Eugene has really stepped up to the plate and handled some really crazy issues for us. Intempus was the property manager and so when it came time to sell, we engaged with Eugene to put the unit on the market and to handle all the items that needed to be done to sell the property. He did a phenomenal job getting it ready in less than a month and then it sold in the first weekend with 3 offers. Hooray! Then began an incredibly long saga with the withholding of the estoppel funds and the endless communications with the HOA and on site property manager. It was truly crazy, agonizing, frustrating

Intempus reached out to me explaning the reasons for the delay, which I accepted. The contractors came on schedule and repaired our roof. Hopefully no more leaks the next time it rains (fingers cross). Intempus also assured us that they will be more transparent moving forward and provide timely responses to keep us inform. As of recent, they have been very responsive, thank you, and I can only hope this will be the expectation moving forward.

We rented 1279 Poplar Ave #117, from Intempus ,for 4 yrs .After leaving place, in April 2021 Owner and Intempus they refunded only $1785 out of $3100 our deposit.
We asked for explanation, then they sent a document in which they charged us for spots on the wall which were there before we moved in, so I sent then report, They even charged for microwave which was perfectly working and owner gave it to us costs $59 for that they charged $300. I have sent them copies of walking inspection at the time of moving.
They charged for curtain which was part of replacement of bad curtains by owner or Intempus

Michael stated in his response to my review that they actually rented to another "racial minority" when I referred to his decision as racially biased. Funny because I just checked, and it's back on the market for rent. After this and reading other reviews, I fully plan to research how to issue a complaint. He needs to be investigated for unfair housing. Likely will reach out to others who have put reviews on the app suggesting the same.

Had a really streamlined process for signing the lease and moving in to the property! Any questions we had were always answered promptly and we felt like we were able to reach out whenever we needed to. When we needed maintenance to the house everything was organized for us and the repair was complete by the next day.

We moved to the Bay Area from Europe in 2019, and rented an Intempus property for 2 years. I cannot recommend Intempus enough. We viewed the property, and arranged the lease remotely from Europe without issue. They arranged the walkthrough for us prior to our arrival in the US & left the keys for the property in a lock box on the door as we arrived late at night on our first night. We completed our own walkthrough on arrival & added some points to it via the online portal & these were notes without question. There are very few Property Management companies out there who go all the way to exceed expectations and Intempus is one of them! Intempus and Dan are truly very knowledgeable in all aspects of Property Management. They have been managing my home in San Ramon for 2.5 years now and l am very happy with the transparency I get. Make sure you ask them about recommendation on landlord insurance coverage policy which includes fire, windstorm, hail, water damage, etc. We had to make a claim recently and their insurance partner provided painless experience and quick disbursement so that Intempus can help complete the repairs in a timely fashion. Im a landlord and I’ve been a property manager in the past. I know how difficult this job can be when you are always in between the tennant and the owner wanting different things. Love these guys! From me first contacted them to do the tour until we got the leasing in Downtown San Jose. They go above and beyond to make the process smooth and faster. Even we ended up not to take the lease because we have decided to go to different place of city. But my experiences with them have prove not only they are professional but easy to communicate as well!

Their negative reviews are true, I contacted them after seeing their rental property on trulia and I'm in the market to rent a house. Sent an email and drove by the house, the house is empty and there's one of those real state locks on the door, noticeable from the street. A neighbor was outside at the time I drove by and reiterated to me that the house is in fact empty. On the listing, it says available 5/5. Well, they emailed back and said the property is available but occupied until 2022. First of all the house is empty and second of all, even if it wasn't why would you list it

I seriously don't understand how home owners put their trust on these people to get their place rented. The amount of lengths one has to go just to schedule a tour is mind blogging. After 3 failed attempts to schedule a tour of a property through their website, I decided to call and get it taken care of. Things just got worse from there. It is nearly impossible to get ahold of someone. Even trying direct extensions. The leasing dept extension never picked up the phone after multiple calls over the span of 3 days. After almost a month and a half of setbacks, things were fixed. After leaving my initial review, I was contacted by the property manager. She explained some of the issues that were happening. She understood my frustrations with the process. I was given a new move in date and a month of free rent.
While this situation did start out terrible, things worked out in the end. Communication is however still lacking and should be worked on a bit.

I had been a satisfying tenant with Intempus from 2017 to July 2020. Give credit to the maintenance team, who solved various problems with efficiency and professionalism during my tenancy. By sheer contrast, the move-out process couldn't have been handled more poorly by Property Manager Dan Kozakevich.
After giving move-out notice on Jun 20, the leasing team replied me on Jul 15 regarding the special move-out process, "Due to COVID-19 we can not have our inspector meet you in person, he will be stopping by after the property is vacated and once the report is completed he will send it

I'm told on first contact that this business is set up to decide who gets to see the property and to set the appointments for it, then AFTER one sees it, they can make an offer, which will be taken to the property mgr., presumably another business, before the owner gets to decide. So, three layers. Seems a little much, but, so be it.

Avoid renting with properties managed by this firm. They charged us 1900$ out of our security deposit when we moved out after staying in their condo for one year. The mentioned things like repairing washer, replacing window slats, replacing sliding door assembly. None of these were broken at the time we left the condo. They didn't provide any details or any evidence on what is broken. They charged us for 700$ for deep cleaning itself.

Unsurprisingly Intempus immediately contacted me regarding my 1-star review. Just another example of how responsive they are when it comes to their own self interest. Not ONCE did we receive a response this immediate when they were our property managers. They are more interested in maintaining their Yelp reviews than actual properties, health, and safety of their tenants.
Intempus seems to try to isolate the issues to a specific property or manager; they tried to have me identify a specific employee(s)-- what our building saw and what I see from reviews here is that this company's incompetency

I went to look at a unit at 650 Alcatraz Ave earlier yesterday and spoke to Casii about it. He was professional and friendly. When I asked if the unit had parking, he informed me one of the tenants with parking was planning on moving in 3-4 months and that I could have their spot for $75 a month.
I got to the unit and loved it, thought it was perfect for me. On the way out, I ran into one of the longtime residents there. He was very helpful and told me about the building and the area.
However, I then asked him about the parking situation. He explained that there are exactly three parking spots
