Would give zero stars if I could. They have the absolute worst customer service, who would literally argue with you on the phone. They love to charge people fees but are never on top of how often they remove garbage from the trash room. My unit was never inspected upon move in, I know this because on move in day these women came in and started cleaning hours after I had arrived. They told me that they didn't think anyone was in the apartment but that was the day I was told to move in. Not worth the money at all. I'm dealing with charges from damages to the apartment that were there

Do NOT come here. Would NOT recommend. The way these people run the facility is disgusting. They do not care for the safety nor wellbeing of their residents. You can make complaints to their office but nothing will be done yet they still expect you to pay them full rent on time but refuse to efficiently and correctly address any issues. The owner and management are also very rude and disrespectful so you can’t even take your concerns higher up. The prices are not worth the apartment at all. You have a better chance living more comfortably by moving to monarch than in campus walk. I recommend

I lived here for 3 years never missed a months rent but was sent to collections for “cleaning fees” when i moved out of a clean apartment, and now I have legal issues to clear my credit. Save your money, your credit, your future, and choose somewhere else to live. They couldn’t care less about us being students.

Do not live here, they are over priced and not at all what they promise to be. Here are just some of the issues I have been dealing with after just 3 months:
*No one to turn of fire alarms and they go off constantly sometimes for hours
*Snow blower used outside my window at 3am and 5am
*Safety concern with only one door being accessible on a not safe street
*UPS/USPS/FedEx services don't know how/can't deliver packages properly and mail is often lost
*Management ignores messages of voicing concerns or responds very rudely
*printer and vending machines haven't worked properly

PEOPLE: If you signed anything with these people and they "leased it to someone else" YOU HAVE NO OBLIGATION TO THEM AT ALL - YOU DON'T EVEN NEED TO RESPOND TO THE EMAIL. They are fraudulently harassing people under the guise of NYS Law and it is 100% false and wrong and I have reported to the Buffalo Niagara Association of Realtors for review of their broker status.

The staff is made of up Buff State students who don't know how to do their jobs. A girl at the front desk named Corinthian is rude and always has an attitude whenever you have a question.
Their cheapest rate is $810 for a 4 bedroom suite. Electricity is not included, they expect you to set up your own Con Edison account, at least an extra $30 a month. So in total about $840 to stay here, yet the hot water is always off.
And if you're late on rent? All late fees are an extra $50 after about 5 days.
Go elsewhere, there are much better options in the area.

Don't do it. The property gets you to sign a year lease even when you are not living there because school ends in May. They advertise a rent that is per person not for the whole apartment. Very misleading. The noise level and drug use is ridiculous. Don't pay for parking because it's a joke everybody parks in the lot whether they have a sticker or not. This place is a waste of money. Live on campus or find a cheaper place. Stay away! I would have given no stars.

NOOOOOOOO do not do this to yourself. Not only do they charge you a ridiculous amount but they also charge for every little thing. Lose your key that's $120, get locked out you pay a fine , if something is broken you have to cross your fingers and hope. The keys can easily rip and they attempted to force a friend of mine to pay the fine even though it was clearly just worn out after use ( they claimed she had gotten a new key before which was never true). This is the first time they are opening the buildings and they are not even finished. You can tell that the apartments were thrown together
