BEWARE! This apartment complex used to be beautiful, well maintained and worth the money.
Now the new management has a terrible leasing company who charge as much money as they can extract from their tenants. They charge exorbitant and questionable late fees for rent paid on time, even when being presented with verifiable certified cashiers… checks.
They say one thing and then switch to another statement concerning damage deposits. They are impossible to get a hold of.
They charge arbitrary shared utility bills with two apartments together, one bill to be split by the two households regardless

Management is impossible to get ahold of for any issues . Moved in to find out the microwave doesn't work, so we scheduled a day/time for maintenance to replace it. After 3 months and 3 no -shows by the maintenance team , I'm fed up. Other tenants have similar issues . For the price you pay here, I'd expect a little more for your money. Look elsewhere for "luxury apartment living "

I liked living here. The place is super nice and the grounds are really well taken care of and great for walking around in. The maintenance people are super chill and Jennifer in the office is the best. So is Amy. However, ownership is not great. They are lazy and don't care very much. We were supposed to have optical wifi but somebody had pulled the cable in our apartment and we needed it fixed. Beautiful apartments but WAY too expensive for what they are. My boyfriend and I lived here for a year, and payed over 2,000 a month for the smallest apartment they offer. Not to mention terrible management. Several times put in maintainer requests and never heard back from anyone. We had a leak under our sink and put in an emergency request and no one ever came.

Where do I start, well if your looking to move Annadel its a great spot, but be prepared. If you do not have a garage, good luck finding parking. And if you have a garage make sure you close it because homeless people with break into your apartment. I would never ever leave my apartment if I didn't have too because I would never find parking when I came back. Also a big one, DO NOT leave any thing in your car. My car as well as my fiancé's was broken into on multiple occasions. If you have any work orders due to appliances broken good luck having anyone come fix it. My dryer was broken

This place is an absolute disaster, avoid at all costs. We have spoken to corporate 10 times to no avail. We have 32 outstanding work orders that have “been completed” however no one ever acknowledged the issues or fixed them, they just claim they’re taken care of. It's pretty coincidental that the day after I leave photos and a review of my health concerns, Annadel finally seemed to want to help.
Annadel was unable to provide me with a new apartment that suited our needs. They did offer me new accommodations, but none were a lateral move of the equivalent size/ammenities. I was also offered to be released from my lease, which will be how we are proceeding.
I have been trying to get a hold of Annadel for the past two days. We have found a new apartment and I need to move forward with the lease release option. Today I have called 10+ times, left 3

As requested, I'll be updating my review however as soon as I returned that same day the apartment remained in the same inhabitable state due to the lack of sanitation and cleaning, as well as the toilet seats still stained and not replaced. I was completely fed up and requested to speak to the community director who seemed like the decision maker as most encounters resulted in having to get her approval. Renters beware! This place sucks. Office staff and are poor relationship people. The small one bedroom basically has ZER storage. Pictures online are wayyyyy better than units itself. Asked numerous times to replace lights etc....No response. AND after talking to quite a few residents we are all on board about WHY WE ARE HAVING TO PAY FULL RENTS WHEN THERE HAS BEEN ZERO AMMENITIES OPEN! It's ridiculous. Lived here for 3 lease terms now. Beautiful community that lacks in management communication/maintenance. Don’t be fooled by the ads of a beautiful saltwater lap pool. This is November 2020 and the pool has looked like this for about 3 months now. Incredible view to wake up to. Really taken care of. Looks like we live in an abandoned motel.
Also, maintenance here is another level. It can take months, literally months to get anything fixed or completed. If maintenance comes into your apartment there is no note left that they entered, what was done etc. Might be because it actually doesn’t get

BUYER BEWARE! Floors are made of paper! If you must live here, look for a third floor ONLY. I can hear my neighbors sneezing, walking, sliding bedroom closet doors, slamming front doors and interior closet doors. You can hear EVERYTHING. Residents here have exhausts on their vehicles that you can hear EVERY morning when they go to work. Probably the worst part of this place is the office staff and management company, FPI. A joke of a company. They do not own any of their properties and their lack of knowledge and customer service reflects it.

The apartment complex itself is nice, the grounds are mostly taken care of, and the apartments (that is if you get lucky) are nice too. However, the management at this place is a nightmare you do not want to deal with. We've lived here for just over a month and have already had a ton of problems with our apartment. 99% of those problems have not been fixed and it doesn't look like the management is planning on changing that any time soon. Talking to them is pointless, the maintenance "manager" is rude and quite unprofessional and the community director will tell you that she will get your problems

I would literally give this place -5 stars if I could. All of the tenants hate the leasing office as they do not answer emails, phone calls, maintenance requests. They have closed down all amenities and are still trying to collect full rent. Avoid this place like the plague. I have been asking CORPORATE to call me SINCE MARCH 2020. I am still waiting......

Moved out this year in April because of the office management/staff and the maintenance manager. I had hot water issues in late 2019. Took months for it to get fixed. Even then, there was still an issue but the water did get hot eventually. Upon moving out they didn’t return my full deposit minus the moving fees. Communicated with the office management and haven t heard from her in months. Called the manager at FPI and left voice mails and no response. And for anyone who represents Annadel/FPI and responds to this post and says otherwise, I’ll gladly post email communications.

I’ve lived at Annadel now for 9 months and I can say that it’s been absolutely amazing. The Staff is very welcoming and efficient. Jennifer made my move in so easy and management has been nothing but easy to work with. Issues are resolved in a timely manner. The property is very clean and they love dogs here which is a plus. Amenities are also very well kept and clean.

I lived here for about two years. The grounds are constantly well kept and management is always readily available and willing to help.
I personally loved the guest house area which has an awesome hangout and barbecue area for my friends and I. There Is always coffee there which is great to snag before heading out for the day. The pool and hot tub are obviously a huge plus.
My kids loved the park and the open field area. Made it reAlly easy to get outside and just have fun and not be cooped up in the apartment all day.
Sound proofing is very good as well as I never could hear my neighbors or

I have been living at Annadel apartments for about 6 months now, and I am so so so happy here! The maintenance and leasing staff have been friendly since day one, and are always quick with their responses and help.
My one bedroom one bath apartment with a garage is amazing! The open shelves, cabinet space, laundry closet, and spacious garage is sl nice to have for storage and organization. There is also a 24 hour gym that is always clean, and the 2 pools and jacuzzi's are just an added plus! My dog doesn't ever complain about the dog park that's right by our complex either. I love

Pros: The maintenance staff is superior; the complex is dog friendly; and the finishings within the apartments are above builder-grade. Additionally, the staff at the corporate headquarters in Folsom are exceptional and understand true customer service.

This is a difficult review to write because I don't want it to be true. Everything about the appearance and shared facilities at Annadel (pools, gym, lobby, general property) would suggest a 4-5 star rating, and we tried for so long to believe that was the case with this apartment complex. The problem is with the management and tenants; it's the actual living experience and quality of life once you move in that are just intolerable. To the point that we didn't even know where else to go, but couldn't stay any longer.

We moved into their "smart home" back in April and the first few months were wonderful, attentive and great staff. They were always extremely responsive to any issues and fixed anything that was less than perfect within a day or two at most. Fast forward to today, Annadel has been bought out by another company and they got rid of all of their smart home features (the entire reason we moved in) so the place is now nothing that we had come to expect.

Here is an update to our experience. Doesn't paint much of a better picture as it could be used improperly to favor single or dual income no kid households, and get chalked up as a "muh bad" moment.
I spoke with Tiffany the site manager, asking how the heck could we go thru the whole application process when we went thru the financials with the leasing agent before applying and were told we were accepted.
The manager, who has to approve every application reviewed the application for a household of TWO, not FOUR due

Currently living here and its pretty solid. Dog park, gardening area, pool table (billiards), small gym 10-15ppl max, multiple play grounds for kids and swimming pool.
Ok so couple days ago our neighbor, right below us, came to our door to let us know that they can hear a lot of running upstairs(us). i have one 4yr old daughter and very active, so… apparently the space between 2nd and 3rd floor is very very hollow which is just bad.
I respected my neighbors request and told my daughter not to run indoors. I really wish there was a better way to solve this problem. -_-

We have lived here since the fall of 2016, and we love it. The staff is friendly, as are most of the residents. They are putting in a Salt Water lap pool, and have Peloton bikes in the gym. As an active person, I love it! I just wish the gym was a bit bigger. I also love the train, and Coddingtown being within walking distance. Important edit: I… USED to love this place, and then it was sold and FPI Management took over. It's been a disaster ever since. Maintenance is HORRIBLE. God forbid you to have an emergency happen because they will not respond. Our building currently has no hot water

I've been living here for six months now and I have nothing but good feelings about my decision to rent a beautiful apartment here. The office staff is always helpful and quick to answer my questions. The monthly newsletter reiterates certain community rules because some residents fail to observe those rules, such as leaving dog droppings behind and putting their trash out on the landings.
