Such a great experience in a very stressful environment when it comes to buying a home. Sandra is fantastic explaining everything and making sure we know they are happy shred crazy. Home Inspections Plus is one of my go-to inspectors for all of my buyers. I know they are reliable and thorough. They are available for questions, whether it is from me, or a buyer calls them. Jim does what an inspector is supposed to do, like getting on roofs and crawling under houses, when other inspectors will not. He also has the time at the end of an inspection to go over details with the buyer.

I had to come on and write a review on this company even though we didn't need to use them (this time!). I was in a bit of a panic due to a new home purchase and feeling unsettled with the inspection we originally got. I had recently seen a post about inspectors in the area and so many people recommended HIP, saying Sandra was so amazing to work with. I loved that it was a woman who was in this industry so I wanted to call and chat with her. She and her husband, Jim, have gone ABOVE and BEYOND to help me, without charge! Jim and Dillon spent 6 hours inspecting the house (12 man hours total). With the information they provided, I was able to calculate my repair costs and I cancelled my contract. A wise investment in Jim spared me an unwise investment my potential home!
Although I had another Home Inspectors one month old report for this historic home, I was still committed have Jim inspect the home. Jim had inspected my 2 previous homes

Home Inspections Plus is run by Jim vanSuch and his wife Sandra. I have worked with them on several occasions (home inspections/wind mitigations) and could not be happier. Jim is extremely diligent, reliable, knowledgeable and detail oriented. You cannot ask for more in a home inspector. He takes time to explain things and makes sure you understand what is going on. He does not cut corners and I trust his judgment 110%. Sandra has always been very happy to accommodate customers in terms of scheduling, but I still recommend getting on their schedule early on. We are in the process of buying a large rather expensive (at least for us) home built in Lakewood Ranch in 2005. We decided to have two inspections done by different home inspectors to be on the safe side.
