Personal experience:
Had no problem upon getting the house when we got to Texas when it was still Allegiance Rentals but the repairs were absolutely terrible. They didn't really hire handy men or anything, just local guys to kind of slap putty on problems and cross them off the list, this is important to remember because it follows into the switch to Ott. Back door frame was rotting out and starting to cause mold in the kitchen up against the adjoining cabinets to the door, but the fix was literally covering the hole with putty and call it a day. Like many reviews have said, it took an act of god to get any sort of work order resolved. When we rented we had toilets and sinks backed up so bad that water would just stand in the sinks and the toilets wouldn’t flush. After almost a week we finally got a plumber out and he walked in and said nothing was wrong and we had to pay 150$ out of pocket, not a big problem at that point. However, we later had a line bust in our front yard which led to sewage and toilet related things flooding our front yard which stood for several days before getting anyone out to even look at it. The Ott Group is making and has made many changes and they work hard to accommodate their tenants needs. I do not know of them ever scamming anyone or otherwise. They are a very reputable rental Company if you are a reputable tenant.

Absolutely horrible company. It was very hard to get things fixed they do not have their own maintenance team. They charged me renters insurance after a year of living in the house for about 6 months when I had my own. They would refund it and then still take it back the next day. There has been SO MANY other issues with them. But the worst of the worst I moved out in JULY called at least 12 times total to see about my deposit with no answer. They take down my number every time and do not call back. Just today I called 3 times where they answered and took my number down twice and I left a voicemail

Absoltely the worst property management company in the area. Do not waste ypur time with this people.
Update a year after I move out I am purchasing a vehicle and they tell the finance group that I owe them money!!!! WTH I never received anything and when I turned in my keys was told all was good. Had nothing but problems with this company. Took them forever to get things fixed and when a car drove through my yard testing down the fence and trees I had to clean it up. DO NOT USE this company.

STEAL YOUR MONEY disrespectful, and a bunch more. This has been our experience with them.
Whatever you do don't rent from these people. 1st we didnt get this property cause income, but the income was done wrong when they called us, they counted checks not gross income. We have child support, insurance and taxes taken out. Throwing about 500 off from our gross income. We tried to fix it but they refuse to let us. No where on the application was there a spot for me to put my daughter income due to her being on disability, so that has well wasnt added, but I told them. I get a email that we didnt

If I could give zero stars I would. This company is great to rent with, if you enjoy being robbed. They still owe me a little over 700 dollars for my security deposit and I have not been able to reach them because they are deliberately ignoring and avoiding me. They charged me for things that were broken by the tenants before me and probably the ones before them. I called them multiple times to dispute it and left detailed messages multiple times, when someone would answer they would always say “the person who deals with that isn’t in yet but I’ll have them call you right away” and I would

When I moved out of the rental property I was staying in, I was being held accountable for damages that were there prior to my moving in.... even after I wrote them on my inspection sheet. Getting a work order completed took an act of God, it would take a week or more to get a response on whether the work order would get scheduled. Any way this company can get to keep your deposit... THEY WILL. Tread lightly!!!
Heads up many of the 5 star reviews are from employees of the company.

If you are military DO NOT rent with them. Wouldn’t take military orders to break lease. Had to send them a new copy of lease after they “lost” it. Had to show them the exact spot on lease for termination rights for military members. Even after that they still argued about it. Was over charged for rent in August and September. 5 months later and I’m still waiting for a refund. They hardly ever answer their phones. WORST rental company by far. They don’t even deserve 1 star.

As a former tenant I have to say this company was horrible. They don't take care of the company and there is next to no communication. We received an eviction notice after paying our rent not once but twice. After getting the statements from our bank they admitted they made a mistake twice. They tried to charge us crazy fees saying something was missing. None of the repairs we listed were ever done. When told that they needed to repair the vents by their contractor they ignored it. It was an endless list that never ended. Consider yourself warned. I promise you will end up regretting doing business
