Thank you for contacting us regarding the opportunity to manage your property, you've made a great choice. Zabace is a different kind of property management company. We offer a fixed price monthly management fee that is based on the amount of rents collected. We don't charge for showing your home, finding new tenants, accompanying service vendors to your house, lease renewals, City utility billing - nothing hidden.
A property manager is someone who manages all aspects of a rental property, from showing the property to prospective tenants to signing leases, to collecting rent, organizing maintenance and repairs and communicating with tenants, among other things. A property manager removes your requirement to communicate with tenants and acts as a middle entity, which often removes stressful situations between tenant and landlord.
Should you exhaust the solutions on this list, please submit a work order. When submitting a work order, it speeds things up if make/model/type information is provided of broken item (if possible). A brief description and history of the problem should also be submitted. Tenants are responsible for replacing all light bulbs that may burn out or break and replacing the HVAC filters every three (3) months.
Before submitting a maintenance request, we recommend that all of our tenants go here to troubleshoot their maintenance concern: Check First. These suggestions will save you time and will keep all systems in your house running efficiently. Failure to troubleshoot maintenance issues before submitting a request may result in a charge to your account to cover repair costs.
Zabace has provided homes to thousands of residents in Davis, California. And, we have a growing network in Woodland, Winters, and West Sacramento. We are the exclusive agents of the property owners, but, we do our very best to be sure all tenants are treated fairly and ethically. Unfortunately, as the intermediary between tenants and owners we do not always get a positive review.

Edit: Overall, a decent experience. They were generally responsive to needs with the property, and generally good to work with. Leaving the negative interaction below though in case it helps anyone.
I don’t usually come here to leave negative reviews, but I don’t know what else to do at this point. I sublet my unit, filed and completed all of the paperwork 2 weeks before the end of the month, and they accidentally charged me for the next month. This wouldn’t normally be a big deal. I noticed the payment pending and called to see if they could cancel the charge. They said they could but recommended

I had to threaten to sue them to get my deposit back. 3
After moving out of my apartment they kept my deposit but did not provide receipts or documentation as required by California law. Also, when they performed the move-out inspection they prevented me from entering the building, which is illegal. I am entitled to observe their inspection per CA law.
Despite breaking several laws they dragged out my request until I threatened to sue them.

It was an absolute pleasure renting from Zabace! Everyone in their office was always kind and helpful. I worked directly with Eamon, who was always knowledgeable and there when we needed him. Would certainly recommend Zabace when renting in Davis; it's rare to find a trustworthy rental agency in a college town!

The WORST property management company from the renters perspective! Attempted to steal money from my security deposit when I spent endless hours making sure the place was spotless and purchased cleaning services from companies THEY recommended. Was charged for items I wasn’t even allowed to touch (such as replacing the fire pit screen) and they tried to DOUBLE CHARGE me a cleaning fee, though I provided receipts for the services and the place was very clean. Had to extensively fight them and threaten legal action until they finally conceded after 2 months of communication.

THE WORST!!
These people not only don't give a crap about their tenants, their behavior is rude and dismissive.
After being without air conditioning for 72 hours in 107 degree heat in Davis this summer, they basically told me to suffer since a/c is "non-essential" and they would not cover a hotel room while I was stuck at home with "shelter in place" due to the pandemic.
I've experienced such a degree of disregard and disrespect, I would NEVER recommend this property management to anyone.

I've been renting from Zabace since 2013 and have had nothing but positive experiences. They're responsive and easy to work with. I've dealt with Jennifer Thompson more than anybody for the few minor things that have gone wrong during the past several years and she's always been incredibly easy to work with, understanding, and quick to respond. I'd highly consider Zabace for any of your rental needs in the greater Davis area.

Sitting in front of our house with no keys, company online says been open since 9am. Called 10+ times.
Moving company here and either has to take our stuff and leave or leave it on the grass.
I would not recommend this company for any home owners or renters.
Day 1 as a tenant and can't even get into my own home, even though from prior conversation we had plans to be able to get in.
They have zero follow through and Ignore phone calls and voicemails.
Mailbox is full- can't even leave a message.
Very very upset.

STAY AWAY FROM THIS COMPANY! I would give them -1 star if I could. They are terrible at communicating with tenants. Any time we have needed repairs, it has taken days, weeks, or months to fix, including when our air conditioner broke during a week when the temperature was 100+. Their office is nearly impossible to get a hold of; they never answer the phone. I will not be renewing my lease, and will warn everyone I know looking for housing to absolutely avoid Zabace.

I was referred by a friend who's sister had been with them for years so I thought for sure it would be a good experience.
I called after work and had a lengthy and pleasant conversation with a guy who took my name, phone # and property address. Everything looked good. And no one ever called me back.

I have never written a review online before. But I was so dissatisfied this time, and have to write this! I am very unhappy about this leasing office. They charging you without asking. House we rent was extremely old, which always need maintenance. However, the office did not care about you, and the one single maintenance usually lasted for a month. One we complained about the maintenance, they leasing office always said it should be our own responsibility.
Very irresponsible! Avoid this leasing company in Davis.

DO NOT GIVE THESE PEOPLE ANY MONEY. They take application fees when new renters have already been selected and approved. They took $150 in application fees and a $250 holding deposit from us when we weren't even going to be considered for a property... and they tried to convince us out of more. This is all after it took them 3 weeks to get back to us on getting a showing for this property. They said we could put the money we gave them towards another property, so we made an appointment to view another even though we were upset (its just so hard to find housing in Davis, we had to find a place

2 years. Multiple rats entering rental property. 20+ pages of emails asking Zabace to address the rodent issue and repair the points of entry. ZERO responses from them.
Do the math. Rent from anyone else. I have never dealt with a company that was worse at customer service or less interested in its customers' needs. AVOID. AVOID. AVOID.

Sarah Scharf helped my boyfriend and I find the perfect, affordable home in Davis!! We were in a bad living situation and desperate to get out ASAP. When we found the "perfect home" in an online listing, Sarah was willing to meet with us right away. As soon as we saw the place, we knew it was perfect, but the landlords got cold feet. Sarah managed to work with the landlords and convince them that we really wanted the house and that it would be all worth it - it all worked out and we are so grateful for Sarah's dedication to helping us find the perfect place! Zabace property management has been great to rent from. Everyone is friendly and respectful. Upon move in they asked if we wanted cleaners to come in since the unit sat vacant for a bit. We of course said yes and the cleaners were in the next day at no cost to us.
During our time renting, we had some concerns which were promptly addressed. I found that email was the best way to contact the company. I noted some concerns from other yelpers about communication, and I had no problem when I emailed them.

They charged us $100 to replace light bulbs and batteries upon moving out. However, they never notified us about the pending charges until they returned our deposit. By law they are obligated to notify us in advance of charges so we have time to fix damages. Of course we would have replaced the random lightbulbs, had we been notified.
We recorded several bogus charges and documented lies by zabace employees about said charges.
Additionally, they returned the wrong deposit amount. I had to reference the original lease to confirm this

I'm writing to tell how wonderful working with the leasing agent, Thea has been. She's been extremely accessible, helpful, clear, and prompt in all of our interactions. I couldn't ask for a better leasing agent! She's made the move out/ move in process extremely smooth when we needed it most.

If I could give them negative stars I would. It has been so difficult reaching them. I have been trying to get out of my lease for the past month. They send online documents that I have to sign however there is no way to sign them. Zabace just keeps sending me the same document that wont allow me to sign it!
I have found a tenant to take over on my own, they are still charging me a lot I can only imagine how my "walk through" goes. Hopefully I can get all of my security deposit back, being that I lived in the apartment for only 2 months... how much damage can be done when all I did was
