This combined with a simple fee approach, highest resident qualification standard and actual price subcontractors helps protect your budget.
1. Make 3 times your portion of the rent (gross) or 5 times (gross) for Co-signers or show you have 3 times your portion of rent via trust, financial aid or a combo of each in a bank account you have access to. 2. Have a 680 credit score or above for automatic approval. If you have a 600-679 score, we will approach the owner on a number basis only for approval.
It is common for people to put down holding deposits before physically seeing the home. Please note that when you put down your $500 holding deposit site unseen, there is no backing out without potentially losing your holding deposit. Our Chico property management services are extensive and tailored to your property and your investment goals. NVPM full service property management plan takes care of everything from leasing to maintenance to management. We'll handle the marketing, screen the applicants, and conduct regular inspections to ensure your tenants are following the terms of the lease.

I have not been a tenant under this property management company but like many others in Butte County since the fire, I have been in search of a place to rent in such a competitive market during stressful times. This is the first local company that has taken the time to explain things to me in full detail while being patient, kind and professional. I cannot say how it would be to rent from them but initial contact and the way you are initally treated is important as well. I moved into a property managed by NVPM in October 2021 the move was very easy . I was extremely busy and had no time to really stop in to communicate, they were very patient in this matter and really took a lot of stress off of my shoulders by simply doing most of our communications online . I will say they had a bit of paperwork to go through and sign and many revisions and addendums to go through, other than that I have lived at my new place for a few months now with zero issues. Worst and more unprofessional property managment company ive ever dealt with. Not only was the guy 20 minutes late but then was super arrogant and rushed us let us see the how no exaggeration maybe 3 minutes then made us leave as he drove off reving his engine speeding through the neighborhood because he had another listing even though we made the appointment after a month of being blown off repeatedly. He knew nothing about the house didn’t know the rent price then all renovations we had been told were done and why we had to wait so long for the property come to find out nothing had be renovated

Any maintenance request was done in a timely manner. Any issue with AC was fixed withing a couple of days if not the next day after it was reported. The only exception was a fireplace issue but that was due to lack of availability from the contracted company.

I was lied to, had to go down to their location and demand my application fee and security deposit back. The rep showing the home was touching personal property and taking pictures when she should not. She said my husbands income would count then they denied us. They are very unprofessional. They did finally give me all my fees/deposit back as they knew they had treated us poorly. I WOULD NOT recommend.

Horrible property management, over a week and they refuse to approve a needed repair job leaving the house without a working kitchen sink for 10 days. The first time we reported the issue they didn't even send a real plumber, only a handyman who didn't fix anything causing things to eventually get much worse.

We were supposed to move into my mother’s property this month but instead of sending the current tenants a 6 month renewal last summer, they sent them a 1 year renewal (without the knowledge of the owner, my mother) so now the property will not be available for an additional 6months. I have been unable to find another rental to move into in the meantime and I have been forced to purchase a TRAILER to live in because this company screwed up the lease and left me high and dry without a place to rent. They are refusing to correct the situation other than waiving the management fees for the property

I am a property owner with NVPM currently managing the house. Everything had been fine, the tenants were fine but at renewal time, I requested a SIX-MONTH lease renewal with very little increase in rent as I had planned to let a family member to live there. NVPM sent out a ONE-YEAR lease and now won't do anything to correct the situation. Tenants won't move because they legally don't have to, rent is below market value, and it's a great house. Communication has been poor to say the least. NVPM keeps saying they're waiting to see if the tenant will find a house on their own but do not have a plan

How could nvpm improve? well I don't know that they could really get much worse, so their options are quite unlimited. maybe start by answering the phones, or showing up to scheduled walkthroughs (3 times they did this to us.) they could try to avoid ignoring maintenance requests for water leaks that cost us hundreds. just a few suggestions off the top of my head.

This “property management” company is very unprofessional to say the least. The communication to tenants is nonexistent. You could set something up with them but they will not stick to the time you decided on, if they even end up showing. During move out, they simply asked if we wanted to know the process of doing so through text message, when they… should already be providing that information to every single tenant that moves out of their properties. I will not be recommending these properties to anyone I know and I’ve lost respect to those who “run” the company

Customer service is almost non existent. You call/leave messages and never once receive a call back. If you go in they are unwelcoming, unfriendly and your requests are made out to be an extreme inconvenience to them. I’ve turned in paperwork to be filled out 7 weeks ago with questions regarding the house I’m in. They haven’t done it because they don’t know anything about the house.... Poor management. I wish I had read these terrible reviews before renting from them.

Our house is incredible and we love the office staff! They are super busy as their company is expanding yet they always answer the phone or call you back. Any problems they gave fixed and we enjoy renting from them!

Please check your emails, respond accordingly, and treat tenants like they matter. We have not received any notice for a little more than a month regarding refrigerator shelf replacements, etc. The equipment they supply is of the cheapest brand I’ve ever seen. We live in an overpriced place for ameninities that are two/three star quality.

We were so excited about our new place until we had an issue and needed it resolved. There are rats running around the attic keeping my roommates up all hours of the night. Our central AC has been broken since we moved in and August and they have not made any progress in fixing it. My roommate had to buy a window A.C. with his own money and was… never reimbursed. This caused a $290 pge bill which they will not help with. Now that winter is here, we cannot use the heater due to rat feces and dead rats accumulating in the duct system. I have left multiple emails and voicemails and none of
