These guys are awesome! They always do whatever it takes to get the job done. I've had bad experiences with other contractors starting the job and then bouncing around to other clients. United PM always shows up in force with a few trucks and get's right to work. I use them for my personal home and all my investment properties. It's refreshing to see guys that still have a good work ethic!

DO NOT HIRE these people. I got an estimate to replace a small section of exterior wall on my house and they quoted me at $4200. Inuding purchasing a new toliet that they said they would have to move. It did not make a lot of sense. I called the office back and asked what it would cost if I did the painting, drywall work, and moved the toilet myself. I called every day for two weeks. The first three days, the office answered but they said I would have to talk to the guy that gave me the estimate. I got his number and left several messages. I had two appointments with them and he sent me a confirmation to come fix my door and every time the day came and I called them they said they don’t see my appointment or they canceled it and then proceeded to tell me they not coming and to find somebody else. Is it possible to leave a negative number of stars? This place has the most horrific customer service on top of downright unethical and illegal attempts at management. I will save you the telenovela level drama and instead just warn you of this- all potential landlords and tenants should beware. This company is a lawsuit waiting to happen. Save your money and go elsewhere.

Called in regards to a property that shows still available in my area. Fits my needs 100%. Couldn't wait to schedule a time to view it. The lady that answered was beyond rude. I'm actually in shock to how she answered me. The application process is absolutely ridiculous. I was told that based on my student loans that I would not be able to apply for the studio I was looking into and I would need a co-signer. My parents decided to come down and to become a cosigner for my application. From there, hell just broke loose. I applied for a property 30 days before it was available for viewing, my application was approved, I received a prompt call as so as the unit was available and had a walk through the same day. I was able to move in with in days. The property is well maintained and the after hour answering service was amazing when u recently got locked out of my place

Update: WE called THEM to check on status of the apt and they informed us that the unit is no longer available. The current tenants decided to stay. Thanks for calling us and letting us know! The worst property management
I have rented from UPM for 6 years and 3 months. Yes, what others say are true. Horrible, dishonest, unprofessional, rude, and fraudulent. The response of the maintenance call is slow and they will try to ask you solve the problem by yourself first, such as garbage disposal not working.
It is amazing how diligent they are when they want money. When I left the rental, it was clean and in condition better than I moved in. They still made up some items to charge me more than $900. For example: 1) $160 mattress remove fees for the mattress I put aside the garbage

Update: A few days after I wrote this review, Claudia called me to apologize for my experience. The thing is, it sounded VERY forced and not one bit sincere. Not only that, but I was kind of offended by the call. When I spoke to the manager, SHE should have apologized on behalf of her staff, not DEFEND their behavior and then make the person call me to apologize. I'm not the type that's going to go off on the person when they call, nor am I going to accept their apology. I called the manager strictly so she could be aware of my experience. For her to have Claudia call me was very unprofessional

UPM managed our rental property for 7 years. They did a good job keeping it rented, taking care of problems the tenants had, and maintaining the yard. However, they are terrible at communicating with owners. I asked several times that they not let our account go below the amount of the tenant's deposit, yet they would forget and continue to give us our owner's draw, then call and say they needed us to send $2000 because the tenant moved out and there wasn't money in the account for their deposit. Yes, it's true what everyone says, TAKE LOTS OF PICTURES!!! Before you move in, take lots of pictures in front of them during the first walk through and note everything that is wrong before you sign the lease. They will literally try to get you for everything when you try to get your deposit back.
We had pre-move in pictures, so I had those to compare with mine when I finished spending hundreds of dollars cleaning and repairing stuff that was messed up before

We had to submit an application twice, which means two credit checks and two $50 applications because they were too lazy to look through a filing cabinet. (The woman at the front desk literally told me it was in a box or filing cabinet in the back room).
The next thing was they never told us that we were 11th on the waiting list for the apartment. They led us on to believe we were the only applicants and we could move in "as soon as we were approved and the apartment was vacant" but after we were approved she told us there was a waiting list.

MINUS 5 STARS!!! Rented from them and EVERYTHING started breaking down in the condo right after moving in. Didn't respond to service calls promptly. When it was time to move out, we cleaned the unit and shampooed the carpets but they still charged us bogus cleaning fee's and made up prices on the "itemized" list. Never heard of a $563 cleaning fee for a two bedroom, two bath condo that was pretty much clean already in my life.

If you do, walk SIDE-BY-SIDE with the "manager" during the move-in inspection, WATCH what she writes down & make sure it is EXACTLY what it needs to be. Make sure you take clear pictures of EVERYTHING being documented. Record a video of the inspection if possible.
As for my case, the property was rented to me with a dirty kitchen, dirty bathroom (red bacteria stains all over the shower, dirty kitchen & an UNSHAMPOOED carpet. Ridiculous. Renters beware.

Have everything documented and take pictures of EVERYTHING! We ended up ok cutting our lease term short because someone rented our place 10 days after we left BUT I cleaned that apartment like crazy because I didn't want to lose out on a huge deposit, since allege reviews were saying that they nickel and dime for everything. Ended up getting charged up minimal things.. But still think twice about renting thru them.

HORRIBLE, dishonest, and fraudulent. My husband rented a home from them for over 5 years and was a dream tenant. He did most maintence himself instead of calling them, he vastly improved the yard, always paid rent on time, and was quiet and responsible. The service he experienced was horrible. 1. they DISHONESTLY fill out the pre-move-in form to make the house sound like everything is brand new. they do not report any existing broken fixtures or appliances and they tell you that they will write it down on the form later, but they won't.
2. I felt they purposely delayed revealing the results of their move-out evaluation of the house until there was very little time for me to fix every small detail they had written down. I cleaned this house so well
