I am a college freshman looking for an apartment to live in for sophomore year. I have checked out many places prior to this one, and decided to take a tour here today as it was one of the places I was considering for next year. Upon my arrival, I was greeted by an iPad shoved into my roommates face, and a tour guide as well as their "head of marketing". Very disappointed with my stay at this complex. Beyond being harassed for things they didn't even bother trying to prove, I was thratened that I would be evicted over hear say that they didn't even look into. They haven't treated me respectfully so I feel as tho this post is justified. I came to grab a few things from my apt just recently and my apartment flooded due to the apartment above mine. Awful place with awful person, Misty. Valentina is really kind and caring. My daughter moved in to an awful apartment, shouldn't have moved her in. But when you show up for the school year, where else do you go? The place hadn't been cleaned, there were burn marks on the counter and furniture, grease spots on the ceiling, they had to replace the stove, hood and refrigerator, after we complained for months. This is literally the most unorganized apartment complex ever. I’ve been having issues since I’ve moved in, the units are beyond outdated, units aren’t cleaned before moving in, and the office gives you the run around about everything. I signed here because I’ve heard great things about them but this is literally the worst place I have ever lived. If you do decide to sign a lease here make sure you keep a paper trail of everything because that will save you every time. and always ask for names because that’ll help a lot too whenever you’re having problems. i would honestly rather live

Please remove the current smiths machine in the fitness center and install an actual bench/squat rack. That would heavily positively impact our stay here as it is a hassle to travel to the campus gym to use an actual bench press and squat rack. There is a huge difference between a smiths machine and a bench/squat rack, and by having a bench/squat rack in the fitness center here would lead me to stay at reserve more. That is the only thing holding me back from renewing my lease.

Currently living here and I am not a fan at all. First off the units are below average. The beds are worse than the college dorm room beds as the bed frames wiggle a lot and the mattresses have so many springs that it feels like they may break any minute. I suggest investing in a really good mattress topper. Also, my unit was missing a chair which led me to use the dining room chairs which are extremely uncomfortable. The living room lamp does not point upwards so light in the house is not good. The stove in the kitchen does not come with an exhaust so the smell from cooking remains for so long

Not only has management been terrible through the whole year, now that move out has come around they charge you for every little thing... I got charged a $20 cleaning fee for "some dust on the side of the couch" along with the front door being dirty (exactly how it was when I moved in), as well as the window sill needing to be wiped down... Some water damage in the carpet in the closet (~2x4 feet of carpet) costs $422 to replace because they "have to replace all of the carpet in the bedroom now", even though the 2 carpets are completely different from each other.. This place is truly the lowest tier college apartment Bloomington has to offer. I didn’t even have a working fridge for the first week, plus the place was filthy upon my arrival and they really had the audacity to bill me on the way out for “cleaning fees” for petty messes. I would look elsewhere for apartments in Bloomington but I guess if you have to live here, be prepared for the small spaces, the outdated kitchen, the concrete slab they call a mattress, and the management that will rob you on your way out.

Look elsewhere. The staff is nice but the management is not. The buildings are in disrepair. There is long-term water damage and mold in many buildings, especially in ground floor apts. My students apt. was marked vacant while he was still living there. A new tenant was given access and allowed to move boxes in while he was away over a four day weekend. There are better properties at the same price.

I renewed my lease at R3. The first year I live in a 3b2b Xl room and everything was ok. However, when I transferred to my renewed unit which is a 2b2b. The living environment is disgusting. Some furniture is missing. There are molds in many areas at the unit. The wall, furniture, carpet etc. Only stayed at the unit for 5 minutes then got transferree to emergency room because of severe allergy reactions. Beside of the mold situation, the whole unit is super dirty too. Pictures attached.

I've lived here for about two years now. I like that they have events, giveaways, and other opportunities for the tenants to socialize and win prizes. However, later on in my stay here, I couldn't help but notice how high the rent was compared to the quality of the apartments. I think that there are a lot of outdated appliances in several apartments and clogging problems when it comes to the toilets and showers. Recently, I informed a former employee last year about damages in my apartment a couple of days after moving in in 2020. Come to find out, I was charged with the damages that I didn't do

I have been living here as a sublease and the attention has been great. I had few maintenance requests and they were taken care of within 24 h. Their gym is rather small but it is clean and not busy for the amount of people that live here. I love that they are per friendly. It is good for what you pay. I was looking for a short term so I have enjoyed my stay so far. The only thing Im not sure is a good thing is that packages get delivered to their office and I've had Fedex call me on Sunday because the office is closed. But maybe packages were getting lost before so they have them delivered

This place is absolutely disgusting. My sister had had a good experience a few years ago so we decided to give it another go around. The apartment they show you looks nothing like what you get. We moved in and there was urine all over my bathroom walls, my toilet is quite literally coming up out of the ground. Bugs everywhere, floors coated in an unknown sticky substance, dust, dirt and hair in every corner. Also had BLACK MOLD in our cabinets and unknown black growth growing in the microwave. My bedroom door was taped together with duct tape and then painted over. The worst part is their management

During a period of time before 2019 Reserve on Third had this general reputation of being a very average, subpar apartment complex. It had issues ranging from unattended maintenance, safety regulation, and overall a lot of problems that felt like they should've been attended to.

The space is nice, but the company is pretty penny pinching and the customer service is lacking. Don't expect to be treated nicely by upper management. However, the student workers in the office are extremely nice and accommodating. With that intro, here are some things you should know about reserve on third before you move in:

The reserve on third is an okay-looking apartment complex. The outside of the reserve on third looks decent and the upkeep for the outside of the buildings and the grounds look great. However the inside does not look good, it looks Rundown. This place needs an overhaul, if they're going to keep raising the prices every year. It is extremely dark outside at night, there is not enough lights on the grounds. When I do deliveries, it's rather dark.

My son rented a 3 bedroom apartment from Reserve on Third. Please do not rent here. His car was broken into and items were stolen. His windshield was broken. They do not have security cameras on site. When he moved out before his lease was up, they did an inspection of his room and the main living space. There was still a roommate there and we were still paying the lease. He was charged 30 dollars to clean a desk and a ceiling fan. He was charged for food in the fridge and on the counter, his roommate was still living there. Reserve on Third did not clean at that time,so why were we charged? I

So my daughter is moving into Reserve and her lease 'begins' on August 21st. We have been dealing with college apartment complexes for 6 years (between my 2 daughters). With every other apartment complex I've dealt with, if the lease starts in the middle of the month, the rent is prorated. I would also not expect to pay rent until that lease date (August 21st). Not the case with Reserve on Third. We received email notifications on August 1st that rent was due. Really? I received the login information from my daughter and reviewed the lease, the lease begins on August 21st

This past Spring semester I subleased at Reserve on Third. Coming from out of state I was worried about finding a furnished apartment yet, Reserve on Third fit the bill. Every interaction I had with the staff was great, they were all very polite and professional. Any maintenance type issues I had during the semester were addressed and fixed in less than a day. Now the appliances aren't the newest, but considering the price my roommate and I didn't mind. Generally $645 a month then an additional $60 for electric.

RUN AWAY FROM THIS PLACE. I paid for 5 month lease even though I only needed to be there for 4 months because I was told it's the only way I could move in. Didn't really mind because I needed a place to stay in Bloomington badly and I had a dog. I will say that what really turned me off is how poorly this place is managed. The entire time that I was living there the dog waste post didn't even have bags and the trash was filled to the brim with dog waste despite me calling the office several times about it, which I think is a serious health hazard for the residents. I've been staying at reserve on third for almost a year now, I'm moving out in a few weeks and thought this would be a good time to write a review.
Probably not the worst apartments in Bloomington, but I would advise living somewhere else, considering the fact that other apartments are about the same price and much better quality, it wouldn't be the best idea to live here, but first I'll list some positives of living at reserve on third.
-The shuttle busses are convenient (if they work, they broke down somewhat frequently and randomly stopped running the busses during summer

I hate living here. Choosing this place to live was the BIGGEST mistake of my life. Every time I've had a problem the staff and manager have been anything but understanding of my situation. I paid rent on the 2nd of June, late fees start on the 3rd. But because my employer didn't pay me until the Friday before I had to wait for my paycheck to clear my bank. I asked them just to wait one day before cashing the check and they said they wouldn't do it unless I paid extra late fees. The staff even threatened to run my check Monday June 5th when my funds don't clear until the 6th

I lived in this leasing property not long ago, and I finally decided to move out. The leasing office here pretends to treat you friendly in order to lure you to sign a contract with them. As soon as I moved into my apartment, I found the carpet and furniture in my room were dirty, which made me disappointed. During my stay, I could always find various kinds of bugs including bed bugs coming into my room, which were annoying. So, I contacted the office to handle the bug issue. I figured this bug treatment should be free, as they did not tell me that there was a cost associated with this extermination

I've definitely enjoyed my living experience at Reserve on Third! When I moved in last year, I found myself arguing with one of my roommates more than I would like to. Once I told Reserve on Third, they were very helpful. One of the managers set up a roommate mediation for us and it was a great idea! We were able to get to the root of our issue with someone else there to help talk us through it, and remained the friends that we once were!
