I really should have read the reviews before I moved in this complex! I moved in the complex 2019 the management had mild issues. Since Diane and her team has taking over it’s awful! There is trash everywhere and maintenance is awful ! My dishwasher has not worked in two months. I put in a work order and no one never looked at my dish washer. The maintenance staff assumed I need a part that’s on back order that they can’t get because of COVID. Ok so I ask what the part was because I was willing to buy it myself at Home Depot, Lowe’s and no one couldn’t tell me what part I needed. No one

THE PROPERTY MANAGER IS THE WORST MANAGER I EVER SEEN! WE WERE SHOWN A UNFINISHED UNIT AT MOVE IN. ASKED FOR IT TO BE COMPLETE BEFORE MOVING IN. DAY OF MOVE IN BLINDS WERE BROKEN STILL. FRIDGE WAS MESSING SHELVES. TUBS WERE NOT RESURFACED. CARPET WAS NASTY. HAD TO HIRE CLEANER TO COME CLEAN CARPET. ITS BEEN SINCE 9/16/2021 & ITS NOW 11/11/2021 AND NONE OF THE ISSUES HAVE NOT BEEN RESOLVED! DO NOT MOVE HERE

This complex is filthy! This complex caused me so much stress that it unbelievable! The entry ways , stair case, balcony are filthy.. this is not exaggeration! Disgusting! I have never lived in such a filthy complex ever and paid a huge price for that! I even had a horrible neighbor who contributed to my stress w/ lies and complaints to the office… and the office believed this "KAREN". This "Karen" called the police time after time to mask the issues that she was dealing with in her unit and blamed it on me, and bc she was a "Karen" she was given the benefit of the doubt and the office believed

The new manager Ms. West and her assistant mgr., Marissa and the
new leasing staff are so superior to those prior. They are professional AND pleasant to work with.
Yes, the property has problems that persist from previous mgmt, but they have hired a very involved and hands-on maintenance manager and this new staff is trying diligently to make improvements to the property and recognize their residents. Personally, I so welcome this change. I know once they get maintenance fully staffed it will work even better.

09/13 UPDATE: I went in to the leasing office and they said they would follow up with me same day. That was on 09/06. I don’t understand why a management team can’t do as much as a simple follow up. Still no washing machine for 2 months. I signed a 1 bedroom lease because it came with a washer and dryer. Their “temporary fix” was to tell me that they have a washing facility on site. I know they will rely on that the whole time I’m here. Please have this fixed. I don’t know how many more updates I’ll have to provide till this gets some attention.

Awfully slow to fix maintenance issues and the place is crawling in bugs.
Oh and they charged me for getting a rental verification form signed when I dared to try and find somewhere else to live.
Like sorry my 1500$+ rent wasn't enough for you. Absolutely petty.

I emailed one of the leasing agents back in May about the mailboxes continuously being broken into. Here we are in August and there has still been no response or resolve. Every time I go to check my mail, many of the doors are already wide open, allowing people’s mail and packages to be stolen at will. I’ve had multiple checks and important pieces of mail go missing and no one seems to care. If you are a resident here, I would advise you to have your mail sent elsewhere immediately.

I lived here for a year and the community had many issues. I encourage anyone considering moving here to weigh their options. Although it’s in a very nice area and close to everything it does come at a price. The maintenance team is very slow to respond and the staff in the office rarely answers the phone. At face value the apartment looks nice, however there are many improvements that still need to be made.

I recently moved into this unit 3 weeks ago and look how horrible the unit looks inside. No shelves in fridge (which means I cant even buy groceries to put In it) or oven rack. Roaches and to top it off a… horrible curry smell. Washing machine does not work. Have expressed the issues and have yet to be fixed! Every dwelling and corner is filled with dirt! I would not recommend this property.. or in particular this unit and building! side note: my leasing agent Arielle was amazing so I just wanted to put that out there. But the maintenance crew and cleaning company should be ashamed.. i don

Living here for 3 years. My AC stopped working today and it is 93 degrees OUTSIDE my thermometer inside reads 86 degrees, after having maintenance come check, they said no available parts until the next morning. No compensation or anything for having to put up with no AC in this hot weather, they expect you (personally) to deal with these issues. They put a temporary window ac which barely helps to keep it below 85.
The least that can be done is to compensate me for a night (a hotel room, airbnb, rent fees ~ ANYTHING). Last time this happened with the heater not working, I was left to to stay

My experience at The Atlantic Vinings was both pleasant and unpleasant. I loved my apartment home and my neighbors were really nice. My experience with the Leasing Office however, is the reason I chose not to renew my lease. Lack of knowledge and communication on their end resulted in me paying an additional $82 per month. Adding insult to injury, I was only notified of this on the day I signed my lease. I was shocked and upset but had no choice except to move forward as I had already given a "Notice to Vacate" to my old apartment complex. For compensation they provided me with a $50 gift card

After moving in November 2020, my roommate and I noticed a leak in our ceiling after the first big rain. We initially put in service request, but since we didn't receive a response I went to the leasing office. They swore us up and down back in November that roofers came out to fix our leak. Obviously, you can clearly see that was a lie. I put in multiple other service requests, but they were cancelled out rather than resolved. So, here we are leaving a review to warn future residents to not rent from them due to inability to follow-through with service requests. Fair warning. The most recent Service

NEVER RENT HERE EVER!!!!!! The property management team are VERY UNPROFESSIONAL, RUDE and NASTY. They will never pick up the phone to call you. They are email thugs. They hide behind an email and will never solve your issue or answer any questions. Stacy the assistant manager and Arnitha the property manager are absolutely awful. Stacy talks… terribly about the residents and copies the resident on the email thinking she was talking to her co workers. YES. I HAVE PROOF!!!! The maintenance requests are never answered. Don’t like the photos fool you. This is a terrible place to live.

This apartment complex is poorly managed. I lived there for 3 years, when the new property manager stepped in, the complex lost a lot of great staff. The new office associates that were hired had very poor communication and lacked general customer service. Upon turning in my notice to vacate at the end of my lease, there was no communication on… their behalf on what the next steps would be. I wasn’t greeted by an associate, I had to sit in the lobby, until I finally went to an office door and knocked. The associate sneered and said “Yes” with a disgruntled tone. I moved

Rock Creek is the best apartment society in Smyrna I have seen till date, best maintenance facilities, leasing officers are very co-operative. I must mention about Carolin as one of the finest leasing officer seen till date. She always put customers first and works hard to make sure your needs are taken care, a wonderful human being....I will miss my days in Rock Creek, moments to cherish for!!
