I have lived at Arboretum for 3 years and my roommates and I have had no problems. Maintenance is quick and management is extremely helpful!

Maintenance was always late, security is a joke, you never know if management will show up when they say. There's a reason it's cheap

Very slow responses to Maintance, and didn’t do a good job in regards to keeping the apartment in working order for move in.

This is the only apartment complex I have ever witnessed that does not have a cancellation policy. They make you find a person to sublease from you and regardless of when the contract is signed over you are still held accountable for any damages?
They may look decent from the outside but they are tattered on the inside. Constantly smells like urine in the stairwells and the front doors are either broken or open. $450 / month for something like this isn’t worth it at all.
Oh and not to mention on Emajean street every other night someone gets shot or hit (the entrance to the Arbs). Worst place

I have lived at the arbs for 2 years! i have enjoyed being here both years. living here is very convenient for being a college student. their club house also has a 24/7 gym which is perfect!! only great experiences so far😁

I have lived in the Arbs for half a year now and it has been great. Very spacious with nice back porch. A lot of football guys and overall really nice neighbors that are around same age. I wish I moved here earlier, the office staff is very nice and the pool is the best in the summer.

When I first signed I was told that internet was fast and included, my roommate left a review on Facebook after complaining in the office about the slowness and lack of being able to even connect, and they told him it was only meant for hw purposes, not highspeed... it says highspeed online, they tell you that when you come to sign. You're gonna have to get an internet plan. An employee commented on my roommates review saying simple to buy internet like everyone else and to stop complaining, and then ended up taunting him for complaining in the first place because it's "so easy to

I like how they advertise a pool and hot tub but actually don't open it until well into may, and close it as soon as it gets kinda cold, also the water from the tap is seriously gross, there is brown sludge that came out of the sink for the first few months, it still stains my water bottle yellow and I swear it makes me sick, I can't wait to get around to testing it, doubt they will do anything about it tho. Great place if you want to sneak another person into live tho, they don't seem to care how long and how often a person uses the visitor spots. Also the people in the office are

Apartments are very old and run down. They are not worth what they charge. It's a pain to sublease out and they charge an extra $200 to sublease even though they don't do anything to the apartment. The appliances are super old and don't work well, the flooring in the kitchen of my apartment was not put down properly, the bathrooms were disgusting, and although the pool was nice the hot tub was not kept up. The staff is rude and unhelpful. There was also a hornet problem on the porch, the entryway was very dirty and smelled bad, and the door the building didn't lock.

If you don't mind not being able to use the internet due to them being to cheap and not expanding bandwidth then this place is for you. Basically any tiny internet task, such as checking emails, is a struggle. The Staff is wonderful and they have a nice gym but the internet is absolutely dreadful, so dreadful. So as long as you don't need to do any research for papers, check your emails from your professors, or attend an online class then you will enjoy this place. . .
