It could be perfect if they find the lease I signed in front of a agent who made me sit with her missing it and be on auto bill could of cost me 9000usd extra for few months and i rent two units here for 6 to 8 years total it will be so 12 year leases think you want txt king of client

Don't move here. While the maintenance and front desk staff are lovely, management is terrible. I've tolerated the bad management and deterioration of the property but now have to draw a line.
Since the opening of Rush Cycle in the retail space below building A, I am awoken by their heavy base and loud music in the 6am hour daily. I live on the 5th floor. The music continues all day and into the evening. I am no longer able to work from my home due to these disturbances and it has grossly disrupted my sleep schedule.
I have contacted management and Rush Cycle directly about this issue several

The concierge staff is excellent. They are very helpful.
The maintenance team has been extremely helpful. I feel they go above and beyond. I am very grateful.

Beautiful pool are but poorly managed. It’s sad because we really liked the maintenance team. The fireplaces were broken for over a year. While I was pregnant… someone left half a box of pizza by my car in a puddle and I slipped and fell.. I sent numerous emails to management and it was never cleaned up… a month later it just became mush. It was truly disgusting. We schedules our baby shower in the common area outside. Someone had a party ruined the sinks full of water with food in it and the bbq didn’t work and no one cleaned it up so we had to move our baby shower last minute. As I was

The building is starting to look like it is low income housing. It is sad what ZRS has done to this building, it was once a high end building now it looks like it’s barely maintained. I am shocked Philippa and Erica still have jobs. A/C unit is filled with mold.

We have lived in the building since January 2020 + love the location but especially the management + facilities services. Franklin + Jacob always follow up with our service orders promptly with a smile then knock it out of the park.

What a classy place to live. The building is super and gives you a rich and safe feeling. I’ve never lived in a such an amazing building. If I were to ever rent again I would return to palmetto promenade. Camilla who is my favorite even helped me get my deposit back.. thanks for everything

The new management company, ZRS, has been a total disaster ever since they took over 2 months ago. They do not care about their residents whatsoever, residents concerns go unanswered. The 24/7 concierge services they claim to have are non existent. Units with garbage and shoes outside in the hallway for days, unbelievable.

Honestly 5 Stars. From an 8 month resident.
Management is great. They are courteous and responsive.
Maintenance is top team. Franklin and Jacob are nice and professional and always friendly in the hallways. They do great work and highly respectful of interiors of apartments. And the cleaning ladies are sweet and always cleaning and polishing the building.

Managed horribly! Shady business has been going on since ZRS has taken over. Look at the utility bill; fellow residents I would take a look at yours!
