We are in the process of our property refinance, and only two questions that our agent hopes to get answers from Hudsonpm. However, it has been one month since our agent sent the requests and same questions were asked again and again, and Hudsonpm NEVER responded. We lost our 1st locked rate because of that, and now we are losing the 2nd one, it is totally NOT responsive.

I was inquiring about a home in Vineland NJ, this was the only home listed on the website. I filled out the application and sent it over to Hudson. I fully understand that the application fee is non-refundable, but I received a response informing me that the house I inquired about received multiple applications and they already accepted another applicant. I responded to the email requested the application fee back due to the home I inquired about not being available even thought there website actively showed it as available. I was informed they would not refund me the money, which I also provided

This company is what has to be the largest scam that has ever been. They never change their codes on their lock boxes which leaves anyone who has or had access to get back into the home. I am about positive I have not been the only person scammed by this company. The guy who does the lawns told me I was the 3rd person who had been scammed living in one of these properties in the last few months. Even he says he is sure that its an inside job. The most horrible renting experience I've ever had. My lights went out during memorial day weekend, and they refused to come fix them because it was a holiday weekend. So I ended up spending about a week without lights in my apartment.
On top of that, there was a horrible smell in the apartment, and their response was to bring some $1 air fresheners that did absolutely nothing.
I've only been living in my apartment for 2 months, and the maintenance guys know us on first name basis. There's always something wrong - from mushrooms growing in the bathroom, to walls leaking, to mold

Shout out to HPM! HPM has been our property management company for about 4 years, and they have been very responsive, knowledgeable, and quick acting. Unfortunately, our building experienced damage during Hurricane Ida but HPM has already filed a claim, scheduled plumbers, electricians, clean up crew and pumped out our basement during the middle of the night. They go above and beyond, and we are very grateful to have HPM. Thank you!

I was scheduled to visit a property in Philadelphia, PA. When I arrived, they texted me the “code” to the “lockbox”. I walk up to the door, no lockbox at all, there’s TRASH all over the porch. I honestly think the house is occupied. I called Hudson Home Management FOUR times, left FOUR voicemails. No call back / email or anything from a human agent. I honestly think this company is a scam and is stealing people’s info. Be careful!!!

Do not waste your time with the company or any of their properties. Schedule to view 2 homes. When I arrived at the 1st enter code to get pass for lockbox received message not available. Even though I received a text saying it was available that day. 2nd home didn’t have a code to enter to receive pass for lockbox and the house didn’t have a gas meter. This company is full of BS.

They were great and now they aren't. They cut my lockbox off when I'm out of town, based on one email. These guys have no balls. One board member complains that lock boxes look "ghetto" (our racist board member), and without a vote, lock boxes are cut and I literally cannot get someone in to care for my animals while I'm on a trip.

My question is why would you buy a home just to put it on display and pretend your renting it becuse it’s obvious that’s what your doing. This company doesn’t respond says that you can self view and to go on a waitlist that you will never be called from never answer calls or emails. This is the worse experience I have ever had trying to rent a house. My friends and I went to check out a house and we have some questions and we have tried multiple of times and ways to get in touch with someone but it is impossible. Imagine living in one of their houses and having a leak. Good luck getting that fixed.

Had lease since August 2020. Can't contact company! SEWAGE in basement. Live in Ohio. Company in Texas. Couldn't contact anyone. Finally contacted someone after over 50 phone calls and emails! Meanwhile, sewage still coming up in house! Then switched our gas and electric bills in their name, without our knowledge, and stay billing us for usage that we can't verify from the gas or electric company! Once again, can't contact anyone.

Negligent maintenance company and I am one of the owners who have been struggling to work with Hudson property management while they have been our maintenance company for thr past 3 years. Our 3 month building project took 15 months to complete with huge overage fees. The contractors hired ruined the common areas and left behind garbage that we need to clean up ourself now. That resulted in another special assessment. Upon requesting for financial documents, they still will not provide monthly statements and copies of receipts to owners. Property management is vital, especially during a pandemic. I'm extremely pleased with the response and efficiency of Hudson Property Management. They have been so responsive and have kept up with all of our concerns this year. They continue to address issues in a timely manner and they are making the best of all the technology/tools available on their portal. This company is managing a duplex down the street from me. They did a good job remodeling the property for rental. When they rented it however, in July of 2020, the renters have been total messes. They put tarps and palettes all around their carport, without building permits, but still have old washers, dryers, dressers, bicycles, cars, and junk all around their house. The police have been there several times and code violations have been filed against them. Two violations have been proven and charged against them, several others are pending.

The first being that we drove 4 hours ONE WAY to self tour a property that was listed on multiple sites, including their own, as being available. We tour the house and love it. You know when your kids start picking out their future bedrooms and you start imagining where the furniture in the living room will go? We loved it that much. I am president of my condo association and we hired Hudson Property Management (HPM) several years ago. We have been very pleased with their level of service, and I would give them my highest recommendation as a property management company.
They particularly excel in several facets of property management. First and foremost, they are excellent project managers. In cases where they don't have the expertise for a complicated repair, they will first start with an engineering report and act on their recommendation. For the love of all that's holy. Do not rent an apartment from these people. They WILLINGLY allowed me and my former neighbors to move into a building infested with bedbugs. The issue existed before moved in and there was NO disclosure. They were more than happy to take my rent money and yes-they treated the apartment (which they have to do by law), but the treatments were not effective. Anyone who tries to normalize a situation like this needs to try living with bedbugs and see how they feel. I had to walk away from the apartment leaving NEW furniture that was infested. My bed. All the reviews on Yelp are accurate. This management company is willing to break civil law to make extra money. They treat owners without respect and are unprofessional at all times. We've caught them lying over and over again. It's true, they'll remove people from their portal to shut them up. The owner makes wildly inaccurate statements and will stand by them even when he's wrong. The State of New Jersey should step in and shut this company down.
