My student was billed $100's of dollars in electricity "Overages" throughout the year. No one occupied the residence from May through the end of the term (Everything was turned off) and we were billed $85 in Electricity ABOVE the allowed usage amount.
I called multiple times about the overages on electricity throughout the year and I knew that they were going to get me one more time as we went out the door.
How does someone who is not even present in an apartment exceed the allowable electricity usage?

Worst apartment I ever lived in. Outrageously overpriced for a small apartment. My apartment in Atlanta was bigger, nicer, and cheaper than this place. The neighbors are not considerate at all of any noise they make. If you enjoy peace and quiet than this is not the place for you. The office do not care. They do not enforce towing especially for individuals who pay for covered parking. Numerous times people parked in my spot and the office did nothing. I stopped coming to them regarding loud neighbors above me because stomping around and a dog running all through the night is not a issue for them

My tour at The Flats was amazing. The leasing agents were extremely knowledgeable and upbeat. Due to other circumstances, however, I ended up living elsewhere- but I definitely would have loved here! Value is AMAZING and all the staff seemed great. I haven’t had a friend who lived there who had a bad experience- they can only say positive things. I would recommend this complex to anyone looking to live near campus and the downtown area!

Our daughter has lived here for 2 years and we have never had an issue. All staff are resident centric. Amanda W., and the front office staff are professional and courteous. They host regular events for residents which is appreciated. The Maintenance staff is incredibly responsive. The common grounds and areas are always well maintained and any… issues are addressed quickly. The entrance gate is secure as is the building after hours. The individual units are clean and well maintained.
Our daughter and her roommates feel comfortable, safe and secure in this complex.

Flats at Carrs Hill in Athens, GA, notified us weeks after my daughter moved out of erroneous fees. The lease specifies they must provide photographs of claimed damages, yet they supplied none. They also violated the Americans with Disabilities Act regarding my daughter. I personally called their office many times with no return phone calls. Predictably, they have also not responded to a letter written by our attorney. Too bad. I guess we will let the courts of Clarke County GA decide the best course of action.

There is no ability to go below 1 star so that's what I will give them. They charge rediculous fees, are higher in rent that normal, and will ding you with extravagant and erroneous fees after move-out. They charged us $50 to remove a sheet from a bedroom, $75 to remove a toilet brush and a jar of clorox wipes. Then, when you try and have a… conversation with them on the ridulous charges, there policy is to not talk to you on the phone or in person. So you have to email which isn't always responded to. There only stance is pay all the high fees we randomly charge you or we send it to collections

If you are looking for a place to live, I highly recommend the Flats. I live in a 2x2 and it’s so spacious. The bedrooms are a great size compared to some of the other apartment buildings close by. The closets are huge and so are the bathrooms.
My favorite thing about the Flats is how clean it is. The cleaning people clean the hallways and other areas everyday. I’ve never seen a single bug in the apartment complex (some apartments in Athens are roach infested). The Maintenance team is also super nice and almost always comes the day of to fix whatever issue. I’ve never had any major issues

I have lived here for almost a year now and it has been great! The apartments are very spacious and the appliances are high quality in comparison to other student housing options. Maintenance and the leasing office both respond quickly and are efficient in solving problems. The furniture provided is comfy and functional, and stylish too. Personally I love the walk-through style closets that lead straight into your private bathroom. The parking lot gates combined with the electronic key locks on the main entrances and your front door and bedroom deadbolts make me feel safe from harm here. Walking

This was literally one of the worst places I have ever lived in. Moved into a German cockroach problem, the side stairwells always smelled like dog pee, the hallways were rarely cleaned (someone threw up in the hallway outside my room and no one ever came to clean it), 24hr gym isn't actually 24hrs, plus all of the treadmills had ripped up belts so… it's not like the equipment was safe to use anyway. Every month my roommate and I were consistently overcharged $50 each for electricity (which makes no sense because our ac and our cable box weren't working so I wonder what the electricity was
