Critical: Professionalism, Quality, Responsiveness, Value
Horrible experience with them. Don't use them. Didn't provide any service other then ripping off our hoa with bogus & exaggerated costs including a $5k stamp budget for 291 homes and then a storage fee for the stamps. They didn't take care of the problems we had or follow our hoa guidelines. This company is a complete hoax or sham.

Deer Cove: I have been trying to get an issue with my neighbor's fence, which she has cut from 6 feet high to 3 feet high resolved since 7/9/2018 and after sending over 14 emails, pictures and numerous phone calls with my Deer Cove Rep. Linda Parrish to date nothing has been done. And today my neighbor cut even more of her fence in half. For almost 2 years I get nothing but excuses and lip service. I have been paying my HOA fees for over 20 years and this is how FPM treats their property owners.

I am a Very Angry homeowner in (Wells Creek. Mattamy Homes) my husband and I purchased a home in September 2019. One of the very important factors for us purchasing a house is that it MUST have a pool. We were told they would start the build for the pool/amenity center the following year (2020)
One of our fellow neighbors reached out to the property Manager Rich Curran-Kelly with Florida Property Management last week to see what the status is on this and was surprised to hear that the plans have been delayed due to not enough funding. The amenities will not be ready until 2022 possibly 2023. When

Thanks to Kishwa, Randy and Billy for their very prompt response to our request for help with a water leak. Even though it turned out to be an A/C issue which would be my responsibility, Randy told me how I could probably easily fix it myself and he was right. He even stayed until he saw that it worked. Problem solved and I learned something. Thanks to all three!

I share many of the previous reviews. Their management skills are very weak and they do not understand customer service. They manufacture excuses about why they are unable to fix issues and often place the blame on the HOA Board saying the board won't approve fixing things. They do not know how to manage the contracts nor the contractors they outsource work to at my complex nor do they do a very comprehensive job taking care of the simple tasks such as cleaning the furniture at the pool, maintain lights in the Amenities Center, cleaning up minor debris around the site or conducting regular site

This company has little idea on how to handle... anything. They are very unorganized and very unprofessional when you call or email. The lake behind our home always smells and has trash and debris in and around it. The seem to take care of the lakes facing the road but leave ours a mess. They will not do anything about it. They do a terrible job with requests and make things that are simple very difficult for homeowners. Floridian Property Management, we are paying you to do a service so please do it correctly and efficiently with ease for homeowners.

I live in Durbin and Floridian Property Management does a great job with code enforcement. I read another person's review about the lake. I also thought the lakes looked bad and called to get them maintained. I was told it is the CDD's responsibility to clean the lakes because they own all of the common areas. The lady who I spoke to gave me the CDD's number.

The worst property management company I've ever encountered. They are unorganized, they don't have any basis for decision making, and they send out letters for things they have already approved. The sad part is they have one person in the office that cares about the homeowners but he got a promotion so he doesn't get to work directly with them. They do not enforce the covenants. Really poor, do not use them.
