Protocol Property Management is one of Puget Sound's leading property management companies. For 25 years we have been managing rental properties for investors and homeowner associations in Seattle and the Greater Eastside. The property management services we offer in Seattle, Bellevue, and the surrounding cities include single-family rentals, multifamily rentals, commercial property management, and homeowner association management.
These areas are currently undergoing a real estate boom with developers adding over 50,000 rental units by 2018. While much of the rental demand is driven by the rapid expansion of companies such as Amazon and the population growth, the Puget Sound region has not seen a construction boom of this magnitude since the late 1980s.

Services
The Puget Sound region is a hot spot for real estate investors. With the population of Millennials growing to over 850,000 in the region and the number of people turning 65 rising from 25,000 per year in 2010 to 44,000 per year in 2020, renting has become the norm and the demand for rental properties will continue to increase.
Please be advised that emergencies that turn out to be non-emergencies, there will be $85/hour administrative fees (1 hour minimum). The Emergency Maintenance Number is for Emergency Maintenance only and should not be used to request normal maintenance. Do not call the plumber unless you are unable to shutoff the water and the water leak is causing damage to the house.
Please review the screening criteria below before submitting the rental application. These are general criteria only. For specific criteria on a home you are interested in, please call us directly to discuss. Each occupant age 18 and over must fill out an application. This includes both spouses and all other occupants over the age of 18 - including children.
Rental housing has always provided a broad choice of homes for people at all phases of life. Some of the interesting rental facts are almost one third of all U.S housing is rented, 43% of millennials ranked job opportunities as their primary motivation for moving and renting, and the median rent list price over the last five years in major U.S. cities such as Seattle has steadily gone up.
The landscape of community associations living has changed significantly in the last few decades. Today, living in a professionally managed community has become a lifestyle choice for homeowners in the Puget Sound area. Homeowner and condominium associations are no longer a rarity but common features of many communities.

Critical: Professionalism, Responsiveness
Was asked to write a positive review the day we moved in because someone left a bad review. That was the first red flag. Ann has been very unprofessional and belittling for no reason since then. If you have the option don’t do business with these people. “Ann” is the worst.

The manager Ann Chung asked us for a $ 1500 deposit which she told us that if the lease process was not completed correctly she would return them, the lease process was not carried out because Mrs. Ann wanted to rent us a place that did not meet our requirements , we decided not to continue and we asked for the money back as it was in the agreement of the beginning and the lady did not want to return our money! She did not comply with the agreement that she signed, she did not answer our calls, then she threatened to call the police and tell them that we were harassing her just for calling her

This is a scam company. Found house for rent on Zillow. Agreed the price with lady with name Ann (she doesn't even specify her last name anywhere, but google search gives: Ann Chung, owner). She told me to pay application fee for screening. I did this. On the next day having that I already payed application fee they proposed me to rent the same house for higher price !!! I refused. She said that in that case she is free to rent the house to someone else for higher price or if I still want to rent the house for lower price I need to "secure" it by paying deposit worth of 1 full month rent but without
