Humboldt Property Management is the rental management division of Humboldt Realty, Corp. Established in 1962, our company has become the preferred property management solution for rental owners and investors throughout Humboldt, Arcata and the surrounding areas. From first time rental owners to seasoned investors, we provide effective, customized management solutions.
At this time we are not scheduling showings for vacant properties. Current vacant properties will have a virtual tour video posted that you must view before you can apply. If a property does not have a virtual tour video posted, please DO NOT apply. After we have received your online application with supporting documentation, we will process it, and if approved, call you for a private showing.
After you have identified a property from our list that you may be interested in please drive by the outside. If the unit is occupied please do not disturb the tenants. If you are interested after driving by, you are welcome to apply using the Apply Now button on the specific unit.

We do all showings to prospective tenants in person. If the tenant decides that they would like to apply for the property then they fill out an application. There are three steps we take in processing the application.
First we review their rental history and call previous landlords for information on their tenancies asking questions such as do they pay their rent on time, were there any noise or behavioral problems and whether they did any damage to the unit.Second, we verify their employment and income so that we can be confident that they will be able to pay their rent.

There is ABSOLUTELY nothing good to say about them. I have had numerous problems with my apartment and when I try to get ahold of them they don’t pick up the phone, they don’t call back, and they don’t tell you when the owners are going to come by to block you into your parking spot. My fridge broke and took them a whole two weeks to fix it and I tried to get refunded for the food that I lost because that is their fault it took TWO WEEKS to fix my refrigerator. Paid $90 for three separate applications including a co-signer. They seem to manage most properties in humboldt but are in no way helpful to someone looking for their next home. Their website is NEVER up to date and the staff are extremely rude when you call to ask on updates for properties you've applied for. Total scam and others that I've spoken to agree. Look elsewhere before applying here.

If you call them and speak to them they will come off as very friendly, but it seems like this company is also just ripping people off for application fees. We applied for a listing within a day or two of it opening. We both have excellent credit and good incomes. We fit the application perfectly.
I saw the listing had been closed pending decisions and called them to ask a few questions, they said they had closed it as they had received a large number of applicants and that a decision is usually made within 2 weeks. No one ever called our references or contacted us.

Very unprofessional, I’ve apply for a year and gotten no Approval from them nor a phone call about if I got the unit or not . I had to be the one to call and see if I gotten it or not . When they state on their website they will call or text you if you got approved or not. They don’t even call up your References. I just view them taking my money for the application fee and throwing my application away . Don’t use these people they will just waste your time .. they pick and choose who they want. I moved to Humboldt County from San Diego. I had hotel reservations and camping reservations for a limited time while looking for apartments in the area. I applied to two apartments with this property management company while I was still in San Diego. They are unresponsive and unprofessional in all regards. I applied to apartments while in Humboldt County and staying at campgrounds. That is what the photos are from. Me camping and trying to secure an apartment.

Do not rent through this property management! If you have an issue they will never call you back, but as soon as your late on rent there quick to contact you. Multiple tenants in my unit have had their vehicles broken into, bushes and weeds overgrown to the point where you can't enter your vehicle, a washer and dryer that constantly never work, clogged gutters, and on top of all that I've had the homeless population stealing power from an outside outlet and they have still not taken any measures to fix these issues in months! I am glad I did not rent from this property management company. I would not want to pay money to people who behave like this.
I am also glad I did not end up in Eureka. Humboldt County in general is rundown and has been poorly maintained, including most of the rentals. Eureka seems especially rundown and unsafe.
It seems like property management companies do not know how to manage and maintain properties in good standing.

Humboldt Property Management are the best management company in Humboldt. The prices and deposits are reasonable. The broker Alan is very knowledgeable with many years of experience as well as great customer service. The girls in the office are very helpful and respond quickly to any service request and questions. Overall very pleased.

I give it two stars, they didn’t actually do anything. That is the significant problem, the people weren’t rude. They answered questions, except when asked if they are actually looking into renting to us. The response was “we treat all applicants equally” that statement followed with “we choose the best fit for our properties.”, this is what we call an oxymoron.

Renting in Humboldt can be a tiresome task - I've had mixed experiences myself. I can say that as property managers go I've been pleasantly surprised by HPM.
I never thought I'd be writing a good review for a landlord or property manager but their diligence and professionalism has been consistent in my tenure in my rental.

This property management is by far the absolute WORST! I highly recommend that you DO NOT go through this management. We are moving up from San Diego and have spent $120 on application fees, it's been two months of "working" with complete B*tches!
They can answer the phone friendly when they have a good day but give so much attitude the next min! Do not trust them to get you into a house what so ever, they don't care about you or your situation only your money.

If I could have left Zero stars I would have. These are slum lords. The apt. is crappy. The original tenant doesnt care, but, I learned too late, he is an alcoholic.
The toilet has major rust in it, and, iron deposits come out of the tub faucet.
The tracks for the sliding glass door, are warped, so it's extremely hard to open. So, if there were a fire, and, the front door was blocked, it would be difficult to get out to the balcony.
The metal frames of the bedroom screens have corroded, and, so they broke and fell out.
The alcoholic doesn't care, bc his schizophrenic girlfriend chain

The customer service reps are so rude they have such a rude tone, attitude. We pay money for the place we live in so we should get the best customer service. I've had very pleasant experiences with Humboldt Property Management. They have been very professional and organized. I like their online system for paying bills and dealing with maintenance issues. I had a serious leak problem with my garbage disposal and filled out their maintenance form online. The next day someone came over to replace it. The apartment's great and the management company has been great. Thank you for dealing with my issue so quickly.

My husband and I rented a house through HPM. We are "middle aged" were both employed in Arcata at a healthcare facility. We had a lease for 6 months.. Unfortunately, the job did not work out as it was represented in the employment contract. We moved out of town after about 3 months. Fortunately, we were able to show the house and then find a tenant who was processed by HPN. In looking back, I would not rent from HPM again. Their general business attiude was that renters were all "low class" and problems They were very annoyed when I called about a couple mantenance

Humboldt Property Mismanagement! A bunch of crooks! Slum lords! The rentals are terrible! Failing apart!! Everybody that worked here had an attitude. Their is no pride or care taken in their properties and it shows. The properties are crudely livable. It is really sad that people are subjected to live in these conditions. They know that college students are desperate and will always need a place to live. SAD! It isn't only HPM that rolls this way. It seems common among other property management companies.

Have barely began renting from this company and so far none of the negative reviews have reflected my experience. My roommate and I called for a showing of three apartments and were given time 15 minutes apart. We showed up a little early and walked through the units. Alan was very nice and corteous and answered every question we had regarding renting with them. My roommate and I were impressed and decides to put our applications in. After getting it turned in, it took them about 2-3 days to get back to us with approval. We then went in to sign the lease, which was explained to us and then we received

HPM seems to have a strong affinity for entering renters' homes when they are not there, which, as a woman living alone, made me extremely uncomfortable. I lived across the street from where I work with bosses that would allow me to leave if needed. The main guy at Humboldt Property Management would still try his damnedest to get me to consent to entry, instead of simply having a maintenance person call me when they were ready to work on my issue.

I manage a storage facility and have contact with many people and manage a few rentals myself. I always ask my tenants what their experience is with various management companies because I give referrals to people moving. I have always wondered why local property managers are so rude but it becomes more clear when I have posted housing for rent and get an overwhelming response from people who are highly undesirable tenants and the desperation level is off the hook and they become obnoxiously pushy. My daughter has been trying to work with this company for over a month to rent a home in Eureka with terrible responce and no luck.Money is not a issue with her trust fund and my bank account to help her move to finish college in Humboldt.By far one of the worse companies I have talked to.They are a monopoly in the area and in the long run are hurting the owners they work for.Don't waist your time owners or renters.

I'm writing this review solely based on my experience with HPM, and so far it's actually been really great. I was pretty skeptical renting from such a seemingly large property management company when we began looking for houses in Arcata, just because my husband and I had never done it before, and have heard lots of negative things about pm companies. I have to preface that I am an undergrad at HSU, and my husband telecommutes to his former job back home in Southern California, and we began living in our rental in late March.

Like the majority of these reviews point out, I also had a terrible experience with the agents and office staff of Humboldt Property Management in Arcata. I don't understand how they make a living. Based on my negative interactions with them and others here, I don't understand how these people even get business. It's like they despise the very same people who want to rent from them. Scumbags- the nicest name I can call them on here. They take advantage of hard-working people just to put more money in their fat piggy bank. They do not care once so ever about the person paying them to live in their "property". Don't expect them to ever fix something or replace something that is super outdated/not working properly...or if they do its only because it came to the point of it being a fire hazard. They will rob you of your deposit and don't believe in natural "wear and tear"- even if you moved into a place when they "forgot" to clean it and
