General maintenance, a fresh coat of paint (or two), deep cleaning, and various updates which may or may not include appliances, flooring, and cabinets. They are done in the order of priority, determined first by emergencies then chronologically. Screening can take up to 48 hours to be returned by our 3rd party screening service, but all the paperwork for an individual application can be done in a couple hours.

We recently lived here in a 2BD for 3 years.
The bad things: parking wasn’t always great, they could’ve cleared snow better, the kitchen appliances and decor were very outdated, the wifi was bad and would always go down even though we were on the highest plan, you can only use their internet, when we moved in the place was crawling with spiders, centipedes and ants (a few bug bomb treatments helped this for the most part), and the master bathroom was a bit small.

Don't rent here. These people have zero compassion for anyone. For 3 years l paid them on time and the one time l didn't was because l had just found out my son, my only child had just passed from a car accident. I ended up in the hospital from extreme shock and they didn't give me a chance. They also tried to charge me for an entire month after the apartment was empty and they had the keys. They had the nerve to actually list it as rent due after move out. Only Scott in the office has any compassion. I also had an issue with the floor above us creeking extremely loud and mold growing around the

I'm a current resident who has been living here for more than 2 years. As you can see, Today is the third day after the storm, and no one is caring to clean the road! There are no options for Internet service; so you have to stick with what they offer which is so bad. Most importantly, their maintenance is getting worse over time, but it was good at the beginning.

The most unprofessional service I have ever experienced. I put a hold on an apartment through their website, paid the reservation fee, and then was told the apartment is no longer available. Now I'm told it will be over a month and a half until I get a refund.
It is impossible to reach anyone here through email and when you do they have no idea what they're talking about. I was misquoted on rent prices multiple times. Why do you have people answering your emails who have no idea what they're doing?

Lived here 2.5 years around. Decent enough place. Was more of a deal when rent was cheaper but it goes up a decent bit every new lease. Area is safe for foot traffic at night, its well lit. Someone has gone through my girlfriends car twice and tossed everything inside. For the most part it is a decent place, don't really hear your neighbors and the gas stove is a nice plus. The third floor gets very hot in the summer and setting AC to 73 will run you over $100 in electronical bill but the extra window is worth it in the winter time.

I DO NOT recommend this place. I am amused by the unprofessional responses I get from the office people. I have a friend who lived here for four years, and it took them two years to fix her dish washer!! TWO YEARS!!
I can’t understand why they keep hiring rude people to deal with the residents! This place will lose business if they keep having low standards for their staff. The maintenance is very slow and take them months to years to fix your problem! That’s not an exaggeration!

These apartments are great. Scott helped me with the entire process of moving in and is a super nice guy. If you have an issue, he will help you.
I moved into my one bedroom last August and i honestly would stay if I wasn’t moving out of state.
My experience has been great. If you put in a maintenance request, they are there usually in 24 hours. They also have an emergency line if something bad happens that needs direct attention. If you live on the first floor, expect to hear your upstairs neighbor walking around, but that is expected in an apartment complex.
My only con about this place

Orchard Lakes is Perfect! Location, facilities, neighborhood, and environment...everything here is great! The only problem is they don't have it everywhere across the country.
You cannot have this high quality of apartment with this low rent elsewhere in Toledo.
We had a really good time at Orchard Lakes. Scott is a very nice person, he was always there to help us with enthusiasm.
In summary, Orchard Lakes is HOME rather than an apartment.
