For ninety-eight years our simple, comfortable Waterview rooms and cottages with a path to the beach have been a treasured home-away-from-home on Martha's Vineyard. The Carriage House offers six one-bedroom guestrooms, each with a beautiful ocean view.
Guests will also enjoy the Eisenstadt room, where they can relax by a large stone fireplace, play boardgames with the family, or simply spend a relaxing afternoon lounging after a day at Lucy Vincent.The Tea House contains six ocean-view rooms and three garden-view rooms. With private balconies, cozy interiors, and gorgeous ocean sunset views, the Tea House is your easy escape at Menemsha.

Our vacation rentals on Martha's Vineyard, MA are located in the 300-year-old fishing village of Menemsha on the Island of Martha's Vineyard. There aren't any bridges or tunnels leading to this island paradise, so plan your travels accordingly. The Island encompasses six towns spread over 87 square miles.
Staying in one of Martha's Vineyard hotel rentals? Chilmark is a dry town, meaning alcohol cannot be purchased at retail outlets or served in restaurants. Guests cannot buy alcohol while in Menemsha during your stay but, if you call in the morning, the down Island Liquor stores will deliver right to the Inn.

Wife and I have been coming here for 10 years almost and never had a bad time. We prefer staying up-island typically and Menemsha Inn & Cottages is one of our favorite places to stay. Whether we've got an entire cottage/house or just got a room, the experience has always been great. The staff is friendly, rooms are clean and comfortable, the grounds are gorgeous and you have walking paths to both the beach and 'downtown' Menemsha.
Also love the fact that you get passes to Lucy Vincent and Squibnocket Beaches (which are less crowded, ocean facing and prettier compared to Menemsha

I didn't stay there, but rather in a place across the street. I had lost mail and went to enquire if perhaps they had received it instead. The receptionist was unnecessarily rude telling she just didn't have time to check because she get thousands of packages a week (what?) and this wasn't NYC (I'm not anywhere from there) and to shop local (this was a speciality book I had to order from Australia for my young daughter). After several exasperated minutes of insulting chatter from the receptionist, I just left, not knowing whether they had my item. What a bummer for these nice cottages to have such

If you ever need an escape from city life, stay here. I have lived and grown up in big cities my whole life and it wasn’t until I came to Menemsha that I understood the beauty of simple living. I learned a new word while on this trip “bucolic”. In one word it describes my entire experience. From seeing wild turkeys roaming the property, awakening to cows and the sound of over 15 different types of birds in the morning I was surrounded by nature.

We spent 2 weeks at Menemsha's Cottage at Ruth's House. We absolutely loved everything: the peaceful nature, being located in this beautiful farm cottage by the sea surrounded by friendly cows, chickens (free fresh eggs every morning :-)), ducks, goose, etc. There is a little trail through the forest and dunes that leads straight to Menemsha's village and beach in less than 10mins. There you will find the famous fishmarket for fresh lobsters, oysters and fishes. Menemsha's beach has the most beautiful sunset on the whole island and we could witness it from our cottage everyday

It has been more than a decade since we stayed here. The first two years we had such an enchanting experience I thought we would do it every October forever and ever. But the third year, the ownership was expanding the property and it seemed as if they would take a buck in any way they could. At the same time, they weren't nearly as friendly or accommodating as they had been. They also didn't spend a dime on repairs, at least not in our cottage. The leaky sink faucet and the spring-spike sofa were the same year after year. None of that mattered, given the solitude and the view. I would've slept

An amazing quaint property hidden amongst lush flora. Best thing about it? The Proprietors, Sarah and Bob Nixon!! Oh, and Chef John. Food was exquisite! Rooms in the Carriage House were lovely. Nice balcony with amazing views. Staff met every one of our needs. Felt like home, but way better. Hated to leave. Can't wait to return!!!

We've stayed at this Inn five times and love it more with each visit. The accommodations are clean and comfortable and the views are amazing The entire staff goes out of their way to ensure a positive experience. If you come to the inn with unrealistic expectations or entitlement you are bringing your own baggage to this tranquil place, it's not the Inn's fault. And yes, you should look up Menemsha, it's at the end of the island away from the crowds, a car might be a good idea.

Location is peaceful and serene. Fun walking trail to the water. Rooms amply sized. The experience was what I would call rustic...repairs were in order in the rooms. My screen door was off its hinges, faucet leaked, phone did not work. In absence of cell signal we could not depend on the internet service or even a land line. If you are not expecting luxury you can be comfortable here. The staff was friendly and somewhat apologetic about the need for repairs. Breakfast was served daily but the menu was the same daily as well.

DO NOT GO HERE WITHOUT A CAR! Warning: you are stranded if you don't do your research in advance and come prepared. $50 uber ride from ferry.

We arrive and were lectured by a very annoying know-it-all that wouldn't let us get a word in edgewise. There was literally nothing to do there. We were stranded without alcohol (dry town), food ( rare restaurant) and anywhere to go except the beach. Not beach people.
So we decided better to lose money rather than time. We called an Uber and booked a place in Edgartown. $738 down

Just got back from our weekend wedding & though the wedding was beautiful this Inn is NOT!
Very disappointed after spending almost 1000$ for 2 nights.
Said it was A.C. -WASNT WORKING offered no refund or credit! Actually what she said was " ya it happens"
Sheets & towels were stained we had an ocean view room with little balcony, barely could open and close sliding door!
The whole place needs major updating! I honestly don't know how they get occupancy permits but it's probably not a thing on the island idk. You most definitely NEED a car there.

I stayed here last month with my wife for 3 nights on a Friday - Monday stay while on Martha's Vineyard. We arrived to the hotel during the appropriate checkin hours and quickly found our way to the desk. Upon giving my name and trying to give my credit card as well, I was told that we could settle up at the end. Then I got lectured for a minute about how I had booked online and I should have called them to confirm and talk to them. Then I could have known that this side of the island was alcohol free and I could have brought some over. They also could have made dinner reservations for

We stayed in a cottage, lovely and charming. One thing to keep in mind, if you stay in the cottages, you must get your parking pass through the town hall on Martha's Vineyard and pay for a para (extra charge). If you stay in a room at the Inn, it is available to you without charge.
Makes no sense.
The walk to Menemsha beach takes 5-10 mins: but wear water shoes, the rocky beach and water edge is brutal. The Inn supplies beach umbrellas and chairs, really a nice extra.

This place was the pits. according to the website, we thought we were getting a quaint charming rustic inn. in reality, this place is old and run down. we had a cottage. the blinds were broken, the fan had a thick layer of dust on it and the bedroom smelled musty. There was a wall AC in the bedroom only so my kids (who slept in a pullout and a cot) were stifling hot even with the fans.
As far as amenities - when we got there - there were no kayaks, only 2 bikes and a bunch of old and disgusting beach toys. We were told because we were in a cottage, we were unable to drive to Chilmark beaches

If you are familiar with the Inn there is something critical that you should know:
Car passes to LVB and Squibnocket are no longer included in the rate. LVB is up to $85 and I think Squib is $65. The receptionist explained that the Town of Chilmark asked to take the passes away. This is an incredible shame as most people know that those are the best beaches on the entire island. Walk-on passes are included. However - it is difficult to get to either beach. The Inn will offer that you take the bikes but the up-island roads are not safe for novice cyclists.
It would be ideal if the Inn offered

My husband and i came here for our one year anniversary and absolutely LOVED it! the room was spacious and removed from the main office area. the view we had faced the ocean. the walk to their private beach is not bad. the only downside were the mosquitos; make sure you bring insect repellant if you're the type those buggers like!
the breakfast that was included in our package was delightful! i've never seen such a vast array of breakfast foods!
while we booked a room, there were cottages available for families. they looked pretty spacious!
