I have had them for 8 years and recently with the change in management I have seen a drastic shift in my experience. Problems that have been an issue for years are now fixed within a week or less, this has been great and I'm a bit overwhelmed by how efficient they are compared to the last 8 years. Thank you!

I've lived in one of your apartments for 2 years now without many problems. My hot water heater has gone out twice but GPPM & Jeff have taken great care of me! Both times they were at my apartment that same day, on time & it's just a power surge botton on my hot water heater that goes when the power goes out. Easy fix! THANK YOU JEFF YOUR AWESOME & I APPRECIATE YOU ALL!!

I recently relocated across country and although the application process was a little frustrating at times, we were finally approved. I am a truck driver and on the road most of the time, which can make it difficult to sign paperwork and do what needs to be done…but Joanna made it as easy as she possibly could, given my situation, and we were able to get everything done without issue. She communicated with me often and kept me updated of everything that was going on.

This review is based upon my experience with Trudy Northern. All of our communications by phone and email have been professional, helpful, kind, friendly and effective. Her responses have been accurate and timely. She has been a joy to contact @ GPPM. The maintenance man that has come to my house has been extremely helpful, and is very knowledgeable.

It looks like the company is going down hill with the new owner. Since late fees for late rents go to the company and not the owner. They getting greedy trying to bring up the income without actually providing the service the old owners provided. Why else would he raise the late fee for late rent from $25 to $100. Glad to hear they aren't doing as good as they would like you to think. Bring on bankruptcy...... People talk to your owners and have them move to another management company or self manage. in the mean time pay your rent on time and make sure they gown down the tubes faster.

So far this place has been great! There’s always worse.. my building switched to Evergreen property management... and omg I wish I had gppm back! Evergreen doesn’t DO anything. We have fleas outside; stray cats; a mouse drowned on my patio.. so obviously the cats aren’t eating the mice... 🙄 we have spider infested bushes; I’ve found two black widows outside my doors in the same week, they don’t spray for those! The gutters are clogged... yeah so... this place is Way better! Do Not. Rent. From. Evergreen!! Rent from grants pass property management!

I called to inquire about a unit and ask some questions. They gave me directions on how to send in an application. Due to covid, unfortunately for most places, businesses are not allowing walk-ins or any resources other than phone for social distancing requirements. I understand that, so I did request an appointment since this was my first time using a co-signer for a rental. I was told I could not get an appointment either, so she gave me the information I needed to complete

I give this place absolutely zero stars, we waited for a week for an approval when they said it would be 3 days to then just be denied. We have never been treated the way Kim treated us. She was always busy, well you should get help. Home owners , it's a bad idea to use this property management because they have no hurry renting your home. It's not a wonder why they only have 2 stars on yelp, it should be 0. I had to give 1 star but they deserve none.

I would give GPPM 5 stars for getting it all wrong. Renting is stressful enough, there is no need to treat your customers with a really toxic vibe. Kim and Carlo can drop the attitudes, you guys work in an office. Remember to use your powers for good to help people find housing that may require accommodations (service animals, etc). Your unwillingness to provide customer service is palpable.

GPPM is only out to steal money from you. They will charge you for anything they can get away with. We rented from them for about 2 years and it was awful. First off, it took 2 months to get into our apartment. They claimed it was because they were replacing the carpet and flooring throughout the apartment (the carpet was disgusting) but when it came time to move in, they had only replaced the flooring in the living room, that's it! Not only that, but they replaced it with some faux wood floor stuff that was not properly installed. Actually, the installation guy had to come back and fix it

Incompetent staff - prepare yourself for frustration. They don't want to do their jobs, so you must jump through flaming hoops. Do not expect callbacks, you'll just get the brush-off. I've had to physically go to the office multiple times just to get a simple question or two answered. They do not mind wasting your money or time. I've been told by each employee that the previous employee I spoke with misinformed me. This is always accompanied by a dirty look, condescending comments, and even laughter. Kim Register, Diana Dexter, and Jorna Taylor are all very rude, acting annoyed

My boyfriend and I recently applied for a rental property listed through GP Property Management. We are both gainfully employed in managerial positions, with stable and reportable income and excellent references. Neither of us have ever been denied from a home application - and I have been renting for the last 13 years of my life. They required an excessive amount of paperwork (ID, birth certificates, social security cards, bank statements) and took the $70 application fee (without having an option to even look at the property), only to never be heard from again, regardless of the countless efforts

Oh my! Read the filtered reviews, please BEFORE you give them any money. Check the dates on the reviews. They are current. I really wish I would have had this information before I got involved with them. Unfortunately, the TWELVE filtered reviews are not factored into the above rating. How are people to know? Horrible Property Management. We canceled our contract one week after "signing" them up to manage our 3db 2bath newly renovated home. They actually misrepresented the property in pictures .... to us. After depositing $300.00 with them, and, canceling a week later. We finally received $19.00 back, almost three months later. Our advise: Stay away from Grants Pass Property Management.

This is the worst property management company I've ever rented from. When I first moved in they seemed nice and willing to help only to reveal their underbelly. First off I had to pay a $1500 deposit for a house with a 23 lbs dog. They used tactics like "We have to install co2 sensors and surprise inspections" to check up on me. Not a moments peace with them. I had to go thru a 6 page check list of everything and after I turned it in there were numerous things wrong with the house that found later like a rat problem and excessive amounts of sulfur in the well water and they refused
