FEES: Fees can range from 5% - 8% of gross rents, but 6% is the average fee. For higher end units with greater rent amounts this fee is negotiable at a lower rate. For most single family homes, individual units or smaller multi-unit buildings we can negotiate a flat monthly fee. All our fees are competitive and we will do our best to work within your budget.
We also offer Real Estate Investment Consultation Services for those looking to purchase an investment property. We will inspect the investment property and offer a detailed cash flow analysis showing projected property income & expenses with projected: ROI, Cap Rate & Net Monthly Cash flow based on sales price, property condition and financing options.

Excellent family-run property management business. They manage 7 rental units for me. In addition to being property managers, R&M are also property owners/investors themselves, so they understand the business from a landlord and a tenant perspective. They also have a strong construction/rehab background so are hands-on with repairs, maintenance and property updates. Highly recommended.

I moved to the West Coast and needed someone to manage a single family home rental for me. Rick has done a great job for almost two and half years. I wanted a "set it and forget it" experience and Rick made that happen. There were several maintenance and breakdown issues that came up and Rick handled them flawlessly. My tenants told me how professional, courteous and responsive Rick was. There is no reason to consider any other property management firm.

Had a terrible experience through Marc in which a house I tried to rent fell through. They had given me a deadline to check numbers on my end and get back to them before noon the next day--I contacted them BEFORE the said deadline with the intention of moving forward--only to be informed they had given the house to someone else. I had already gone through credit check, paper work, and everything. So the promise of time I was given was broken. Their rebuttal was that "it's a competitive process." Well then why bother making the promise to me in the first place? Perhaps in the future, don't tell
