A home inspection is not a pass or fail test. It is an opportunity to open the door for renegotiation. Home Scan Inspections is a member of the American Society of Home Inspectors (ASHI), American Home Inspectors Training (AHIT), Wisconsin Association of Home Inspectors (WAHI) and the Great Lakes Chapter of ASHI.
Home inspectors are not code inspectors and generally do not look for code violations. It is nearly impossible for a home inspector to be aware of all codes for all jurisdictions and how they may have changed over the years. Often a code violation of today, may not have been a violation at the time the home was built and will likely be "grandfathered in".

Bob is awesome! The service delivered is of high quality, and great professionalism. He takes his time and does a thorough inspection of the property.
We requested his services after the recommendation of a friend, for the inspection of our house in Franklin. We are glad we chose him. In addition to providing us a detailed report, he was flexible and agreed a few weeks later, to include an addendum required by our lender, free of charge. We will surely contact him the next time !

Put short, working with Bob was fantastic. He's incredibly helpful and responsive, and genuinely cares about his work. He did an inspection and a radon test for us as prospective home buyers, and made sure in his report everything was documented with great detail (and pictures). His diligence provided us the confidence to conduct negotiations, which more than paid for his services. Not only did he find potential issues, but provided some informal advice on how to likely remediate the issues found.

Bob provided a top notch inspection going into both attics and providing a detailed report with images to support his findings and conclusions. Bob also tested our home for radon before we purchased it and his method was able to get a result faster than standard methods so that the problem could be mediated before we closed.
The biggest difference Bob made was the suggestion to have a basement expert evaluate the basement due to some wall movement noted during his inspection. This resulted in almost $30,000 of basement work that was completed BEFORE we purchased the home that we otherwise would

Outstanding service. Fast response time, thorough, honest and would highly recommend. Was aware of timelines in a RE transaction and is able to accomodate. I had a problem downloading the report on my PC and he personally came over within 30 minutes to hand deliver it.
