My overall experience with Amber & Sam was always pleasant & professional. I lived in my sweet studio for a year and a half. The owner of the property was exceptional & always present maintaining the grounds when needed. He made sure everything was taken care of asap and assisted in coordinating with the office. I moved out to live closer to my family in Northern California, otherwise I'd still be there. I was especially happy to receive a full refund of my security deposit!
If you take care of your space & leave it as nice or better than when you moved in......I'm sure they'll be just as professional

They take your application fees, and then just ignore you. I do not trust the property mismanagement & misappropriation of this company. California Property Services? Who do you REALLY serve?

My son wanted to move to Pismo to be close to family after living in Seattle for over 20 years. So, we had to know what was going on with possible rentals here in the area. We were told they had a studio coming available in a couple of weeks, which would’ve been December. My son applied, we paid the $30 fee, two weeks later no word, had to call, no reply. It was extremely important to us to know what was going on as we had a time crunch. Called this morning, they said they would check, still no reply from them this afternoon at 3pm. He needed to know today because he had to decide on signing

Critical: Professionalism, Quality
Save your time and money. Our applications were approved with them, however they weren’t much help when it came down to a decision. Denied us 3 houses within a two week span. Thought we would go the professional route with them but we had more luck finding a home on Craigslist within 2 days.

They are super friendly no matter who i talk to they all know what is going on. we have rented from them for awhile now and they have helped us with everything that has come up. i lost my service dog in last july and he is missed very much they worked with us in the tranistion of my new service animal. they are great people to talk to fron tessa… brent and brittney they all know what they are doing and what the issue is even if you have only talked to one of them the other knows by the time you have 2 talk again so you are not explaining the issue again .

I have rented from California Property Services for two years and have had a great experience. Throughout the application process they kept me updated and it was such an easy process. They are always here to help, and the office staff are super friendly! Definitely recommend them!

Amber and the rest of the staff have always been very personable. I love the human element which is lacking in so many businesses these days. I am now in my second rental through their company and I couldn't be happier. Amber took a chance on me a while back and went above and beyond. I would definitely recommend them. My experience has been a pleasant one for sure.

Ran our credit twice in less than a month with TransUnion and took our $ for credit check. Denied us on 4 places that we never got to see and then said they wouldn't rent to us at all because of our late payment history with them. So why take our money in the first place and why run our credit in the first place? Why not just tell us in the very first place? Then they offered us a copy of our credit check and then gave my husband a hard time when he went to pick it up. Like a lot of these reviews from potential tenants are former tenants I feel like this property management just wants money. You

Before I purchased my home I rented an apartment unit from CPS in Santa Maria for 7 years. At first the location was wonderful and other tenants withing their property were great and we all took care of the area. The service at the office was always excellent & anytime we called regarding issues or complaints they would act on it right away.Over the years tenants started moving out and new renters would come to the area but these new renters started destroying the property and slowly the area started becoming real bad. We started having a lot of issues with our next door neighbors and our rent

My girlfriend and I applied for an apartment with CPS and had a pretty bad experience. Before I share the experience, know that for the most part the CPS staff is friendly and helpful. I know that no landlord/property company is perfect, but we would advise everyone to steer clear of this company.
We went to check out the apartment one Saturday morning, at which time they explicitly told us that nobody else was applying for the property we looked at. We picked up our applications and filled them out that night. Our first two red flags were 1: they process everything (including rent) on paper

I can't say enough good things about this Property Management company. I have rented all over the west coast and the friendly service, timely response and over and above accommodations made CPS my favorite company to rent from. I especially appreciate the understanding and flexibility they showed me when my work transferred me out of state before my lease was up. Thanks Brittany for making that happen! All the best!

Worst communication skills ever. I have been a renter for 12 years and dealt with the landlords. We have been great tenants did all the painting took care of the floors when it flooded twice i paid for everything that broke. Never once was this property service ever involved and now wants 1000 dollars from me when in 12 years I have spent over way… over that. Signed 1 contract over 12 years ago and it reads dirty broken needs paint broken blinds broken window....i paid for everything to be done. You want money from me....sorry that's not going to happen!!!

Staff was very nice when we explained that we had to file bankruptcy due to medical issues and to protect ourselves when we had to surrender our home of 8 years. They let us look at a property and we fell in love with it. They took our money to process the apps and then after making us wait in a motel for 10 days, they denied us for the bankruptcy. Feels a little unethical, don't you think? Will not be recommending in the future.
