The absolute worst place to live in Atl. The gate to the car garage is always broken; it once fell on my car while I was driving through it, and the management did NOTHING. The trash shoot is located in the parking deck, and is always full and gross. Do NOT live here. It is pretty much an insult to Atlanta.

They will not give you your administrative fees back after claiming they were unable to reach you regarding application questions.. but was able to call and say that I wasn't getting my fees back. And in all actuality I no longer wanted to move here do to all of the negatives I have heard about this place. DO NOT MOVE HERE OR EVEN APPLY THEY MAKE UP STUFF AND WILL KEEP YOUR MONEY IN THERE POCKET. A GROUP OF THEIVES!!!!!!!!!!

Do Not sign anything until you've seen your exact unit-
This apartment complex was decent enough. Apartment was shown, and lease was signed. The day my family showed up to the office for move in date, they were given keys to an apartment they hadn't viewed, with a completely different layout and view of the property- it was not good.
Family members forfeited their deposit, never moved in, and found a much better residence around the corner.
A year later a report on their credit along with balance owed for charges they never lived there to consume. Do not sign a single document until you've seen

Nice condo community with a fitness center and pool. The interior are gorgeous and spacious as well.

This place was my first apartment and I stayed here for three years. Each year I moved to a bigger unit for a better experience hoping things would get better. Things just continued to get worse.
The roaches are out of control in these apartments. They are your roommates. The property manager is really rude and is very slow about getting things done. I have had to contact the corporate office several times to receive a response. The pool was always dirty and so was the gym.
The property manager was quick to add fees for things but slow to act on the needs of the residence. On my move out day

New to the area, I fell in love with this complex over the internet but when I called to speak to a leasing agent quickly altered my view. I felt I was rushed off the phone and that I was bothering them because I was asking for information. Also the website shows many apartments as available but when you call they actually are not.

I have been living here for more than 3 years. The apartments are so spacious,clean and affordable. The management is very friendly and helpful. I really appreciate all the help by Patrice Antalan who has always been so nice, humble and cooperative. They have the best apartments and management in Decatur.

I honestly wanted to like these apartments so bad. They look nice but my unit has roaches which I notified staff of before I finished moving my things in. The pest control has not worked and i have spent a lot of my own money to alleviate the problem. My apartment is full of roach motels and traps which looks disgusting. Pest control has come to my apartment repeatedly when I'm not home and they leave no details of what they have done just a piece of paper to say that entered. The walls are so thin i can hear everything in the units around me. The person living above me literally stomps back

Mainly: The management is truly awesome. Patrice, the manager, and specialist Shala did everything they could to help me in so many ways. And - the apartment itself was top notch. I only have very positive words for The Orleans in all respects. Best apartment complex I've ever lived in! And best management I've ever experienced. Thank you!

I have been living here in the community from last 8 years, all the staffs have been very pleasant and the maintenance staff is also immediately available every time you have even small issues. Patrice have been always been great to us and so all the other staffs. I never had any issues with anything. Great place to stay. Highly recommended!!!!!!!!!

When I first saw the Orleans of Decatur I was sold it appeared to be nice clean organized quiet and cozy. unfortunately living there was none of the above. Issues The property was hardly ever clean inside and outside the light fixtures in the hall way stayed full of insects almost to where you could not see the purpose of the lights being on. Some residents smoked in the elevator I have never seen any issues address in reference to that. Trash is left outside of some tenants doors and some tenants would even leave their trash in the walk ways as if its some ones responsibility to take out the trash

I completed an online application for this complex and paid an $80.00 application fee. This morning I received a phone call from the property requesting an additional $150.00 administration fee before my application would be processed - I've. credit and background check. No where on the website is this additional fee disclosed. $230.00 is over the top just to find out if I am approved to live there. I would have no problem with the fee if it was charged after my application was approved - but not before. Stay away!!

The worst place ever!Its such a shame too. Such a mirage, it look nice . But the bone are bad. The crown molding doesn't meet the floor. Nothing is leveled. Mold problem Check. Bugs. Check. Not enough working staff. Check. Over-priced. Check.Put the trash where every-one can see it. Check. There are NO amenities. Over it just needs to be condemned.
