Our one and two bedroom floor plans feature spacious interiors with private bedrooms, fully-equipped kitchens, and convenient amenities like a fitness center, washers and dryers, modern electric fireplaces, and a den.

From our location, you'll have easy access to M-43 and M-131 Business. These apartments are only 5 minutes from Western Michigan University and are within walking distance of many downtown pubs, taverns, eateries and shopping options. The Kal-Haven Trail is also just a short bike ride away. We are pet-friendly and select floor plans are fully furnished.
Services
We allow 2 pets max per unit, and only cats and dogs are allowed. There is a $350 non-refundable pet deposit, and pet rent is $25/mo per pet. Restricted dog breeds include: Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, German Shepherds, Siberian Huskies, Wolf-hybrids, or a mix of any of the above.

Worst people to rent from. Rude service from the management, if you can get anybody on the phone. Then, they're either no help, or completely clueless about anything. Any repairs, be prepared to make at least five phone calls before you can get anybody. The parking is a joke as well. Do not rent from these people, and from any buildings they own

I have lived here for a few years and really enjoy it! It is walking distance to everything in downtown Kalamazoo. It is also pet friendly which is perfect. You cannot beat the price for the location...with all of the new construction going up you will not find anything better for the location or price. The staff is really nice and goes above and beyond.

Living here makes me glad that I work 70 hours a week, just so I don’t have to come home to this place. I figured I’d get myself somewhere nice to live since I wouldn’t have time for much else, but instead I’m paying more than a thousand dollars for a run-down apartment. Don’t even bother calling maintenance or management for any problems, they won’t fix anything and only send emails threatening fines. I feel cheated out of my money. Yes this is a throwaway account, I just don’t want any retaliation fines from management.

So I’ve rented in different cities and have even been a landlord myself and this is hands down the most disappointing and expensive place I’ve ever lived. The only pro is that it’s close to downtown. That’s it.
Management was super nice and responsive... until we moved in. We have been submitting maintenance requests via email, phone, and their online portal since we moved in over a month ago and things still haven’t been fixed. The air conditioning in the entire building has gone out 3 times in a month on 90 degree days in the summer, our personal air conditioning in our unit has been

Living here has been very disappointing for how much money we are paying. Lots of maintenance issues with the both the unit and the amenities (parking, courtyard, lobby, etc.). Will update my review as the year progresses.
Update: After reading through the reviews, its apparent that there are 5 star comments left by accounts that are obviously fake based on their review history (jumping around different points around the world, referencing the wrong apartments, improbable number of reviews for renting apartments in a single year, etc.). This is not doing anything to improve my opinion of the management

Extremely poor management with poor or no communication; misspelled my name the whole time I lived there despite me correcting them; chewed me out for not sending in paperwork that I had already sent them; never responded to a maintenance request I sent about a leaking window during the polar vortex... I could go on. The parking lot is rarely plowed during the winter, and when it is, it's not done in a timely fashion. Things were stolen out of my basement storage as well. I decided to move out because I was paying way too much money to live somewhere that made my life more difficult.

I just recently moved into The Falls and I like it! There were a few minor problems when I moved in but the maintenance quickly fixed them. As for the staff I think that they are very personable and fun to talk to. I'm not really sure why everyone talks so negatively about this place. From my past experiences I have learned that NO apartment complex is perfect. Everywhere you go there is problems, but its how you deal with them. Give this place a chance. Its not perfect but its not as bad as everyone says!

ANSWER: A morally bankrupt management company would.

This place is horribly mismanaged and unkempt. I lived there for 2 years, thinking the location was great, but man was it not worth it. You can't get a soul to answer your emails or phone calls when you have an issue (like them charging you extra for a "risk motivation" fee each month). When you finally go to the office (which is at Foxridge or Waverly Place, depending on the manager of the month), the staff is mostly unhelpful as you are at the satellite location and they are "overwhelmed" by their work. Below a 1 star rating. Avoid living here. They do not maintain the grounds or the building itself. The stairs and walkways are not always plowed in the winter. The inside of the building is filthy. Management is hard to get a hold of when needed and when you do they are not helpful; can also be rude at times. Maintenance is horrible and leave your door unlocked when they are done amongst other things. They are overpriced. They do not return your security deposit. Security deposit not returned. Please live anywhere else in Kalamazoo.
