Attempted to submit a rental application as a co-applicant with my dad who lives off of social security. Called to confirm my application was received and complete and was told that I would receive an email. Received an email 24 hours later stating that our application was rejected because it was incomplete. When I called to find out why it was incomplete, it is because they require documents that their online application doesn't prompt you to submit (ie - social security card, pet screening, etc.) so make sure you read the fine print. I was also informed that they were no longer accepting

As a property owner, Cynthia, Susan, Carmen and the other girls have been wonderful to work with. I recently had some water damage to my condo from the upstairs unit, and they were very diligent about following thru and making sure everything was taken care of, then rapidly getting a new tenant placed as soon as repairs were completed. I would highly recommend them to manage your rental properties.

I just wrapped up 3 years living in a Lodi Property Manahement apartment and had a great experience, particularly at the end. Throughout they were responsive and while I was trying to maneuver an incredible amount of details moving out, Carmen went above and beyond. She helped my mom find someone to help her move a large piece of furniture while I was at work, helped me coordinate a cleaning service and was overall reliably communicative.
I was impressed and grateful.

We've had nothing but positive experiences with Lodi Property Management. Anytime we've had a maintenance request (which thankfully has not been often), they send somebody out to fix it the next day. The maintenance tech is also extremely nice and courteous. The office staff are always nice when we call or go in. The resident portal makes paying rent and putting in service requests easy. Best property management company we've worked with so far (and we've had a few!).

We have had a pleasant experience with Lodi Property. The 1 year we rented, whenever we had an issue it was taken care of in a timely manner.
Carmen, Cynthia, & Susan have all been very helpful & pleasant to deal with. Rental costs have gone up so we decided to purchase instead of continuing to rent. If it wasn’t for us buying we would have stayed with Lodi Property.

Lodi Property Management is hands down the very best. Professionalism, courteous caring staff, Timely Timely Timely .. super responsive..easy to connect with and they always send the best contractors from roofers to plumbers to landscaping who ,without fail , treat the tenants with friendliness and demonstrate dependability to get any job done FAST!!! I have toured 2 properties from them, both of which were rented within 24 hours of becoming available. The rep was somewhat knowledgable about the property, but seemed disinterested in finding out about my needs or concerns.
I had my application on file for approximately 3 weeks and had expressed interest in 3 other properties, one of which declined to accept any of the applicants. Of the remaining 2 properties, both were removed from the available property listing days before their stated availability. They seem to already know who they will rent to and only go through the motions to appear above

It’s a typical Lodi German business. They break state laws still posting “no section 8” on their listings this summer. They treat you like you’re purchasing a home by requesting your last 6-12 months of bank statements, IRS transcripts, and more! If you’re Hispanic they will only rent to you in the east side and if you’re black they will do the same or simply tell you the unit is taken.

This agency lies and scams. We had a health code violation and they told us it was safe. I got a copy of the health report which said it was not. They lied again until I showed them I had a copy of the report. If you get placed with the following people, be careful: Carmen, Cynthia, Susan, and Joyce will all lie to you. I have copies of emails and files if you think I am exaggerating. I STRONGLY urge you to be safe and avoid this rental agency. If this all sounds too crazy to be true, reach out to me, and i can show you. I kept files documenting it all. Avoid at all costs.

I am a middle aged, professional adult with a six figure income. I called to inquire about an available rental and was shocked at the treatment I received. They are clearly slumlords used to dealing with groups of teenagers trying to scratch together enough provable income to rent studio apartments. Their staff was intolerably rude and short on the phone and it is quite obvious that they would make absolutely awful landlords. After reading the reviews here I am glad I decided to not pursue a rental with this company. Avoid at all cost unless you are in-fact a group of minimum wage teenagers attempting

Very shady business practices, such as immediate rent increase after requesting repairs or other retaliatory actions. They talk to you as if you are the stupidest person on earth, NO RESPECT AT ALL for the renters when they well know they have a job because of us. Advice for renters: check California rental rules. These people at LPM sure are always on the wrong, violating a lot of laws that renters do not know are there to protect them. Beware when dealing with them.

I would recommend any other rental company or craigslist to try to find a home for rent by owner first of all Lodi property is bad all around if there is one house/ apartment for rent they will take as many applications as they can and it is a $45 application fee per person then only choose one person/pair. That's really messed up for people who don't have a lot of money even though they choose me for the rental they did tell me there was 5 other families who applied for this house so assuming one person applied which usually it's 2 (mom/dad) that's $250-600 they collected just

If I could give Zero stars I absolutely would. I found a house on Trulia fell in love with it online. Scheduled a appointment to look at house it was what it was online perfect. Filled out the application plus some. Turns out we were the first family to have a finished application, according to them the family knew about it. A week or more went by and still no word. All the while another house came up with them since we paid our $90 we decided to look at another property and have our names in on that property while we waited for the answer on the other property. Renting from Lodi Property Management has been nothing short of a degrading experience and we have been deprived of basic working necessities. They don't care about the condition of any of their properties and always do the bare minimum. When I go to ask for help in the office they are always condescending then continue to act like they owe me nothing even though we've rented from them for years.
I have also witnessed them being extremely rude to a spanish only speaking person who came into their office inquiring about a property to the point of that person just walking away and leaving

This place is sub par when it comes to rentals. Although they never bothered us as tenants, move out was okay, the inspection went well....then we received the receipts for repairs and what not they needed to make when we moved out and I noticed small things that were rather pricey attached to our invoices. Now I'm not going to get hung up on this, but I'm disappointed to see they charged us for the purchase and labor spent to buy paint that was store in the house improperly BEFORE we even moved in. Among other things...

Lodi Property Management is scamming people out of their money! Rude very unprofessional and contradicts themselves. Was told I would be called to view a available property then told they are no longer accepting applications!? How are you accepting applications before you can even view the property!? I am not going to pay you $70 before seeing the property, then decline the property because it is disgusting! They use old images online and flat out told me I had to submit an application before I could view the property! I have contacted the BBB as well as the Lodi News Sentinel as I am pretty sure
