All tenant and co-signer applications must be submitted together as one complete package that includes the Tenant/Cosigner Application Packet Cover Sheet and all documentation. Hills and Homes cannot accept incomplete applications. We are also unable to accept applications and/or additional supporting documentation via email or fax.

We have work with Hills and Home for over a decade renting out our property. Everyone we have worked with in that time period was a delight. Our property was never vacant and it flowed seamlessly from one tenant to the next. Problems were always taken care of and communicated well. We feel very lucky to have found such a great team to work with.
Karla and Kendall also helped us sell the property this year in a 1031 exchange. Which also went fantastic. I highly recommended Hills and Homes for all your housing needs.

There apartments on east cotati and other location are old, dirty an run down not to mention they still have lead in the walls.

I lived in a home that was managed by H&H for 3.5 years, and have never felt more demoralized and dehumanized by a company and their staff after my experiences.
First of all, there were leaks in the roof and other MTCE issues that went years without getting addressed or fixed properly. Namely, leaks in the roof. They were supposed to be responsible for cutting the grass in the backyard and, when we would request that it be cut to reduce the risk of fire, snakes and tick bites, we would be told that they wouldn't fulfill the request until after the rainy season, which apparently means mid August

Check out the move out requirements BEFORE YOU RENT. They have more than 70 items on it. They WILL deduct from your deposit outrages charges ie. Light bulbs $72 and $65 to install. I had none burnt out but replaced the ugly fluorescents for l. E. D. These weren't original. We agreed on an excepted cleaning price of $450 and they charged me almost $800 even though wr had agreed on leaving dining room set and assorted household goods behind as they had needy friends who had lost everything in the fire. They said there was trash everywhere. There was none. Then they told me garage was part of house

Karla and Daniella are amazing at what they do. I am again simply blown away by the extraordinary services they have both went above and beyond for us these last few months.
As landlords, we had a challenge getting our rent for the last few months, and Hills and Homes stepped up and since they are the one's that approved that renter- they have required that tenant make all cashier payments at their office before the end of the month- and their tactic is working. They are simply doing this out of their kindness, as they managed the lease paperwork and I am managing our rentals. We are very blessed

As a landlord, Karla did a fantastic job helping us find a great group of student tenants (with great credit and rental history). She went far and above what we paid her to do. She walked us through the whole process. We went through some applicants (with bad rental history)- that she steered us clear of. We communicated via cell phone/text many times to successfully put the 1 year lease into effect (as this was our first time doing a 1 year lease). She knows all the tricks and rules of thumb- we are so thankful for Karla and her team. They are wonderful! We will always work with her when we rent

Questionable business practices (will be pursuing legal action as well), I have a series of written documentation proving that they are not acting in good faith.
Avoid them at all costs.
