Edd has more than 240 hours of education in the home inspection industry. On top of having his home inspection license he also holds a State of Florida General Contractors License (CGC1514829) and an AA degree in Biblical Studies and serves as the Associate Pastor/Missions Pastor at The Church at sun Coast.
A new home purchase, whether it is a brand new home or just new to you, can be an overwhelming experience. Your new home will more than likely be the largest purchase that you will ever make. Having a thorough Home Inspection before you buy can help releave the stress of knowing whether or not you are making a good purchase.
You might wonder, why, if I am buying a newly constructed home, should I get a home inspection?. The answer is simple, production builders do not take the time to go behind their sub contractors to make sure that they are doing a quality job. In most cases they have as many as 10- 20 homes all in different phases of construction at one time with one person managing all of them.
Statistics show that if you are selling your home and have a Pre Listing Inspection, it will likely sell up to 60 % faster and close in fewer days than a home that has not had a pre listing inspection. At North East Florida Home Inspections we have a program called "Move In Certified" when you have your pre listing inspection we will inspect the home just as if we were inspecting for a buyer.

Edd and Kyle are: knowledgeable; willing to help you understand what is DYI and what needs a professional; courteous; and overall GREAT people to have inspecting your home/feature home. I have been working with NE FL Home Inspections for a number of years now. As a Realtor, time is important. This company is rock solid. They answer their phones and show up when scheduled ready to work. I have found their reports to be clearly written which helps the Homeowner understand what they are looking at and makes it easier for me to address the real area of concerns. If I have questions I can always get someone on the phone. The fact that they also give good value for the price is just icing on the cake.

Upon recommendation from a family member who used North East Florida Home Inspections, we selected them to do a home inspection on a home we were looking to purchase. They did not disappoint. Edd and Cheryl were always prompt in any communications with us. Edd did an exceptionally thorough job on our Home Inspection and provided a fully detailed report with pictures outlining many problems that we would not have known about. My realtor had recommended that I get a new home inspection prior to closing on our new house and and told me about NEFHI. I am glad that I called and had them do the work. There were several things that needed to be addressed that I would have never caught and the builder was more than willing to let slide. I am sure that it has helped me already and will prevent problems in the future. I highly recommend NEFHI before buying a house whether new construction or existing. The process was simple, affordable and thorough.

The team was exceptional! Cheryl and Edd Cobb did a fantastic job of keeping in touch with our Home inspection all the way up to our closing date. Edd even stopped by after the first rain we had to unclog our dryer flap on the top of the roof (he would not accept any payment from of either). They are FANTASTIC and truly appreciate their customers!
