Please read all of the reviews before signing. They give great tours but as soon as you sign your experience is nothing like the tour. My apartment was filthy, the closet door was broken and there was food on the kitchen walls. The management has no heart, they do not care about the residents at all. They only care about the money and they send the staff to relay every message. They will not speak to you directly. Do not sign here. I would not be making a review like this for no reason. Just moved in about a month ago and overall it's been a great experience. There we're definitely some initial issues around the time I moved in but overall the staff has been extremely helpful in making sure me and my roommates are as accommodated as possible, especially Peyton who has always jumped at the opportunity to assist me every time I walk into the front office. Definitely would recommend to anyone looking for nice and affordable student living.

READ THE REVIEWS BEFORE SIGNING. This is honestly the worst apartment I have ever dealt with. The front desk staff communicated wrong information to me for about two weeks and the managers did nothing to accommodate me. I worked at an apartment complex last semester and these types of issues never happened and if they did slip through the cracks the management took care of it. They only care about money and I wish I never signed at this place. Do not let the tour fool you. One of the front desk staff is great, she is the only person who tried helping me. I would never suggest anyone to live here

I was a resident here at the Forum from 2020-2021, and if could give negative stars I would. Don’t believe the people who say this place is even just OKAY, it’s not. We moved in and there were a ton of bugs that we had to exterminate ourselves, plus trash left over from the previous tenants that The Forum didn’t clean. When we moved in my closet shelf was broken down, I put in a work order immediately. They said they would have it fixed in two weeks, two weeks turned into 3 months. They kicked people out of their apartments during the winter storm because of damage, didn’t give them a place

I lived at the forums august 2020-July 29 2021. I received charges for prior damage that had been reported as well as a $195 mattress fee when the mattress had not been damaged. And i have photo and video evidence as well as date stamps of the prior damage as well as the video proof of the mattress not being damaged the day I left that apartment with a time stamp on it. If they want to replace the mattress in the unit for cosmetic reasons or reasons other than damage that shouldn't be charged to the previous tenant. That doesn't even make sense.

I honestly would give this apartment zero stars if I could. There were problems starting before I even moved into the unit to after. I was first put into a filthy apartment with flies, vents that haven't been changed in years, etc. It was so bad we had to sign a new lease and move into a new unit. This unit was a modern so a little better. However, there was a roach infestation and things kept breaking down. Maintenance took ages to come take care of the problem. Management tried to reassure me they were fixing the gate. However, they probably had it closed for three days my whole year there so

The tour was wonderful. I was a walk-in and was able to be seen immediately. Jocelyn knew the complex like the back of her hand. She was extremely thorough, well informed, and answered every question. The amount of renovations going on were quite conserning, but Jocelyn's knowledge of the property and confidence were very assuring. You should definitely at least check this place out!

I'm not going to lie at first I hated this complex. I had a hard time with the moving process but after i talked to Kirklin (leasing manager) I just felt in love with the place. He is so helpful and always ready to help. Even when I was yelling and being frustrated, he stayed calm and tried his best to help me. Honestly he is the only reason why I renewed my lease for another year.
I really love this place and the people who work there. I highly recommend.

I moved in august 2019 and now moving out in July 2021 and I am so happy that I am moving out. I’m a computer science student and basically just stay in the crib and study a lot and i still has a bad experience living here, the summer of 2020 our ac was out yea the whole summer! and they refused to replace the ac unit until it was time for new people to move in in august. The gym and the pool were closed for a year of my two year lease maybe even more seriously. If you’re wondering why I stayed there for 2 years, 6 months after I moved in they asked me to resign a lease for another year and

I just had my tour at forum apartments to check the 4*4 classic room and let me just say that this room have actually exceeded my expectation and I love it. my tour guidance Payton was so sweet and nice she showed me around the room and explained to me about the payment and all so that was great. I cant wait till move in date so i can see what this apartment have to offer but so far great experience

Great Experience loved the property the whole office staff was kind welcoming and helpful.
Payton helped us and I enjoyed the tour also she explained things well this is my daughter’s first time living alone and it can be scary many questions and doubts but she was wonderful.
Would recommend them to everyone!

Forums has been the worst place I've lived at, and I've been here for 5 years. As someone who works in customer service I understand there are a lot of things you can't control and a lot of things out of your hands but Forums doesn't care, all they want is money. They give you the run around for everything. Its pitiful, I will literally make sure I can save anyone their time and money from living here. Only reason I have been here so long is because of pricing and not wanting to deal with the process of moving out and back in till I'm done with school.

This has got to be one of the worst student housing apartments in Denton. The management is horrible, everything breaks constantly, charges for every little thing. THEY DO NOT CARE ABOUT THEIR RESIDENTS. The amenities here are trashed and dirty. When we signed the lease they told us the gym was getting a renovation but it has not. The pool and hot tub are always dirty. Other residents leave trash everywhere. You have to complain to management 10+ times for something to finally be done. If you can do one thing for yourself do not live here you will get what u pay for.

8/2020- Move in day was a mess. Broken toilet seat, a shower that didn't drain, dust an inch thick on ceiling fans and in window sills, couch was filthy, pulled off the cushions to find the precious owners socks and lots of molded food and dog hair. Bedroom door wouldn't lock, bathroom door wouldn't close, dryer was broken. ONLY 2 MAINTENANCE MEN WORKING DURING MOVE-IN WEEK! 7 months later, dryer still doesn't work- we gave up asking them to fix it in December, A/C is leaking and called the front office and was told they'd put it in as an emergency- a week later and

Day 1 (move in)...so far NOT so good. Key did Not unlock door (2 hrs later get key). Room assignment NOT correct even after being told it was taken care of. Now being told to wait a week to get it sorted out. DIRTY DIRTY DIRTY!!! Roaches everywhere. Food on the floor in the pantry. Stove missing racks, refrigerator missing shelf. Where is the tv and why are there 4 cable boxes in the apartment?

DO NOT LIVE HERE! If you take any advice, take that. No one in the office is helpful. They never take the blame for anything they do wrong. I've had problems with some roommates and problems with my safety and the managers do not care at all. I've been towed even though I'm a resident. They were supposed to reimburse me. 4 months later, nothing. Living here is a complete joke!!! Please be kind to yourself and your sanity and live literally anywhere else!!!!

If I could give this place a zero star rating I would. I have no idea how to contact the business owners of this apartment. My experience has been rough, to say the least. From the first day I moved in there were red flags immediately. The day I received my keys I stepped into my room and had a giant list of problems I saw off-the-bat. When I confronted the leasing office about these issues, nothing was done to fix them. There were black widow spiders in my shower and in the spout. The ABSOLUTE worst place to live in denton, student living wise. Everyone I know that lives here hates it and here's why: Management does not care about your living situation. They are there to collect rent and that's it. Maintenance doesn't do their job because there's one person and he can't fix everything. There's over 500+ work orders and nothing will get fixed on time or ever unless you blow up their line. Oh, and don't get me started on the bug problem!!!! We asked them on multiple occasions to come do pest control and they say they did but don't leave
