Move in was smooth. It's a little bit odd because of the contact free/Covid situation but the office staff handled it well.

Pests are coming inside from the crawl space underneath the buildings. Mud slide when it rains, flooding, and walkways. Rust stains in toilets. Cheap paint used on cabinetry, and it will stick to your dishes. No washer dryers inside the units; you have to go to the laundry room. You may or may not have all machines working, and it's quite overpriced. I reported broken dryers and washers at least once a month since I've lived here.
The parent company has an answering service that has no idea what's going on. If you can't talk to someone face-to-face, then just don't bother.
Legitimately, this

Off site people that answer the phone, when the office CONTINUOUSLY REFUSES TO ANSWER, literally have no knowledge whatsoever about the apt, apt complex ect. We literally asked, "what do yall know?" With their reply being "Not much." Why do we have them? Spend money on another office person to help answer the phones that is actually on property and can help. Instead of taking down a note to send to the office, because either those messages never get read, or never get sent. Again, why do we have them? I've waited weeks on replies, had to call back and they said they never received an email/message

The reason number ONE I was forced to move out was the incident that happen April 24, 2020 at 1 am that involves police two times. Which prior I had given notice for a different reason. Do not state in my move out I was buying a house when the main version is different VIOLANCE. Which the action about the incident should have been asking the other person to move out and not keeping an individual that cause violence in the community. Now management is asking to pay over $2,000.00 for my move out keeping the person that cause damage to our apartment and violence. I have proof I clean my apartment

Living here was definitely the worst experience I have ever had. The staff was rude and difficult to work with. The apartment itself was old and riddled with problems. I cannot even begin to list the issues I had in the year that I lived here. I had to call the City of Richardson and file a formal complaint against the property manager who was not properly handling a leak in my apartment. Sadly, the Code Enforcer knew the property manager by name because of the amount of complaints filed at this complex. Did I mention there is no hot water hookup for your washing machine?

Just moved here about 1 month ago. It has been a shaky start but there are positives as well. I thought 3 stars would be a fair start as I will update rating as I progress through my lease.
Pros: great location, park nearby(dogs), quick maintenance, office hours are fair, pretty quiet area and staff appear eager to assist. I find the apartment… spacious and very comfortable. Internet is great especially for streaming 4K and online gaming.
Cons: quite a few big issues(maintenance) upon move-in, I was caught off guard with additional fees that were not disclosed upon signing lease, shower

Hands down worst place I've ever dealt with while on a vacation. Towed my car at 10:48 PM when the car was already registered with the building. Received no help or explanation on to why my car was illegally towed. Had to pay cash, my vacation plans completely screwed and now have to wait for money to be sent. I was told to wait until Monday the day I leave. Absolutely ridiculous they will be hearing from my attorney for my lost time, money, car and stress

Quiet neighborhood with nice landscaping.

the BAD: check under the sink before you sign up. Take a close look at your fixtures. Ask for a screen door like some of the other units. Water bill is $50-125 a month. Guessing its for the landscaping. This is for a one-bedroom. Bath tub was painted white! And now its peeling. Upstairs leak caused the

This place is a joke. From the very beginning, we were told our floor plan would have many features that it did not end up having. The "wood" floor is basically just peel and stick and paper thin so it bubbles all the time and tears very easily. The countertops are painted on and constantly chips. The apartments are old and the management only… cares about patching the issues in the cheapest way possible, so everything just keeps breaking over and over. We had a problem with the shower in the master bedroom not draining ever since we moved in, and they sent maintenance numerous times just
