Hillcrest Property Management is a full-service property management company providing homeowner association, townhome, and condominium management services to the Chicagoland area. Hillcrest Property Management is the only community property management company with a designated Property Inspector. The Property Inspector is available to supervise capital projects for associations at an additional fee for eligible associations.
At the core of managing a condominium association is the close proximity in which residents reside. Fairness is key to keeping the peace. Among the types of homeowner's associations, condominium property management is the most complex, and comes with the most risk for the association board. For an association, the more common areas there are, the more rules, regulations, and maintenance is required.

One would assume that a company or business that receives numerous complaints from the people who pay their salaries would simply make an attempt to improve their services by revamping or "draining the swamp".

If I could give zero stars I would. The response time, if they respond at all, is deplorable! Simple questions asked go completely ignored. Notices required by our bilaws to be sent in specific time frames are not followed through. They don't hesitate to send out other notices though. The notice of special meeting of our board to sue a homeowner for their fence was promptly sent out. The notice to cease and desist that I received after the homeowners had a special meeting was sent out within days. I have NEVER worked with a company so unresponsive as Hillcrest Property Management. My opinion is that the TAT for responding to inquiries is unacceptable. The outrage and frustration I have for this company is fueled by our high HOA fees - the service we receive does not match the high cost (I am aware that there are building maintenance fees, etc. used in our HOA).
I have submitted a move out request a week ago and I have not received a confirmation or response that it is approved. I have movers coming and paid $1300 for them and I may have to cancel and incur a cancellation feel. I also

It's difficult for me to express my outrage and frustrations with Janice Collins.
Our small townhouse complex switched property management companies less than two years ago. Ms. Collins is our designated property manager. Communications with her since have been an exercise in, well, miscommunication and lack of timeliness. I disagree with the post who said her customer service skills are outstanding; that has NOT been my experience.

While I enjoyed living in the Shorewood property, Hillcrest Property Management's incompetence was incredibly frustrating. I spent a month in the summer of 2019 with no hot water, and then in January of this year my kitchen sink did not drain due to an issue with the pipe in the wall between units and HPM did not respond to my complaints or those of my landlord. I moved out in September and paid the required move-out deposit and have not received a refund. I have contacted the correct person at HPM multiple times asking for a response and have not heard back. I would not recommend HPM properties

Hillcrest Management Company is awful. I live in a condo building. Not exactly sure what they do, but they don't create a harmonious atmosphere(I read that in a management company job description.) instead, we have an HOA telling us that we own an ~$6,000 special assessment. We just had a special assessment of $33,000 each, 3 years ago. My unit is worth about $135,000. I try to talk to Steve and he's telling me how the board has the right to approve a special assessment. Amazing people to work with all around. Everybody in their office are responsive and friendly. All really good people too, so it's easy to work with them. In my opinion, Hillcrest Property Management is contracting a lawn service and TruGreen for too frequent chemical spraying of our property at Thornwilde. It's a fact that spraying was done in August, September, and they want to spray the property in October. The property manager parrots, It's in the contract. My question is; who is profiting from allowing so many chemical applications to our property? Furthermore, it seems there is no thought for the health and well being of the creek, the people, or wildlife that lives in Thornwilde.

My husband is a fairly new board member at a property managed by Hillcrest. He has previous government experience and is appalled at how long it takes to get any document. Judging from the other comments here, it's obvious the other board members did not do due diligence in selecting a management company.

Wonderful company and service. I had a discrepancy on my account and I couldn't get ahold of the book keeper after several calls. I was eventually connected with a woman named Jan. Within a few short minutes, my issue was solved. A big thanks to her! From now on I will go through her to help me with any problems I have.

I've been talking to Scott for over the last year and more. I have the emails to prove it. Per the board it's the structure of the balconies that's causing the problem something they knew before I purchase. All they do is pass the buck. NO one wants to take responsibility for what's happening but I have to live it. How is that fair? My livelihood and fate is up to a group of individuals that don't have to look at the problem. What will they do when these balconies decide to collapse because of their negligence???? You

This management company is very slow to respond to problems in our building. I live In Meadows Condo.
There was work done in the building hallways and wasn't finished for months. the wallpaper needed to be replaced and painting needed to be done. Also lights out in stairwell for 4 months and has not been replaced. It has been reported several times. The rep for our building is the least noticeable person i have ever met. They really need some education if they are going to be in this business.
