When considering investing in a home, it is critical to know the condition of the home's systems and components, such as air conditioning, heating, electrical, plumbing, and structural integrity. Home inspections for 'Sellers' are very similar to inspections done for 'Buyers' (see above info.)

This service is provided to a seller of a property that has concerns about what may need to be addressed in order to make the property more marketable, or simply is wanting to know about issues or problems that may be found in an upcoming inspection that is ordered by a prospective buyer.
Services
When considering investing in a new home, it is critical to know the condition of systems and components, such as air conditioning, heating, electrical, plumbing, and structural integrity. When you have a home inspection, you are getting a 'third-party' verification of the condition of the building.
The primary difference is, that this service is usually provided to sellers of properties who have concerns about what issues may need to be addressed prior to selling the home. The inspection can help inform sellers of the items that may show up in an upcoming inspection, which may be ordered by a prospective buyer.

Was prompt and professional, seemed very knowledgeable, understanding, and thoughtful. Noted things that were noteworthy in a manner which expressed importance and which items should be prioritized with photos and PDF as well as oral summary.
Service: Pre-listing inspections

Seemed friendly and knowledgeable but failed to mention that floor joists were a very unusual 48" on center which led to significant sag in the subfloor and an expensive fix. He also failed to notice substantial water damage around the water heater/furnace platform. He will make no effort to explore your entire crawl space. May not have your best interest in mind.

They said everything was ok when I purchased my home. In the inspection report the roof was in good working order and there would be no problems. On the report it said there was only 1 layer or shingles and the flashings were in working order. This was all a lie! Come to find out, there were 2 layers of plywood and 3 layers of shingles on the roof. The flashings weren't attached properly so water ran straight down the side of the house on the inside of the siding. The roof was spongy and rotted out with massive water stains. Not only was the roof bad but the electrical was also bad. I have had

Tom Kranz was excellent, he has been in business over 10 years. We have used him for 2 home inspections. He is thorough, very knowledgeable on many different areas, and very professional. He will give you his honest opinion, and talk with you about each item and give suggestions on the best way to handle. I highly recommend Tom.
