I have been at my current unit for over 5 years and I can not say enough about Ed and Park One Properties. They are responsive, professional, and have been very understanding to my situation especially during the pandemic. During the past 5 years I would not have wanted to live any other place. Being that I am in Oakland I have always felt safe here. And if there was ever any problems at the property, Ed and his staff have always been on top of handling matters in a timely manner keeping residents safe and everything in order. This property management company is completely unprofessional and should not be in business whatsoever. Absolute slap in the face having to deal with these awful people and chances are they are overseeing you're property because the slumlords need them to do their dirty work. Usually bad people join forces together so its not surprising. Its people like this that make this beautiful world look ugly. They should be ashamed of themselves and thats an understatement.

We were interested in a rental, and they emailed us saying they are removing it from the market and relisting it next week, at a higher price, since there’s demand for it.
How rude/shady/greedy can ya get? List a place as a price, rent it for that price- seems fair right?
I wouldn’t list something on FB marketplace and then remove it and raise the price just cause a few people show interest.
I’m out, park one- good luck.

They were saying to return full deposit after we lived in 6 years (we had mold issue and water leaking from upstairs, no hot water several days)
They ended up charging us cleaning carpet and cleaning outside. Those are all cosmetics they need to do anyway in order to welcome new tenant. Why we have to pay?
They don't even return half of our deposit.
What a cheap people.

My husband and I relocated so we had to find something to rent pretty fast, at first, everything seemed okay. But there was a lot of confusion with the staff.
First, I was told I could pick up our keys at the office by appointment, then when we arrived in Norcal I was told I couldn't - luckily we had not moved in yet and they were able to leave the keys in a lockbox.
Second, our mailbox key and garage key did not work correctly. (We were also not told what parking spot until a few days later). After a week, the maintenance man did come to fix numerous issues that were requested by the

He assured me my rent would not increase. I have been here 40 years this year. Never been wrote up, never missed rent or late in 40 years. I got letter saying that my rent would increase by 90.00 dollars. I'm on section 8 housing am legally disabled, I am senior citizen . I'm Ex military spent 2 years at osan airforce base Korea.

I've been in the Bay Area for 7 years, rented from Park One for 1 year. This is by far the worst experience I've had.
We were told our unit was being inspected from 2-3pm the day of our move in, and that there would be a lock box at the property with our keys. I left work early so I could arrive before the end of their work day. The lock box was "out of battery" so it wouldn't open. I called the manager and he said he was driving to get lock cutters and a spare key to get into the apartment. Park One managed my rental property in Walnut Creek and I regret that I used their services for as long as I did. My main complaints are their lack of communication/follow up and poor assessment of rent in my area. On several occasions, the leasing manager, Chris, failed to respond to my emails. Recently he was supposed to have my tenant sign a lease extension, but he never emailed me the copy until I followed up with him two weeks later! When he finally emailed the copy he gave no explanation or apology for the delayed communication.

We rented a property Park One manages. We only stayed in the property for 4 months. The only saving grace of Park One is that they did let us out of our lease but it doesn't excuse their practices during the 4 months. I meant to leave a review when we moved out in early 2019 but forgot in the haste of trying to get out of there and waiting to get our security deposit back (what they would give us) before posting the review. I was reminded when I saw that the same property is up for lease again (I wonder why the other tenant moved out after just over a year).

Was harassed by staff that accused me of having male company over, even had them take a picture of a man that I do not know and send it to me stating that this man has been seen entering my unit.
One time I suspected that there was bed bugs in the unit and I emailed them right away to let them know and I got an email stating that next time if I don't report a bug issue right away I will be responsible for the fumigation etc. I ended up just taking care

Agree with rating by Molly W. Park One seemed to always avoid our calls during the time that we had problems with our tenant whom they did not find for us. Then they had the audacity to criticize our property stating it was not worth it and to sell the property. This property, albeit dated, is our family home that the children grew up in. The way they informed us that they did not want to handle our property was very rude and condescending. There was no "management" done in our view. Property owners beware.

We're moving into a property that Park One manages. The place was left dirty with urine stains in the toilet, dirt in the drawers, dirty carpet with a moldy smell and dirty windows among other things. My wife went to their office to ask that the property be properly cleaned. It was the manager who took a defensive posture and said something to the effect that no matter what he did, we wouldn't be happy and that he could "unwind" the lease before placing all blame on the owner of the property. I'm a physician with little time for this kind of drama. I need a habitable house

As a tenant, I can't say I'd ever recommend Park One Properties. They are incredibly responsive for things like leaky shower heads and broken ovens, but don't expect the sprinklers to work, or patio lights to shine, or even the blinds to have a handle. If it doesn't directly affect the functionality of the house, truly, they don't care. I had a difficult time figuring out if the owner was cheap or if the management company lagged, but it literally took a whole month for my garage door to get repaired because "the owner hasn't made a decision yet."
