for confirmation of receipt. Month later - nothing.

Previously Working as a Controller, and overseeing Human Resources, I'm grateful I got to see how unresponsive they are before pursuing leasing a property with

This is the worst property management that ever existed. They do not know how to do their job. And Tracy is a vile human being. They enter apartments without notice. They do not repair anything or replace them. When you call, and they don't want to talk to you, pickup hang up. Not to mention withholding deposit because they don't like you. DO NOT RENT FROM THESE PEOPLE!

Was about to start looking for an apartment for my son to rent while attending Santa Rosa Junior College, so glad I read these reviews. Rental agencies are usually a nightmare but these people seem to be exceptionally unliked. Will avoid Syrus properties at all costs in my search. The benefit of the internet is being able to find these things out before I make the mistake of trying to do business with an underhanded outfit such as this. Reading these peoples' stories really opened my eyes to the nigthmares of dealing with such a firm.

This company is awesome! I had a new rental property (just one) and they were terrific. They helped me get it rented ASAP, screened all the applicants and wrote up our lease. They handled everything so efficiently. That was a year ago. I just learned one of the tenants is leaving so we will have to re-issue the lease as well as screen a new housemate for the existing ones. One phone call and she uncomplicated everything for us. They have my back in this! All rules and regulations regarding the city/county were addressed, too. I highly recommend Tracy and her staff.

I wish I would have looked at these reviews before I used this horrible company.Tracy Engelen is the worst person to entrust your property with. This company literally didn't give us a check for over 6 months. Stay away at all cost. I'm truly surprised they are still in business and not in jail. You've been warned.

I'm giving a review for Astrid. I saw a property that I was interested listed on Zillow. I replied to be contacted but heard nothing back for a couple days. I left two voicemails on a gentleman's phone as well and still didn't hear back.
The property looked so cute so I did my research and saw it was managed by Syrus. I called their office first thing in the morning and a young woman named Astrid told me she could show it same day! I met her and she was very kind and professional and explained in great detail about the unit! She was on time and very personal.

Avoid renting from Syrus properties at all costs. They conduct themselves in an incredibly unprofessional way. On top of that Tracy Engelen is incredibly unpleasant to deal with as many of the other yelp reviews will attest.

There were many things over the course of my tenancy that were difficult to deal with such as waiting forever for them to get maintenance people to my apartment to fix my toilet. Things like that were just annoying. The time that they really crossed the line was when they entered not only our apartment, but every single apartment in our complex without providing any type

I was interested in a property that I have continuously seen on craigslist. The listing was reposted every week practically. I called because it looked really nice and I was super interested in viewing it so I could apply. I called, seriously, like 5 times. Left voicemails for Mark because he never answered. My first call/voicemail that was placed almost three weeks ago was never returned. The apartment is literally still on craigslist. Why post an apartment for rent if you can't even return the calls of people that are so interested in viewing it? Makes no sense to me. 5 calls, and two voicemails

Syrus properties have a lot of issues and if you can stay away from their apartments, do it! They have very poor management and horrible maintenance! Everything is extremely dirty...at the Elliotts, someone threw up all over the main stairs and by the mailboxes but has yet to be cleaned up and their washers and dryers are a whole different story you don't want to hear.
For what you are paying, it would be nice for there to be a little more maintenance and for the place to be cleaned up more!
The parties there are endless so say goodbye to your sleep (the walls are paper thin). Showers are

I rented from Syrus about two years ( Redwood Gardens in SR) and I had my good times and bad times with them; just like any other relationship. Overall I'll say I got what I paid for, and they did give me exactly what was worth my money. To be fair, I'd say, look around and be honest, Santa Rosa is expensive and Syrus is the cheapest in town!! Syrus Properties are not luxurious and that's who they are, they are small fish in the ocean and you can't blame them for street noise and homeless people around their priorities or not being luxurious enough. Today I went to see a 1 /1 at McBride lane in SR based on the CL post from Syrus claiming it was 900 sf -ended up being under 500 sf. I measured. I even rounded up on the two odd shaped rooms and added more SF than the small kitchen really is.

I was disappointed to say the least when the space ended up being 500 sf not 900 sf-

Now that I see the very negative feedback from the Yelp community it makes sense. Yikes.

I emailed the agent Mark my math after measuring, but don't think I'll hear back. I also don't think they will correct the post to show actual size and the title

Honestly wish I could give negative stars. I lived here for almost a year, and it was a terrible experience from the very beginning (but I needed a place to live & am forever an optimist...). Tracy and the entire Syrus Properties team are unprofessional, rude, and in the game to scam people. Pretty sure anyone who has ever been a tenant under them has grounds to sue. I highly encourage law enforcement to take a look at this conniving "business". The apartments, first of all, are utter trash. Even if they look nice & semi-updated in photos or on the tour, you will quickly find

I've rented several apartments over my life time and I've never had an experience like this one. They find ways of trying to ding tenants upon vacating, and I must give them credit that they come up with amusing scenarios and excuses. They did not like it when I beat them at their own game and accused me of being "abrasive" and "inflammatory" when I called them on their own crap. They don't respond to phone calls. Forget calling. Put everything in writing and demand a response in writing. I can't help but wonder how many people they have taken advantage
