We are a family-owned and operated property management company, specializing in building and managing apartment communities in Chico for over 50 years. A 3rd generation company (and going on 4th!), we have worked hard to create a team with the same Chico community values that we grew up in. From real estate professionals, builders, developers, and more - we have perfected our craft in property management in a way unlike any other.

We cherish this town: the traditions, the history and most importantly, the community. We think you'll love living with us. In the 1950s, our founder and grandfather, Merle Webb, was an agricultural and woodshop teacher at high schools in both Chico and Orland. Being the skilled carpenter that he was, he began building houses in the summer to supplement his teaching salary and soon realized his real potential as a builder.

I'd give zero stars if I could, I applied for an apartment and paid a fee to be put on a waiting list...only to be called on my birthday to be told I needed a guarantor....???? Great rental references from a MUCH nicer complex in another state, good credit and above average income....??? Wish I'd read the reviews first, I could have saved myself 30.00. My previous apartment complex has strict credit and background requirements, and when I left after 3 years to come to Chico I got my deposit back and was told that if I move back to the area, they hoped I'd rent from them again. The only bad part for us was at the end when they tried to get us out of our deposit. We lived there for a year and had a good time with the pool and gym, and even won their raffle, and they fixed our stuff promptly. After moving out they tried to pin cat pee stains on us that were probably from the previous tenant, and we had left the area so we couldn't validate what they were saying was there. After a month of calls and slow communication we got our whole deposit back, maybe because they were tired of dealing with my requests for receipts to validate their charges. Sad to leave on a bad

Pretty sad when management can't help you get a proper working dishwasher when you pay $1100 a month ON THE DOT EVERY MONTH.
These people are a joke!

Apparently If the dishwasher is spraying water then it's working properly...and if I have dirty dishes, to remember that it's only supposed to sanitize not scrub the dishes for me.

These apartments are horrible, the people who work in the leasing office do not respect their residents. Brittany from Mesquite entered my apartment using the key and accused me of racial slurs and violating the leasing policy based off of hear say from others who were lying, because a guy named Eric Turnipseed confronted me after I took a photo of his license plate due to him and his girlfriend driving extremely fast through the apartments and almost running over me. This was not the first time they had driven like that past my area that I reside in. The guy approached me in an aggressive way

I live there for six years and was a beautiful place to live everything was good the old management from Jon I'm Pat and Tammie it was a beautiful after they left the whole complex him down the hill just a good thing Mws it's a good company I give them the credit the little chip in the Pliance it is old over 15 years old they have the best customer service does the new management is not good

We absolutely love living here. Management is so nice and always takes care of any issues we have within 48 hrs. A lot of families and small children (including us) The front office always has little parties and raffles going on. The office is always so nice to us when we walk through to say hello. The playgrounds are so cute and we love the dog run. The gym has been redone and now is even bigger. LOOVE the new equipment. Pool is always clean and well kept. It is always quiet, we rarely even hear our neighbors.

Horrible absolutely Horrible. Before we moved out I had a cleaning lady come and go over the apartment from top to bottom. This was a lady that was recommended by management. I had a professional window washer come and do the windows in and out and a carpet cleaner come.and do the carpets. Imagine my surprise at the walk thru when the apartment was not cleaned to their specs and Andrea or Angela or what ever the managers name is found a piece of lint on the top of the washing machine drum. She ran her fingers over the slats of the blinds and said she could feel grit. Couldn't see it but she

I would never rent here again! They are dishonest, unprofessional and difficult to deal with. They will find a way to keep your deposit, so beware before you put money down! It may have once been the place to rent in Chico, but not anymore. They have no knowledge of what is happening on their property!!

Do not ever live here. It looks nice enough from the outside but don't let it fool you. For starters we were locked out of our apartment at 1 am. Our pet was inside we called the emergency line 5 times that night until we resorted to actually having to break in to our own house. The following day we called the management and they told us they never received a call so it was our fault and would have to pay for all damages. I even showed them the calls on my phone. The management reeks of Incompetence and there motto is definitely NOT customer first. When moving out they then scammed us again

Don't let the pictures fool you. This place is ruled by incompetence from the top-down. The buildings are falling apart. It's so obvious that the management no longer cares about investing in the property. Five years ago, Mission Ranch was the place to rent. In the last two years, it has been totally taken over by drunk college students. A major selling point for the property used to be the gate that made Raley's very conveniently located, yet they have had to remove the lock twice due to vandalism so now it won't open at all. Last I heard, they are talking about installing
