Our luxury apartment complex was designed from the ground up with our student residents in mind. Regardless of what floor plan you choose, your apartment near UGA will be equipped with luxury features and appliances to elevate their college living experience. While our community is primarily made up of students, we rent to anyone who meets our rental qualifications. For a list of criteria we use to qualify applicants for residency, contact us today! An individual housing contract makes you responsible for only your specific bedroom and the common area, so you will not be liable for your roommate's monthly installments.

My daughter's apartment had a roach infestation. It was treated multiple times, but it did no good. The roommate she was assigned was not even a student. Her roommate had someone living with her, they partied all day and night and the complex would not intervene. I strongly suggest you not use the roommate matching program. Upon move out the apartment tried to charge damage fees, when there was not damage. Be sure to do an in person walk through. Staff is unresponsive to tenants.

I lived here for one year and regretted it a month after moving in. There were multiple bug infestations with roaches despite our apartment being super clean of things that would typically attract them. Our apartment was also super grungy and gross when we moved in, so I'm not sure what all the money I have to pay to clean stuff post-move out even is for, since I left it in better condition than what I moved in to. Maintenance was chill and responsive, but they did talk to me super condescendingly right before DROPPING MY TV and letting my dresser fall while fixing an outlet a week into living

Welcome to the Redlands! Where we leave the bugs, rugs, and mugs (literally) from the previous guests to add character

*You know you're a crap company when upon MOVE IN you get OVER 500 MAINTENANCE REQUESTS!!!!!! (See picture below) Like I mean can we just say it takes some effort to be THAT BAD!

No carpet cleaning, or cleaning of any kind for that matter upon move-in, and then literal functional problems such as water pressure that I can not fix myself. Not

I've lived there for 3 years. They give a discount for 5 star reviews which is why this apartment has a rating higher than it deserves. The administration is a wreck. Yes, some of the staff are nice and helpful, but you cannot get help after hours, not even from the 24/7 maintenance line. I'm sure that this review will have a comment from the Redlands explaining that I could have left a message to get help as soon as possible, but sometimes help is needed right away. There are frequent parties held at the pool area over the weekend. I tried my best to get a hold of someone when a party was held

If you are looking for a cheap place to stay with a good location, look anywhere but here. The apartments are in poor condition and you can find cheaper apartments in better condition under better management on the same road. Let me emphasize better management. The poor condition of the apartments could be tolerable if the management was more considerate and professional, but as you can likely tell from the responses to these reviews, this isn’t the case. The front desk workers are rude and never helpful, you could ask a question at different times of the day and get a different answer every

I lived here for two years and moved out this past July, so these opinions are my own and are not based on incentives. I lived on the third floor and this apartment is the epitome of an average college apartment. The rent was pretty cheap, but you get what you pay for. We only had a few issues with the washer/dryer/toilet leaking, but when we put in a maintenance request, they were good about fixing it next-day. We did have issues with wifi and it would randomly shut off, which wasn't good if you were doing homework or taking a quiz. It just wasn't reliable so most times I'd go to campus for stuff

DO NOT RENT HERE!!! Even after reading reviews, my daughter leased an apartment here last year. DIrty, bugs, stains and paint on carpets, etc. upon move in. After the full lease term, we moved her out and had the unit looking better than when she moved in. We were charged $70 for repainting, and cleaning the carpet (both of which were noted/signed on the checklist when moving in) and then threatened to take it to collections if not paid. This is our 4th child in Athens, having rented over 12 properties among them all. We have always received our security deposits back and kept rentals clean

I missed the days living here. I lived on the first floor and third floor. Yes, first floor do have more issue than third floor due the humid weather in Georgia. But third floor is very nice. The staffs working in Redland are very helpful and friendly. The location is great for UGA students.

Please take these reviews seriously!! This place is literally despicable! When I moved in furniture was missing from my room, there weren't any blinds, the mattress cover had a dark brown stain on it, the ceiling was covered in mold, and my closet was caving in! During my tenure my closet fell in twice because no one took my work orders seriously and the office told me they had more pressing issues to deal with! We had rodents, lizards, roaches, centipedes, you name it, and we probably had it!! The staff in the office are incompetent and at times really disrespectful. The manager was even

First of all bugs. literally 42 cockroaches when i got there. literally. also - they changed the locks at 8pm while i was at work. i got off work at 10pm and they basically said sorry, call a locksmith. wtffff. how can you change the locks and then say screw you. even the on call maintenance person said he "couldn't come" when he probably lives on site anyway. literally so angry.

Don't live here. I lived here for two years and I regret ever signing the lease. Maintenance came into our unit unannounced almost once a week for months, and the place was disgusting when we moved in. There were dead bugs everywhere, the paint job was awful (they painted over one of our lights) and they tried to charge us for the messy paint job that they did before we moved in. I picked paint off the floors for months. Charges of maintenance that had not been done would go onto my account without any notice. The rooms and bathrooms are tiny and not well taken care of. I had a good experience living here for one year. I am not receiving any incentive to leave this review' I have already moved out and paid any fees after move out. I did not have to pay anything more than the fifty dollar carpet cleaning fee upon move out(this is a standard fee other apartments seem to charge this). The only questionable fee is the administration fee. It's like a security deposit but it doesn't get refunded or put towards your repair bill upon move out. This is stated clearly in the lease. The place i'm living now did not charge this, but I did have to pay a higher security deposit

I lived in The Redland for three years while attending UGA, and every year the property changed hands because it was highly unprofitable. This was due to the fact that no one wanted to invest anything in it other than paint, facelifts and decorations to make it look "trendy." Don't let the new paint fool you, this building was built in the 80's-90's and has received no worthwhile upgrades since. If i could leave 0 stars i would. This place is absolutely awful. When you move out they charge ridiculous prices for "cleaning" that isn't even necessary. I was charged for my couch not having any legs when that was how it was when i moved in. Charges to repaint walls that i had already touched up. This is the worst complex in Athens and i would recommend it to NO ONe

I have NEVER moved in and they are charging me 5K and have reported it on my credit! BEWARE of this company, they are a scam. I was going to be a leasing agent and broke my wrist so I didn't even move to Athens and never even picked up a key. The hiring manager told me not to worry about it since I didn't sign my lease and wouldn't be charged if I didn't pick up a key. Well I never did, I've lived in Ellerslie GA since August 1st 2016 from Columbia SC. Not once did I step foot into that apartment and they think they can charge me an outrageous price! I am a parent of a student that just moved out. Pay attention to the recent reviews of moving out. The insect infestations and apartment conditions during move in are true. The apartment was not in anywhere close to clean condition upon move in. If you move in make sure you document everything that is broken or missing, holes in wall etc in addition to cleanliness If it is not perfectly clean have them clean or write it up. It will reduce your liability upon moving out. The move out issues seem to be caused by new management trying to shift maintenance cost to students upon move out. I got the

This apartment complex is horrible and their staff is even worse. The staff is the rudest people you will ever speak to. All they want to do is milk these college students for as much money as possible. The 1 year my daughter lived there the pool was open maybe 2 months total. They don't know how to "roommate match" they just throw kids in rooms together. No need to fill out applications on your likes and dislikes because they don't even go by that. Look this place is just all around a bad place to live. Let us start with their so called "bonuses." Their gym is so crappy and the only thing good is the treadmills, next we have the pool which is always dirty, the hot tub is unusable, the water is green 80% of the time and it generally is really merky and gross. I think I have only saw one person in it ever. Then we have the apartments themselves, there are a bunch of hidden fees and roaches. We kept our place clean but yet we always had a bad roach problems and I mean BAD. We told management and they send a guy to spray some stuff
