Avonlea Square

The staff here is FANTASTIC!

I have been here 8 years and have seen several staff changes in those 8 years, but they never fail in hiring the best of the best!

I will live here for another 8 years, if they will have me!

Nice place but most buildings are built on a slope. I counted 36 steps down to door just to walk up 2 more flights to reach customer. The mosquitoes are so bad here.

This neighborhood has really gone downhill. The leasing team is inadequate, management will enter your apartment without you to perform a walkthrough. Aggressive dog breeds allowed, one escaped for several hours and ran around the neighborhood until the owners family was able to capture it. Vehicles have been broken into and several vehicles have had their tires stolen. Very discriminatory practices by leasing staff. Terrible neighborhood.

Pros: Spacious apartments (living room and walk-in closet), clean (5-month in, never saw any roach) and the overall ambience is nice.
Cons: Price is a bit high, considering its location; floor is thin, sound-proofing is like nothing.
Personal Experience:
I have been living here for more than 5 months, the whole living experience so far is bad, not worth the price IMO. Sound-proofing work is useless. You can easily hear your neighbors walking and sometimes even them talking. I've been constantly disturbed by my neighbors' heavy steps and their kids running and jumping. No good sleep and no good

My fiancé and I moved here in May and we can honestly say we are so thankful we chose Avonlea Square to be our new community! We previously came from an apartment complex that didn't do half of what the staff here does. They are always attentive to what each resident needs, always respond to questions in a timely manner and host so many fun events for residents to get to know each other! They also make it possible for food trucks and vendors to stop by at least once a week. Again, I've never lived in a community that does that for its members. I can't say enough regarding the awesome team at Avonlea square team. I don't move in until later in the year but my experience has been awesome. Usually I do not really write reviews however I did read in the below regarding the management team or the leasing team rather something about racism. That has never been the case for me. I’ve lived at Avonlea Square for the past year and have loved every second of it! It is clean, safe, and has awesome amenities. Everyone on the management team is wonderful and any maintenance requests I put in are always taken care of quickly. Keep up the good work!

Clean, quiet, and safe place to live. I've been here a little over a year now and haven't had any issues. The office staff are always super friendly and helpful, and the grounds are clean and well-maintained. Units are in great shape, and service requests are always completed quickly and to specification. HVAC filters are changed regularly.

I love living here!!! The grounds are well maintained and soooo beautiful. The service department is extremely effective and work orders are resolved quickly. The staff in the office are professional and caring. I live in one of the two bedroom apartments and the first thing people comment on when they visit for the first time is how spacious it is. My family and I were on the market looking for a nice apartment community. We decided to apply at Avonlea Square Apartments on Roswell Street in Smyrna Ga. due to the location and apartment amenities. Leasing Agent Michelle was very misleading with our entire approval process. I'm very certain that my process at Avonlea Square Apartments is definitely a form of systemic racism towards people of color. We were definitely qualified however denied due to unfair practices supposedly based on the decision of a biased Office Manager name Stephanie. I would NOT encourage anyone of color to apply

These r beautiful apartments. I hv lived in a lot if apartments throughout my life, but these r best till now. Very spacious bedrooms and beautiful layout. Maintenance is so fast if you ever need them. Kitchens with islands, bathrooms with standing showers and bathtub boths, it feels more like home instead of apartment. Gym, pool, private trail area, park and very efficient office staff. We love this place and totally recommend it.

Avonlea Square is by far the best apartment complex I've ever lived at. The apartments are extremely spacious and the grounds are always perfectly kept. Have a maintenance request? No problem. They'll come within a day. Need anything else? The staff are the sweetest, most caring people. They will do anything and everything to make sure all of their residents are happy. Shoot them a quick email or stop by the office- you'll find what you need. My fiancé and I can't wait to resign!

I've been here for 3 years and I love it. The staff is great and always willing to help, stress free living. They are always looking to help out and correct problems. That's all you can ask for when living in apt community, it's never going to be perfect, but they work really hard.

This is by far one of the best apartment communities in and around. Everything is so very well maintained here. Right when you step inside the community, the space makes you feel as if this is a town home community, with so much space between buildings. We moved to this apt in Dec'17. This society is around 1.5 yrs old, so all equipment in the apt are brand new. From that point, our utility bills are very less. E.g. For 2BHK electric charges $60.00. Whenever I placed any request, within 24hrs it was taken care of. They change AC filter periodically. The whole day we get sunlight in all rooms. There is no need of keeping lights on during daytime. Huge nos. of parking spots. Another best thing is, there is not much up-down roads with in the society. It's almost like plain land. Its a great community so far that we have searched and lived in.We have been staying here for past 3years and enjoyed every bit of staying here. Absolutely helpful staffs and maintenance members.. The apartments are newly built , fully renovated.. Floor plans are well planned and nicely built..Spacious parking lots. This place is AMAZING! Avonlea Square Apartments sit in a quiet area;however, don't let that fool you. It is close to everything...The friendly staff and the monthly gatherings they plan for us residents are one of the many things that attracted me to this community. My favorite thing about living here is the peace and quiet! I work very long and crazy hours...when I come home to sleep, it is quiet and I am able to rest. The office staff is great and i love the well kept grounds. Actually, the entire staff,especially Shane and the maintenance staff are fantastic as well. I would definitely recommend this community to anyone looking for a quality place to live!

Let me be the FIRST to say that this place has honestly been my oasis. I've had the joy of being a tenant under the Quintus Corp. company for the past 6-years. From top (corporate) to bottom (frontline workers) these apartments have been unlike any other place I've lived in since living in Atlanta. Let me get back t to Avonlea Square. It amazes me how some people can speak poorly of this location. I'm under the impression they were either told "no" about something that was valid or expected someone to bend over backward, do a cartwheel, and do a handstand.

Management is very unprofessional and rude. During the time of move out, they were very unprofessional in ensuring the process was easy as well as not being fully forthcoming about the hidden fees.

Excellent customer service, quick turnaround times for maintenance issues (both personal and site wise), the grounds are kept in stellar condition, amenities are plentiful, and the monthly community activities are endless! The property is still fairly new. So, you get all of the cleanliness and updated layouts of today's modern apartment communities, but for a much better price! Love this place! The staff and managers are all awesome people! I used to live here for 8 months, they were always attentive before I moved in, Rosi and Alex helped me and knew me by name before I signed the contract, I am from Mexico and this was my first time signing a leasing contract, it was clear and simple, they had the patience to go over the clauses as many… times I needed and kind to answer my questions.
My experience of living in Avonlea was pleasant and comfortable, I never had a problem with my neighbors, the complex was always clean, but most important it was safe at any time of the day or night
