From humble beginnings. In 2008, Matt Harmon, owner of Harmon Property Management, purchased two rental properties. Having had a bad experience personally as a tenant and having heard of bad experiences other property owners had with local Wichita area property management, Matt decided to self manage his new rental properties.

My wife and I have owned rental properties for 20 years in 3 different states across the US. During that time, we have used seven different property managers and have had experiences ranging from inattention and incompetence to embezzlement. These are some of the headaches a real estate investor risks when owning out-of-state property and why it is so important to have a reputable and competent property manager. For our Wichita property, we are fortunate to have found Harmon Property Management. They are, by far, the best we have ever dealt with.

I lived in a property for 12 months, and had a really good experience. Alyce is very responsive, and easy to reach via texting. (I loved this as it is much easier than phone calls for me). Rent was extremely fair priced for the size of my studio apartment/1 bedroom. I looked for months for something affordable and in good neighborhood so when I came across the property I was very happy! My neighbors in the building were friendly and welcoming as well! The only thing I did not like was the electric bill in the colder months. The wall unit was expensive to run so I used small space heater. Electric

Matt at Harmon Property Management has managed our single family home in Wichita for over 5 years, and we couldn’t be happier with the service. I LOVE working with Harmon Property Management! I was one of their first customers when they opened. We have multiple properties in Wichita and live out of state. They take care of everything for us, make sure the rent is collected, the properties are taken care of and the tenants are well screened and taken care of too. They are very responsive to things that come up for the tenants and always handle them efficiently. I would highly recommend Harmon Property Management to both property owners and renters.

As a rental company owner i need to do the same but one person can't do this.
With Harmon property Management I feel that my participation is almost not needed. They take care of every thing and send a detailed report every month. They are very thorough when screening tenants.
When ever i call he has picked up and always gives good advice.
When I was managing it it was failing but now I count it as a good retirement add-on.

I have only lived at one of Harmon's properties for about 6 months and already I regret making this decision! It is way over priced for the treatment they give you. They treat you like you are garbage and make sure you abide by what THEY say. Their maintenance is a joke and it takes about 3 attempts to get anything done. I currently live in a supposedly NEWLY built development, but it was so cheaply made that I have to get maintenance to keep coming out. Our first weekend there the sink flooded. And you try to set your schedule for them and they still won't help get things done. Matt apparently

I've lived on one of their properties for 11 months. I had to make half a dozen calls in order to have their maintenance fix the A/C. I had to sleep in the basement one night because the temperature hit 98 degrees INSIDE the house and the basement was unfinishedwith no electrical.
At the end of my lease, they send my security deposit disposition and charge me for over $1,000 worth of repairs. I asked for receipts of materials and labor and they refuse. Their property manager needs to get off his high horse and learn about honesty and having clarity.

I rented from them for almost two years. For $1295 a month the service was awful. The tile on the kitchen floor was falling apart and they were not going to fix it. Only when my toddler choked on a piece of grout and we said we were leaving because it was unsafe did they finally do anything. After we left the homeowner also said he had issues with the company and pulled the rental from them. I would live in a tent before I ever worked with this company again. Run fast, Run far.

We have had 10 properties listed with Harmon Property Management since they've been in business, over 8 years ago. From the owner side, they are amazing to work with! HPM collects the rent, takes care of maintenance issues quickly and always with the tenant in mind, as well as our bottom line. They provide screening for new applicants and basically take care of everything. We no longer live in Kansas, so it's great to have a property management service that we can trust absolutely.
