A reverse mortgage is a non-recourse loan, which means the borrower (or the borrower's estate) of a reverse mortgage will not owe more than the future loan balance or the value of the property, whichever is less. This was one of the most irritating experiences I have ever gone through. Was told they could help with no middle man, back and forth, wasting time. After weeks of paperwork and back and forth I realized that the no middle man promise was a lie. After getting them all the paperwork “needed” Chris F then told me that it was “out of their scope of work”. I would highly recommend looking somewhere else. This process lost me a house in today market and I went with another company and got all the paperwork and setup needed done in 2 days.

Between purchasing my own properties and working in the the real estate industry I have worked with dozens of lenders over the years. I've never come across one as good as Josh Leonard. Not only is he personable and helpful, he is extremely knowledgeable, and goes well beyond the extra mile. Never have I had such a smooth transaction. He wants your business and he earns it. Even if you need a loan that may not fit Fannie guidelines Josh is extremely resourceful and will find a way. He beat everyone else on rates, closing costs, and even helped take the burden of finding an insurance agent off of

I would not recommend BOE for your mortgage. I lost $1,500 and a lot of time dealing with them on two houses. They let me get weeks into buying a house, only to tell me it actually didn't qualify for the FHA loan to begin with. Waste of $500 on the inspection and my time. Moving forward with a different lender.
