By having a team steeped in knowledge that has not only their fingers on the pulse of this everchanging Real Estate Market but are also experts in contract negotiations.
We submit applications to a third-party impartial company to obtain credit, background, eviction history, rental history and employment verifications. A reserve account is for incidental expenses that may occur after an owner disbursement. The current reserve requirement is $300 on multiple properties under the same ownership, or $500 per single property.

I have had many different landlords over the years but Clients First truly does offer exceptional service. Anytime I’ve had a service request, it is answered promptly and fixed very soon after. I only suggest that if you are considering a possible longer than 1 year stay, then to sign a lease for 2 years +. We’ve had our rent raise every year now for three years. (100$ each time). But we continue to stay bc we know it’s worth paying for!

Clients 1st Property Management has managed my rental properties for over ten years. They have managed repairs for water leaks, handled bad tenants, had gutters cleaned, hired painters, and continue to run monthly inspections on the house. They are the best property managers.

We have lived here for 2years and hope to stay another. We knew it was an older house going into it, but we feel safe and the cows as neighbors are the BEST! The Management Team is always friendly, responsive, and will try very hard to help you. Our only complaint would have to be the inconvenient walk-thru inspection every 4months or so.

I recently had a plumbing back up and 1st Client reacted very quickly getting contractors there to fix it immediately. I am so appreciative of the quick response and follow up. First the plumbing contractors fixed it then promptly cleaned up any mess. Then another contractor came out to extract any water and pull up any wet padding. A few days later they came back and replaced the padding and put the carpet back down. I am so happy as a renter to have such a great property management team. I appreciate it!

I rented with Client’s 1st from Aug 2018-Feb 2020 and had a great renting experience. Janet was very informative and responsive when I reached out. The property I rented was really nice and well kept. Like any property, I had maintenance issues arise; however, all issues were always handled in a very timely manner through the tenant portal (also paid my rent through this portal). When my lease was coming to an end, I needed to extend for another month and Janet made that process very simple. I followed all move out procedures and received about 90% of my deposit back. I would definitely rent
