My name is Bob Huska Jr. and I am the owner and operator of BH Home Inspection of York. My years of experience in the various trades, with an added strength in Heating and Cooling is what I bring to the Home Inspection trade, and is what will provide you with an inspection that will assist you making one of the most important decisions you'll ever make!
I will go the extra mile. I work for YOU. I am a one man operation. I don't work for someone else who will never see the property you want to call home. I will live or die by the service I give to you, and will go that extra mile that others cannot, who are bound by "company policy." A Home Inspector must follow a Standards of Practice that dictates what we MUST do.
A BH Home Inspection is a complete, comprehensive inspection of all visible/accessable building components that will meet or exceed the Standards and Practices of the International Association of Certified Home Inspectors (InterNACHI). BUT.that's not where my service ends! You may call anytime througout the process of purchasing your home to discuss the report, the inspection or any concerns you have with the home.
Seller can choose a certified InterNACHI inspector from BH Home Inspection to inspect the home properly before the buyer's inspector arrives. An Inspection will alert the seller of any items of immediate personal concern such as gas leaks or water damage that should be addressed. The seller can assist the inspector during the inspection, something normally not done during a buyer's inspection.
Choosing the right Home Inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. Recently had my home inspected by Bob. After I have moved in, I found that my furnace was leaking gas, so the gas company came to shut it off. Today (around a month later), I found that my AC does not work. He was very friendly and kind, but I am very disappointed as these are two major issues that should have been found.

Let me start by saying I have sold all four of the homes I have owned with no agent. Bob was not hired by myself but was chosen by the buyer in my most recent home sale. Bob was by far the most thorough inspector I have ever seen. He actually climbed on the roof to inspect the roof and was very systematic on evaluating major appliances, water cut offs, wiring, HVAC and then took time to look at many minor areas. Bob went has far to document maintenance items for the new owners so they would understand when and what items needed regular attention.

This is the second home I had Bob inspect...this time I was able to take off work and he showed me each area of immediate cocern, and things I can fix down the road. I was thoroughly impressed with his knowledge of every aspect of my future home. My boyfriend and I are currently in the process of purchasing our first home together. Obviously we were nervous and didn't know what to expect from a home inspection. Working with Bob Huska as our home inspector could not have been a smoother experience. Bob was professional, informative, experienced, prepared (he was on the roof inspecting and taking photos before we had even arrived), detailed and very accommodating.
As first time homebuyers, there is a number of things we would have never thought to inspect. He tested outlets, had water running in multiple ends of the house at the same time, tested the A/C and heat, inspected the garbage disposal, etc. Once he was all wrapped up, he even prepared an inspection binder outlining everything that was inspected

Similar story -- bought a home and had two home inspectors come in -- Bobs report was large and colorful with many photos, but did not include any report of obvious water damage and rot within the home as well as a number of other signs of damage, while the other inspector did. he also did not own up to this -- it seems he is in business to take photos rather than inspect homes...

Bob Huska's home inspection business cost me tens of thousands of dollars on a home purchase because he omitted major big ticket deficiencies that numerous contractors agreed should have been in his report (rotted decking, rotted stairs, loose railings,faulty hvac system,insect damage, weather stripping/insulation/door seals missing (home open to elements) as well as many other things inspectors are expected to note. I later found out Bob had private communications with the sellers of the home and our realtor.
